Hideaway Cove Getaway
This is the greatest lake escape and Hideaway in Granbury! You will be right off FR 51 and be within 6 minutes from Granbury's Historic Square where you can indulge in eclectic boutiques, local dining or catch a quick live show at the Granbury theatre or Opera House. This house is built for entertaining it has a covered patio over looking the boat dock that is perfect for your boat or for cooling off from the summer heat by jumping off the dock for a quick dip in the lake!
This Property is located in a very strict HOA. Guest must adhere to all rules listed below.
Smoking
No smoking or vaping is allowed inside of the house. If you must smoke, be sure you are not near windows or doors and pick up any butts or ashes. Please be considerate.
Recreational Drugs
Not permitted! If you are not from Texas, be aware that marijuana is not legal here. If the neighbors or HOA become aware of any drug activity, it will be reported, and rules and laws will be enforced.
Alcohol
Enjoy in moderation if you like, but please keep in mind that alcohol and boating/swimming can be a deadly combination.
Fireplace
The fireplace should not be used as it will leave the house with smoke for several days. However, feel free to use the firepit outside!
Noise
Sound travels great distances over water. If using the outdoor speakers or having a party on the patio, please use care to not turn the volume up loud. Volume should not carry past the porch and backyard.
Locked Closet
The master closet is locked and reserved for owner’s use. Please do not pull on the door or try to pick the lock.
Maintenance Issues
If something breaks or does not work, contact the property manager immediately. Do not try to repair on your own. If the property manager cannot get there quickly, a qualified service technician will be dispatched.
Water Leaks
If you detect a water leak, call the property manager right away! If you are able, turning the water off at the main line would be appreciated. The connection is by the mailboxes and the turn off wrench is stored in the garage.
Water Heater & Electrical Issues
The water heater is in the garage. The breakers are also in the garage. Call the property manager if any problems with the water heater or power arise.
Vehicle Parking
Laguna Tres has narrow streets and some streets do not have cul-de-sacs. Please park vehicles in the driveway and/or garage. If additional parking is needed, parallel parking in front of the house is permitted. However, there are strict rules for this parking option.
1. Vehicles must be facing the right direction (west).
2. The driver’s side tires should be the only part of the vehicle on the street. Passenger side tires should not be any further into the front yard than the flat yard marker rock on the left side of the driveway.
Parking or driving anywhere in the yard is absolutely not allowed! There are two septic tanks buried in the yard and you will be charged for any damage to them.
Boat Trailer Parking
The HOA prohibits visible boats or boat trailers in Laguna Tres. Do not park boat trailers in the driveway or along the street for more than a few minutes. This is a major violation of our HOA!
Please see the section in this booklet entitles “Boat Trailer Parking” for more instruction on how and where you may park your trailer.
Stairs & Handrails
The steps from the upper terrace to the lower terrace are made of irregular mortared stone. Please be careful going up and down and the stairs and hold onto the rails.
Personal Boat & Lift
Guests that use the boat lift assume all risk of damage to property or persons. Do not attempt to use the boat lift unless you have knowledge of operation. Do not swim under the boat when it is on the lift.
Boat Tie-Up
If you choose to tie a boat to the dock along the channel, you assume liability for damage to property or persons. Tie your boat securely, use bumpers, use care entering and exiting, and do not impede channel traffic.
Personal Jet Skis & Lift
Guests that use the jet ski lift assume all risk of damage to property or persons. If anyone is injured or you damage the lift, dock or your jet ski, you are responsible. It is not a toy. Children are NOT to play with the jet ski lift.
The cradle is raised and lowered by turning the wheel. Never lower the cradle below what is needed for a jet ski to float off. Lowering to the bottom can run the risk of issues with the cable winding mechanism.
When not in use, the cradle must be raised above the surface of the water. If left below the water line, unsuspecting boaters could hit it. This also hastens deterioration of the skids.
The lift may not fit wide or long jet skis. DO NOT use the lift of your jet ski has taken on water. Please use common sense. If your jet ski does not fit the lift, tie it up to the dock.
If the jet ski lift is inoperable, which is sometimes the case, there will be tape or a sign affixed to it, providing the owners are aware of the issue.
Dock Fishing
Do not leave rods unattended. A fish will take the bait and the rod. If there are rod holders, use them. Use care not to cast your line into the boating lane.
Kayaks
If you take on the risk of bringing and using kayaks, it is recommended that you enter and exit using the ladder on the dock. Be very careful and wear shoes in case you touch bottom, as there may be rocks, sticks, fishing hooks, etc.
You must wear a life jacket.
Never go on the main lake. Waves can easily upset the kayak. Boaters and jet skiers can generate considerable waves and they are not likely to see a kayak in time to avoid collision. Stay in the channels and give the boats the right of way. This is not the place to learn how to kayak.
Use of the channel
The channel the boat dock is located in is strictly a NO WAKE ZONE.
Boat Trailer Parking
Guests are welcome to tie their boats up to the dock.
The closest boat launch is directly across from the subdivision entrance in Hunter Park, a facility operated by Brazos River Authority.
There is no cost to a boat and the trailer and/or towing vehicle may be parked there as well. Most guests choose to do this. It only take a few minutes to drive the boat to the house from here.
Guests that prefer to have their trailer at the house MUST adhere to the HOA rule that boats and trailers are not to be visible from the street. If you do see a boat or trailer, odds are it is either in violation or being given brief tolerance for cleaning, servicing or loading before use.
There is an area to the west of the house behind a double gate where a boat trailer may be parked.
ONLY TRAILERS MAY BE PARKED IN THIS AREA!
The trailer must be unhooked from the tow vehicle and pushed into the parking area, guided between the stones in the front yard, through the gate. Taking care not to hit the air conditioner adjacent to the house.
The neighbor to the west has a low brick wall and the neighbor across the street has very soft soil and septic lines near the street. Weight from any vehicle driven in our yard or the neighbor’s yard will damage the septic systems and the minimum replacement cost is $15,000.
Be sure to measure the width of your trailer to assure it will fit. Most trailers for boats that are 22’ or less will fit.
Again, DO NOT attempt to maneuver a trailer attached to a tow vehicle through the gate!
Septic Rules
Thank you advance for following these few rules to help keep our septic system in good working order:
Grease/Cooking Oil
Do not drain any grease/cooking oil into the sink. Instead, please drain into a sturdy container and put in the trash.
Solid Food Waste in Disposal
The garbage disposal finely shreds most foods, but eggshells, onions, lettuce, rice or similar food waste must go in the trash.
Moderate Water Usage
Please refrain from taking excessively long showers and/or running both showers, the dishwasher and the washing machine all at once.
Note: As mentioned in previous areas of this guide, in times of significant rain, the septic may not be able to drain effectively. This could cause the washer’s drainpipe to “burp” a small amount of water out onto the floor. If this occurs, limit washer usage as much as possible.
