Welcome to the Edgewater Beach Resort; the only full-service resort in PCB where you can lounge on the beach, grab a drink at the tiki bar, eat dinner, take a dip in the pool, play golf, tennis or pickleball without leaving the property. Amenities include an Executive Par-3 Golf Course, 10 Plexicushion Tennis Courts, 5 Pickleball Courts, 10 Shuffleboard Courts, 11 pools (10 heated seasonally), & 4 hot tubs.

This one-bedroom villa overlooking Edgewater's 3-par golf course is perfect for a beach getaway. The bedroom is equipped with two queen beds ideal for families with children. For those wanting extra sleeping space, there is a sleeper sofa located in the living area. You will love the updated royal blue full-sized kitchen to cook breakfast or family dinners during their vacation. Coffee is more enjoyable when you can drink it on your private balcony every morning. The villa includes two bathrooms, one with a double vanity so you don't have to share the mirror. A washer and dryer are included in the unit if you decide to get a head start on your laundry before returning home. This charming villa is waiting for you to make lifelong memories of a vacation at one of the world's most beautiful beaches with all the amenities within walking distance you'll need for the entire stay!

All guests will have to register and pay a registration fee of $50 through the resorts website before arriving for check-in. Required information includes guest name, arrival/departure dates and vehicle information. A second vehicle access passed can be purchase for an additional $30.
When guests arrive, please use left lane and provide the name under the registration to receive your access pass. Security can check for suspicious activity such as pets or underage renters when checking in.
After your initial arrival, you may use the right lanes for speedy access to the property.
If you have to cancel after registration, visit the website and complete the Registration Revision Form. Refunds will be issued less $15 to cover fees.

Guests get access to the entire villa. Each section has a dedicated pool. There are also several community pools. While on property guests must wear the wristbands located in the villa.
During your stay guests can also use the golf course for an additional fee. Contact the club house for more details and to schedule a tee time.

Local nearby owners with multiple properties in the neighborhood available for emergencies during your stay. You will receive check-in instructions and your door code within 24 hours of arrival with all property details & stay instructions.

The Edgewater Beach Resort is located in Panama City Beach, a small beach community in Northwest Florida. This resort is nestled in the middle of all of the action with dining, activities and special attractions all at your fingertips. Those wanting to relax on the beach can just walk down to the property and they are steps away from beautiful white sand and world-famous sunsets. Many shops, restaurants bars and land-based activities are all within walking distance from the resort. If you are looking to explore, Shipwreck Island Waterpark, fishing charters, scuba diving excursions, dolphin tours, & Pier Park are all only a short drive away.

Restaurants and shopping plazas are all within walking distance from the resort. For those wanting to get out and explore most restaurants, retail centers, parks and other activities are all within a short drive from the resort. Scooter and golf cart rentals are a short walk from the resort and some places offer delivery options.

Each town along 30A has its own unique identity, so we encourage you to explore them all!

Home Truths:
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Please be sure to read and follow all house rules.
- You must be 25 years or older to book this home.

Parking Details:
- All units must be parked in their assigned space and unhooked from the vehicle at all times.
- All units must display a parking pass with the owner’s name and unit number in the windshield or front wall. Passes will be provided by security and posted by the vehicle owner. A fine of up to $100 per day may be imposed if the pass is not visible.
- All guests will have to register and pay a registration fee of $50 through the resort's website before arriving for check-in.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
