To be completely honest, we felt like the property was misrepresented a bit, both by the pictures and the listing. We paid (at least) $75/night more for this specific house (even though it's a ways from Newport) because the photos gave the impression of beautiful, well worn, easy beach access, not to mention it was listed as beachfront. Oceanfront for sure, breathtaking view. But beachfront? Not so much. Chunks of broken concrete, slippery clay, thorny vegetation. I literally slipped and fell when I attempted it, slid down the entire embankment all the way to the sand. My wife also slipped and hurt herself when she tried going down, so we had to travel to get to any beach area, such a waste. Inside the house-the windows that open are so small we couldn't even hear the waves, wood floors are splintered in places ( had a couple close calls, sticking in socks) only a loveseat and a rocking chair for living room seating, the TV's are in the bedrooms, so you have to watch on the bed, the thermostats wouldn't shut off properly, needs some real TLC. But we would've overlooked all of that (and been completely content) if we could've gotten to the sand, because that's why we picked it. Amazing view, but the beach access really interfered with the enjoyment and use of the property. And, of course, to rub it in, the neighbors had a nice wooden staircase going down and wouldn't let us use it. I'm sure the owner/manager won't be happy to read this, but it's all true.
