This spacious 5 bed, 3 bath home located on the prestigious Highlands Reserve Golf Community consists of a formal dining room, formal living room, large open concept family room facing the pool, fully equipped kitchen and breakfast nook, laundry room with washer & dryer.

Conveniently located at the northeastern corner of Polk County in Davenport Florida, this spectacular luxury vacation home is ideally positioned near the world famous Disney theme parks, shopping centers and entertainment areas. Within Highlands Reserve, there are many amenities in which our guests are able to enjoy themselves. It is a family friendly community with a communal pool, tennis courts and a playground. A short five-minute walk and you will arrive at the club house of the champion Mike Dasher designed Highland Reserve Golf Course. This is a privately owned course that is open to the public and will challenge all levels of golfers.

This property is situated in the Highlands Reserve Golf Community, situated off the 27 Highway and offers easy access to Disney. It is also the perfect base to visit Seaworld, Legoland, Universal and East and West Coast Beaches with Kennedy Space center to the East and Cocoa Beach and Clearwater, Tampa to the West and the Gulf of Mexico

Regal Palms Owner Associatoin charged a Daily RESORT FEE of $15.00 per day plus tax applicable to ALL Townhome reservations. The fee is payable at upon arrival. Pool Homes DO NOT OFFER Resort Access.

THERE IS AN ONE-TIME DEPARTURE CLEANING FEE FOR ALL RESERVATIONS.
THE FEE IS USD 89.00 PLUS TAX FOR TOWNHOEMS and $105.00 PLUS TAX FOR POOL HOME RESERVATIONS.

- No one under 21 admitted unless accompanied by an adult.

LOCAL ACCIDENTAL DAMAGE WAIVER: This waiver will cover minor accidental damages reported to the property. The cost is USD 45.00 + tax for all stays. Any unreported or malicious damages will be charged to the credit card provided for your reservation.


SELF-CATERING INFORMATION
PRIVATE POOL HOMES ARE SELF-CATERING. Each home offers a fully equipped kitchen including cookware and dining utensils, plates, bowls, cups and glasses, refrigerator, stovetop/oven, microwave, coffee maker, toaster, and dishwasher. Bath, hand towels, and bed linens are provided. We do not offer any cleaning supplies for the home, but there is a washing machine, dryer, mop, broom, dustpan, iron, and ironing board in each unit. A first supply of toilet paper and a set
of garbage bags are also provided. No pets are allowed.
- Some helpful items to bring are as follows:
Paper towels, napkins, additional toilet paper and garbage bags, dishwashing and laundry detergent, washcloths, Coffee and coffee filter, hand and body soap, shampoo/conditioner, toothpaste, toothbrush and mouthwash, and other personal incidentals
- For your grocery needs, there is a Publix Super Market conveniently
neighboring the resort.

MAID SERVICE
- Daily maid service is not provided. Homes are self-maintained and will be professionally cleaned upon departure.
- THERE IS An ONE-TIME DEPARTURE CLEANING FEE FOR ALL RESERVATIONS. THE FEE IS USD 89.00 FOR TOWN HOMES AND USD 105.00 FOR PRIVATE POOL HOMES. THIS FEE WILL BE COLLECTED PRIOR TO ARRIVAL.

CHECK-IN / OUT: Check-in time is after 4:00 p.m. and check-out time is 10:00 a.m.
Due to the unique accommodations at our resort, both Town Homes, and Private Pool Homes are available for check-in only after 4:00 p.m. (If you make a reservation the same day of arrival, check in could be as late as 6 pm.)

Early check-in can only be guaranteed by booking the previous evening. Please note that there are no refunds provided for early departures. There is a late check-out fee of up to USD 300.00 if arrangements are not made in advance with the front desk. Late check-out is subject to availability and cannot be guaranteed.
