Guests are free to enjoy a lavish rooftop terrace with a Jacuzzi and outdoor kitchen, a ground-floor patio with a firepit and outdoor shower, a ten-person dining table, gym, office, games and more.
The Space
On the first floor, you’ll find:
• A spacious, open-concept living room with floor-to-ceiling glass doors that slide open to bring the outside in. Enjoy a plush sectional, electric fireplace, 75-inch Smart TV, chess set and cozy blankets
• An expansive walk-out patio with a sectional, firepit and outdoor dining table. Enjoy lush, manicured gardens that encapsulate the property, creating a sense of privacy and serenity
• A ten-person indoor dining table - perfect for entertaining. Four more can dine at the spacious kitchen island nearby
• A fully-equipped kitchen with a floating center island and top-of-the-line Wolf appliances. Enjoy a wide variety of cookware and utensils, Nespresso and drip coffee machines, a wine fridge and other kitchen essentials.
• A bright ground-floor Queen bedroom with a spacious closet and private patio access (Bedroom 4)
• A richly-designed full bathroom, accessible to the nearby bedroom and the rest of the ground floor
• A garage with a gym area (including a weight bench and yoga mats), EV charging and a surfboard for guest use

The below policies are in place to safeguard the experience of our guests and neighbors, and to protect the property.
1. Max Occupancy: The property shall not be used by more than the number of adults and children listed in your reservation (up to an approved maximum of 8). [$200 fee for violation]
2. Min Age: Renter must be at least 21 years of age. Guests under the minimum age must be accompanied by a parent or legal guardian. Proof of age may be required.
3. Quiet Hours: Noise audible outside the property is prohibited between 10pm to 7am (as per the Los Angeles Noise Ordinance). The property is monitored for excess noise during this time. [After a first warning is given, a second noise alert will result in a fee of $300. A third noise alert will result in a $1000 fee and termination of your stay]
4. No Smoking: No smoking is permitted inside the property or in the pool/spa area. [$400 fee for smoking in these areas]
5. Pets: Number and type of pets (including emotional support animals) must be authorized by Verve and your pet fee paid before your reservation begins (as above). [$400 fee (per pet) for unauthorized pets]
6. Parties, events and commercial photography: Prohibited unless authorized by the host before your reservation begins. [$1000 fee for unauthorized parties or events and termination of your stay]
7. Candles and cooking elements: Charcoal grills, candles (or any other cooking/heat/flame element) brought onsite are prohibited due to fire risk. [$300 fee for violation]
8. Early Check-In and Late Check-Out: Please vacate the property on time so that our cleaners can prepare for the next guests within a tight time window. Early check-in or late check-out may be available for a fee if authorized at least 24 hours in advance (as above). [$300 fee for unauthorized late check-out for the first hour (past the 15-min grace period), after which the full daily rate will be charged and/or guests will be removed from the property]
9. Pool and Spa Use and Heating: Pool and spa are for use at your own risk between the hours of 7am - 12am, and children must be monitored. Pool and/or spa heating is available for a daily fee to help us cover steep energy costs (as above).
10. Damage: Renter is liable for any damage to the property or its contents that they may cause. This includes the replacement cost of permanently stained sheets or towels, and a $50 fee for replacement of a lost gate remote.
11. Excess Cleaning: Should the property be left in an unusually poor condition, an additional cleaning fee of up to $500 (or the actual cost of cleaning services) will apply.
12. Good Neighbor Policy: Guests shall not engage in illegal or disruptive activity, and will abide by all applicable parking restrictions and limitations.

Outdoor cameras (located at the front, back and sides of the house) are for guest safety and record only video, not sound.
A Minuit device inside the home monitors noise levels, temperature and motion to prevent safety issues and excess noise. Noise is only monitored through decibel levels (to notify guests and the host if it gets too loud), and not sound.
