Please note that our area experiences black flies from mid-May to mid-June. While these tiny insects are a natural part of the season, we recommend bringing insect repellent and wearing long sleeves for added comfort. Enjoy your stay and the beauty of nature!
--> Mud Season Notice: During March and April, mud season may occur depending on weather conditions. Driving to the property may require care due to muddy roads—plan accordingly!
--> Pats peak and Mount Sunapee are both a 30 minute drive from the cabin for skiing, snowboarding, and tubing.
--> Snowmobile trails can be accessed right from the house.
--> Important: The lake is generally good for swimming, but it can become quite mucky in front of our property, making it less ideal for swimming. However, we do provide two kayaks that you can use to paddle to better swimming spots nearby. Please feel free to reach out with any additional questions!
--> Property is conveniently located 12 min away from Pillsbury State park and 45 min from Keene
--> Pats peak and Mount Sunapee are both a 30 minute drive from the cabin for skiing, snowboarding, and tubing.
--> Make sure to take a picture or print check-in instructions and Wi-Fi info before leaving home as there is no cell service. Also might be a good idea to print directions.
--> This is a rural area and bears are occasionally seen. Please be aware and keep all food inside the home and trash in designated bins.
-> The property is 1.25 miles down an improved dirt road.
--> Make sure to bring your groceries on the way in as the nearest grocery store is 30 mins away in Hillsborough and there is a convenience store 5 min away in Washington.
--> Please note this property is best suited for kayaks, paddle boards etc. We do not recommend bringing motorized boats. Guest are not allowed to use the boat launch at Highland Haven Association due to regulations
--> Please keep in mind guest are not allowed to use any of the Highland Haven Association amenities such as Boat launch, picnic area or trails. However, there are public trails about 3 miles away on Valley rd.
--> For guest wanting to use provided kayaks please bring your own life jackets as we only provide a couple and we might not have your size. Also note you will need to sign/agree to liability waiver.

IMPORTANT: We have 6 exterior cameras in total. Including one doorbell camera, one on the backside of the house and one on the deck facing the driveway, 2 on the deck facing the front door and one on the back deck. They only record when set off by motion for small periods of time.

The vacation rental property you have selected (the “Vacation Rental”) may have additional rules, policies, terms and conditions that apply to your stay, which are found in the description section(s) of the Vacation Rental listing. Among others, this Agreement contains the following important terms: Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2). You are releasing JC Property Solutions LLC and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay (Sections 12 & 13); you are aware that traveling may increase your risk of contracting COVID-19. This Agreement requires claims to be resolved through Arbitration (Section 17). This Agreement contains a Jury Trial wavier and a Class action waiver (Section 19). PAYMENT TERMS & CANCELLATION. The total amount due, including the base rates, taxes, and fees are displayed on the checkout webpage for the Vacation Rental. A portion of your total payment may be due upon checkout, as indicated in the “amount to be charged now” line. The balance is due prior to arrival within the schedule indicated on the reservation webpage. Please review these amounts carefully. You may cancel your booking at any time, however, all amounts that have been paid prior to your cancellation will be non-refundable unless specifically indicated otherwise at checkout.
