The Space:
Welcome to the Channel Buoy Dock house, a 5 bedroom canal front home with close access to the beach and featuring lots of extra amenities not typically offered at many vacation rental homes in Ocean City, MD!

Beach access is easy. We located at the corner of Channel Buoy Rd and Coastal Hwy at a traffic light. Cross at the light and the beach access is right there.

MAIN LEVEL OF HOME

- KITCHEN: Well-Equipped Custom Kitchen easily accommodates cooking for 14 guests;
- HALF BATHROOM: Half bathroom off kitchen with additional access from first floor bedroom
- COURTYARD PATIO, OUTSIDE SPACE: Off the living room enjoy our deck with seating, the courtyard patio with firepit and dining, and access to the fenced in yard and dock.
- STORAGE: In the garage (which is used for storage) you'll find 14 back-pack style beach chairs, beach cart, 4x cruiser style bikes, extra refrigerator, and other fun items.
- DINING AREA: Dining area between living room and kitchen seats 6 gueswts, kitchen island seats 4 guests, and kitchen pub table seats 4 guests;
- LIVING ROOM: Large Smart TV (2x QUEEN SLEEPER SOFA)

- GAME ROOM: Game room with a shuffleboard table, air hockey table, game table and TV

BEDROOM ARRANGEMENTS:

MASTER BEDROOM (2nd Floor): Features a king size bed, SmartTV, Couch with full size sleeper sofa, Full bathroom, and balcony with seating overlooking the backyard, dock and canal.

2ND BEDROOM (2nd Floor): Features a queen size bed, SmartTV and balcony with seating overlooking the front entrance of the home.

3RD BEDROOM (2nd Floor): Features a Full over Full size bunk bed, Smart TV

4TH BEDROOM (2nd Floor) Features 3 Twin size beds with access from top of the main staircase or through the 5th bedroom. SmartTV

5TH BEDROOM (1st Floor) Located off the game room with a twin size bed over a queen sized bed bunk bed and SmartTV.

PARKING:

We accommodate 4 Parking Spaces. Two spaces in the front of the home in the driveway accessed from Channel Buoy and 2 spaces in the driveway accessed from Coastal Hwy. STREET PARKING IS BY PERMIT ONLY OVERNIGHT

The Neighborhood:
We're located at the end of the canal at the corner of Channel Buoy Rd and Coastal Hwy. Beach access is located directly across the stree at a traffic light for easy beach access. There's plenty of local favorites nearby including restaurants, entrainment, beer/wine/liquor stores, and gas stations.

Getting Around:
You'll have 4 parking spaces for you during your stay. A bus stop nearby gives you quick access to enjoy a night out without a worry of driving late. Uber is also available.

Other Things to Note:
***The PRIMARY GUEST must be at least 21 years of age to rent any of our properties and no one will be given the keys or access code to a property that is under the age of 21.

Family Groups, family gatherings, are welcome as long as the max occupancy is not exceeded, no parties, or disruption to neighbors and residents. Residential areas of OC have strict enforcement to occupancy rules for vacation rentals. We want you to enjoy yourself and at the same time respecting the property and neighbors and residents.

Guest service agreement is generated and sent after booking with additional details about your stay. 48 hour free cancellation policy after booking unless it is less than 2 weeks prior for review of our rental agreement.

GUEST LINENS & TOWELS PROVIDED:
Guests are provided our premium linens as part of your stay at no additional cost! Includes bed comforters, fitted sheets, top sheets, and 4 sleeping pillow cases for our Full & Queen Beds & 2 Sleep Pillows for twin beds). Comforters are provided. We also provide 2 bath towels, 1 hand towel. 1 wash cloth per guest.

PET FRIENDLY PROPERTY POLICY:
This is a pet friendly property. There is a non refundable fee of $150 for each pet registered to stay during a reservation. Active vacation records are required to be provided for each registered pet. The pet fee is not a cleaning fee as guests are required to clean ANY mess from their registered pet. Damage insurance does not cover pet damage and guest is responsible for any extra cleaning, damage or issue caused by the registered pet. Failure to register your pet is a violation of our house rules and subject to termination of the reservation without refund.

DAMAGE INSURANCE WAIVER: After booking your reservation, you will be charged a non-refundable fee of $89 for a damage waiver policy in lieu of a security deposit. This is separately charged unless it is included in your reservation total. Questions? Please ask before booking.

To truly enjoy a vacation, most people don’t want to worry about the occasional drink spill or scuff on the wall, so IN LIEU OF A SECURITY DEPOSIT, Nolen Vacation Rentals offers a non-refundable damage waiver fee that excuses you from accidental damage to the home, which covers up to a maximum limit of $5,000 per home (all accidental damage should be reported immediately). This fee is in addition to the rent. Upon receipt of the damage waiver fee, the owner will release the guest from liability for accidental damage up to $5,000.

EARLY CHECK IN AND LATE CHECK OUT is limited to availability as there is a lot of features offered, cleaned, and set up for your arrival. We have a lot of features and extra amenities we offer to our guests, takes longer than most properties to get ready. If the home is ready earlier, we'll activate your door code earlier.

CHECK IN: Standard Check In is 4pm or later... Early Check In is 1pm for a $125.
CHECK OUT: Standard Check Out is 10am or earlier... Late Check Out is 12pm for $125.
