Simple Pleasures is a quiet family retreat in Pinetop. This picturesque 3 bd / 2.5 bth log DUPLEX sits on a quiet street in the Bear Run community (HOA restrictions apply to all guests). Great for small families. Easy access to the White Mountains of Arizona as well as easy proximity to restaurants, lakes, golf and ski areas (Sunrise Ski Resort is 25 minutes up the road). 1 king ensuite (down), 2 queen bedrooms (up) with a shared full bath. NOTE: Between Nov 1 and January 6, we leave some Christmas decor up. If you prefer a home with NO Christmas decorations, this may not be the place for you.

★ 𝗠𝗔𝗜𝗡 𝗟𝗘𝗩𝗘𝗟: Soaring ceilings in the great room are sure to impress. Gather around the fireplace for family movie night, games, or quiet time with a book. The front "prow" of the cabin was designed to maximize the light and view of the tall pines.
Open-concept kitchen. Whether you want to cook your feast from scratch or just microwave-and-go, we think we’ve got you covered.
The main floor king suite features a smart TV, comfy memory foam mattress and a master closet. The large private bath has a private commode closet, and a separate step-in (small lip) shower.
★ 𝗨𝗣𝗣𝗘𝗥 𝗟𝗘𝗩𝗘𝗟: In the landing area, you find a 4' foam (bean-type) bag, some children’s books in the TV stand, and a small television.The upper bathroom offers a tub and shower combination. The queen bedrooms (x2) boast cozy beds with comfortable memory foam mattress toppers and bedside lamps with usb ports.
★ 𝗟𝗢𝗪𝗘𝗥 𝗟𝗘𝗩𝗘𝗟: Family/great room with a 55" (all TVS, new May 2024) ROKU TV and comfy seating around the gas log fireplace for those cool nights. The adjacent kitchen has a full-size refrigerator, electric oven/stove, sink, dishwasher, and microwave.
A king suite is located down the hallway from the great room. The lower level space includes a powder bath (commode and sink), and a laundry room with an exterior, side door entrance.
★ 𝗢𝗨𝗧𝗗𝗢𝗢𝗥 𝗦𝗣𝗔𝗖𝗘𝗦: Simple Pleasures is a DUPLEX. Currently, the adjoining unit’s lot is NOT separated by a fence (planning stage), though the backyard amenities we offer are NOT shared with the adjoining unit. Relax by the fire “pit” table under the stars, or at the picnic table and barbecue grill area. The side drive has ample parking for up to (max) 3 passenger vehicles. The HOA prohibits trailers and campers on the street or in the driveways. The detached garage is not accessible to guests.

The HOA rules require quiet hours of 10pm - 7am. We hope that you create cherished memories during your stay at Simple Pleasures and treat this cozy retreat with the care and respect it deserves.
★ 𝗜𝗠𝗣𝗢𝗥𝗧𝗔𝗡𝗧: HOUSE RULES
► This is a MOUNTAIN home. Guests should anticipate driving on MOUNTAIN roads. Although these roads are paved and maintained, 4WD or AWD vehicles and/or chains may be necessary during winter if there is an abundance of snow or ice.
► One hundred percent (100.00%) of owner-received booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
► This cabin is child-friendly but is NOT child-proof. The property is NOT FENCED-IN so children must be watched by a capable adult while outside.
► This cabin does not offer daily cleaning or maid service. You will be provided towels, linens, and a STARTER supply of soaps, dishwasher detergent, laundry detergent, toilet paper, paper towels, and trash bags.
► Guest is responsible for clean-up of all grill debris, residue, etc. Please be kind and respect the guest coming in after you. Please let us know as soon as possible upon arrival if the grill has NOT been cleaned.
► No Grills or heating elements of any kind are permitted on the front deck (we know our neighbor allows this. We do not, for insurance purposes).
► The cabin is in a wooded area. Despite having a regular pest control program, it is possible to see and/or get crawling and/or winged pests both outside and inside. Please ensure that unscreened doors and windows are kept closed at all times, and never, under any circumstances remove any screens. Never leave food items in vehicles and never leave food, leftovers, or trash outside. All garbage should be bagged and stored in the containers provided.
► Sightings of bears, deer, reptiles, birds, raccoons, and all kinds of insects and arachnids can be expected and are NOT grounds for cancellations or refunds. Guests agree that they are not entitled to, nor will seek compensation of any kind, including partial or complete refunds for any such sighting unless a preventable infestation within the owner’s control is documented by a professional pest control service.
Feeding wildlife is strictly prohibited.
► No refunds will be given for weather events, fear of driving on mountain roads, change of plans, or life events. We strongly recommend “Cancel-for-any-reason” Travel insurance.
► Third-party amenities, such as electricity/water, satellite TV, and internet are beyond our control. In the event of service interruption beyond our control, Guests agree that they are not entitled to, nor will seek compensation of any kind, including partial or complete refunds for any such interruption.
► This property is listed on various online platforms, each having its own distinct policies, terms, and conditions. The policies stated in the Rental Agreement will take precedence over any other policies mentioned in the booking site's listing that you may have utilized to book or inquire about this property.
► Rates may vary across platforms and are subject to dynamic updates. Sales, discounts, and specials (if available) are applicable to new reservations exclusively.
► NO SMOKING. Do not dispose of any smoking or vaping items on the property, UNLESS it is in a safe (unlit and room temperature) and appropriate manner within a trash receptacle.
► NO PETS. NO EMOTIONAL SUPPORT ANIMALS.
► NO OCCUPANCY ABOVE STATED LIMIT (6 total, regardless of age).
► MUST be 25 or older to book, sign the Rental Agreement & present a valid photo ID within 48 hrs of booking.
► All adult guests (over 17) full names and contact information must be provided to owner in writing prior to check-in (HOA regulation).
► Make, model and license plate information must be provided prior to check-in (HOA regulation).
► Ensure that the property, common areas, and appurtenant areas are kept clean, safe, and sanitary.
► Dispose of all rubbish, garbage, trash and other waste in a clean and safe manner.
► Do not flush wipes or feminine products (toilet paper only, please) in any toilet. Do not dispose of grease in drains.
► Do not remove or relocate (move) any furniture inside or outside of the home.
► Do not apply aerosol (spray) sun cream/sunscreen or insect repellent inside the home.
► Do not sit, stand, or climb on any railings on the property (inside and/or outside).There are stair railings and high, wide ledges inside the home. Climbing on, across or over the stair railings or any ledge for ANY reason whatsoever is strictly prohibited.
► Do not leave windows and doors open while the air handler (HVAC) is running.
► Do not deliberately or negligently tamper with, destroy, deface, damage, or remove any part of the property or its contents and/or amenities, or render inoperable the thermostat, outdoor cameras, televisions, internet devices, speakers, smoke or carbon monoxide detectors.
► Guests are responsible for all damage, defacement, or removal of anything on the property that is in your exclusive control.
► Please leave the property in the same or similar condition as when your booking began, except for normal, reasonable wear and tear, which we understand and expect.
► Please report any and all concerns and/or necessary repairs/replacements of any item to the Owner immediately upon knowledge, and/or prior to departure.
► Do not enter or disrupt in any way locked closets or storage spaces.
► Please follow all other ordinances and rules as set forth by municipalities and governing bodies of Pinetop.
►Guests who book stays longer than 14 days are required to receive general mid-stay housekeeping services (typically, at least every 14 days, minimum). This service is included in the guest’s one-time $175 cleaning fee. Mid-stay housekeeping services including fresh linens (soiled linens will be removed from the home and replaced with fresh linens).
