The kitchen is well equipped and is perfect for the chef in your family! The large island for perfect for preparing meals and seats 8 people. Breakfast nook offers seating for 4.

The great room has exposed wood beams, 75” television, access to sunroom and outdoor upper Trex deck with gas grill.

First floor Bedroom 1: King mattress, en-suite bathroom with shower, mounted tv and private work space.

First Floor Bedroom 2: Queen bed

Full bathroom is also available on 1st floor.

The atrium/entryway is the perfect spot to hide away with a book and glass of wine. Our 3 season sunporch is a cozy spot to have your morning coffee while watching the sun rise over the Bristol Hills.

Down the spiral stairs, the lower level has a fully equipped game room featuring a 75" TV, arcade games, mini basketball, and coffee and cocktail bar. There is also a mini-fridge and wine fridge for all your entertaining needs.

Lower Level Bedroom 3: King bed, mounted TV, emergency exit access.

Lower Level Bedroom 4: Queen bed, barn door access to game room, and emergency exit access.

Lower level also offers full bathroom with tub and laundry room (free washer/dryer) with half bathroom.

Reconnect with family and friends of all ages at The Dugway Den. As a family friendly home, we offer a pack-n-play (bring your own sheets), baby monitor, children’s games/toys, bedrail, and baby gate. As dog lovers ourselves, we are pet friendly (max 2 dogs) and offer a number of supplies to help your furry friends feel comfortable (leash, dog toys, dog waste bags, and crate).

Many opportunities await outside to enjoy and connect with nature. The outdoor fire pit with Adirondack chairs is perfect for entertaining with friends or family, complete with s’mores supplies! Outdoor games are also available for additional fun. The outdoor gas grill will satisfy any grill master and will have you ready for all your gourmet meals at the outdoor dining set under the pergola.

Our home has an outdoor security cameras (main entrance door). Please do not tamper with this. Your privacy is paramount and this camera is only accessed if an issue arises and is for security reasons.

Less than 10 minutes to Bristol Mountain and just 15 minutes away is the town of Canandaigua, where you will find the New York Kitchen, fine dining, concerts at CMAC, Roseland Water and Wakeboard Park, Kershaw Park, Cumming Nature Center, quaint shops up and down Main Street, and much more! Just 3 Minutes from Onanda park for swimming and a marina for boating. Join your family and friends and enjoy the Finger Lakes!

Other things to Note:
-No smoking/vaping inside the home.
-Pet Friendly with $75 fee paid pre-check in (+fees/taxes, max 2 dogs). We love dogs, but please use provided dog waste bags/trash receptacle. We do not allow pets on the furniture and please crate your dog if left alone in house (otherwise please take them with you). Our cleaners do an excellent job, but it is possible to see a few stray dog hairs that have settled.
-Must be at least 21 years of age to book.
-Photo ID may be required upon booking.
-NOTE: This is a 2 story property, requiring a few steps to enter. While there are 2 bedrooms/2 bathrooms on first floor, additional interior spiral stairs are required to reach bedroom 3 & 4. Spiral stairs are steep - if you have mobility challenges it may be difficult to navigate.
-Water Limitations & Max People Note: Water conservation is required in dry summer months as our water is supplied by a well. This is why guest limit is 8, despite the house seeming to offer space for more.
-Landscaper/Snow Removal contractors may be scheduled during your stay. We ask that you are patient and understanding of their essential work!
-Complementary starter kit of supplies provided: shampoo/conditioner/body wash, toilet paper, paper towels, ground coffee/filters/k-cups/creamers.
-We have Roku tv’s in the living spaces and 2 bedrooms. This will allow you to sign into your personal steaming accounts during your stay. Once you set your reservation dates on the log in screen, it will automatically sign you out upon check out.

House Rules:
- Guests can check in at 3:00 pm and must check out by 10:00 am unless previously arranged. Guests must inform us if they plan to arrive past 9PM so we can ensure we are available to address any issues or concerns upon their arrival.
- Any additional guests require owner approval and are subject to additional fees.
- Report any damages or issues immediately so we can take corrective measures to ensure you have a five star stay.
- Please respect quiet hours from 10pm - 6am.
- Smoking/vaping is not permitted inside the home or on the property. If cigarette butts are found outside or in the home, the renter will be charged a $500 fee.
- No indoor fires are allowed in the living room wood stove or basement fireplace. This is for your safety and to ensure the safety of our property.
- No outdoor fires left unattended. Please ensure campfire is only held in firepit and no outdoor fires during dangerous wind conditions or NYS burn bans.
- Pets (including Service Animals) NEED to be crated when the owners are not present. Additionally, pets/service animals ARE NOT allowed on the furniture. Please pick up pet waste with provided bags and place in outside designated trash can.
- No ATVs or other outdoor vehicles are permitted to be driven on the property.
- PLEASE READ: The town rules in regard to maximum occupancy are strictly enforced. We have a zero tolerance policy for anyone that is caught with additional guests not previously disclosed. Your reservation will be canceled and you will be asked to leave the property with no refund.
- Guests that fail to adhere to the rules will either be asked to leave the property without refund or charged an additional fee depending on what rule was broken.
- We ask guests assist us with keeping our check-in and check-out process seamless and cost effective by loading/starting the dishwasher, placing trash in provided receptacles (black top can is trash, blue is recycling); minimize outdoor shoe traffic indoors - please use our mudroom to store your gear in order to help keep the home clean.
