This lovely private entrance townhome features stylish décor, comfortable beds and a two car garage with ample extra parking spaces nearby. Look out the front door or off your front balcony to see the clubhouse, including an exercise room and a ping pong table room. Dip into 2 pools (heated all year) and 2 hot tubs and enjoy a putting green right at the pool. You can't get much closer than right across the street from this desirable Coral Ridge townhome. Within the Coral Ridge community is a fun children's playground. There is also a fishing pond down the street where feeding the ducks and turtles is a kid’s dream. Two fishing poles are in the garage. All you need to bring are the worms and fishing licenses for fishermen over 12 years.
AROUND THE WORLD is one of only four homes in this community of 171 that has a grass backyard (about the size of a tennis court!) where you can play soccer or badminton or just send the kids out to romp and tumble. You can settle down on the patio and watch the fun while barbecuing on the outdoor gas grill.

We'd love to invite you to enjoy the two master suites! Handicap accessble, spacious main level master features a kingsize bed, and a door to the backyard and patio area. Walking through the master bathroom suite and walk-in closet, you'll arrive in the amazing laundry room. You'll find a large capacity washer and dryer and the cupboards filled with supplies. Shelves in the walk-in closet house the luxurious beach towels to lounge with at the pools. You can find a pac n play and extra bedding there, as well.
Another lovely master suite is upstairs with a kingsize bed, a twin daybed with a trundle bed, a master bath, and a walk in closet. Sit out on the balcony to enjoy gorgeous views of the surrounding red rock vistas. And if you must work while you're away from home, this room has a quiet office space with a desk, an office chair and a USB port/outlet station. This property has fast WIFI, too!
The third bedroom features a queensize bed and a twin daybed with a trundle. Each of the bedrooms have flat screen, smart TVs.
Play and stay in the open loft/game room upstairs. Enjoy the twin over full bunk bed, with a trundle, too. The room also has plenty of comfortable seating and an entertainment center. The 60" flat screen smart TV will be a big hit as you play the Wii gaming system or enjoy one of the movies provided. We even have a VCR/DVD combo! Don’t forget to pull out a board game or some toys from the closet. This is a great place to relax with your family. Sit out on the balcony to enjoy the views of the backyard and the surrounding area.

This home is all yours for the duration of your stay, with the exception of two owner's closets. We'll let you guess at the contents!

AROUND THE WORLD is a short 10 minute drive from St. George with great restaurants, theatres, and sightseeing. It is located less than 10 minutes from Quail Creek and Sand Hollow State Parks for water activities. Drive to beautiful Zion's National Park in 32 minutes, Grand Canyon in 2.75 hours and Bryce Canyon National Park in 2.25 hours. Salt Lake City, Utah, is a 4-hour drive north and Las Vegas, Nevada, is less than a 2 hour drive south. There are airport shuttles from both of those airports. And now St. George boasts its own airport with flights from many major cities.
One of a kind Tuacahn, an outdoor amphitheater, set in the stunning red rocks of southern Utah, hosts popular live plays nightly from June thru October, with concerts at other times of the year. The Utah Shakespeare Festival is held each summer in Cedar City, just 45 minutes to the north.
Your stay will be adjacent to the Coral Canyon golf course, just 5 minutes from the pro shop.
ATV/UTV/OHV rental and trails are within a few minutes and a city maintained and stocked fishing pond just a 2-minute walk from the front door.
Don't forget the pools and hot tubs are only 100 steps away.
Outdoor enthusiasts will be thrilled with the numerous golf courses, mountain bike trails, hiking, running trails, parks, lakes and pickleball courts nearby.
Property Rules and Regulations
By submitting payment you, the Tenant, are agreeing to adhere to the following terms consisting of rules and regulations for the Rental Property.
Community RULES & REGULATIONS posted throughout the property and community are also incorporated into this agreement set forth by JNN Property Management Inc. DBA Southern Utah Luxury.
Access: The access code will be set to the last 4 digits of the Tenant's cell phone number provided. Inside, a garage door opener and pool/clubhouse key fob will be available. Leave the key and opener on the kitchen counter upon leaving the house. If the pool/clubhouse key fob is lost, a $100 replacement fee will be charged. If the garage door opener is lost, a $30 replacement fee will be charged.
Cleanliness Standards: Our cleaning crew follows a strict cleaning regimen. We strive to use green cleaners as often as we can. Disinfectant spray is provided for Tenant use. We ask Tenants to spray down the property before they leave. Our cleaners clean thoroughly and sanitize light switches, handles, remotes, fabrics, and all surfaces. Air filters are replaced monthly. A staff member checks the property after departure and preps before new tenants arrive to double-check all work done by the cleaning crew. We expect Tenants to keep the property clean throughout their stay. If needed, Tenants may contact us for mid housekeeping assistance. Please complete all departure checklist items. Trash should be removed from all rooms and taken to dumpsters. Dishes should all be washed and put away or left running in the dishwasher. Please help our cleaning crew by regularly washing towels throughout your stay.
Stocking: Each property is stocked with the following items - Kitchen: 2 rolls of paper towels, sponge, dish soap, dish pods, trash bags, & hand soap. Bathrooms: Shampoo, conditioner, soaps, 3 rolls of toilet paper, & hand soap. Spices, tea, coffee, and other paper products are often left for tenant use but are not guaranteed.
Check-in/Out: Check-in time is 4:00 PM. Check-out time is 11:00 AM. If the Tenant would like an exception to these times, please text the property manager, Natasha. at 435-313-6657. If no one is staying the day before or after – she will likely approve a change.
Late Check-Out Fee: If the Tenant and/or anyone within their party is still on the premises after the check-out time. the Tenant will be charged an additional $25 every half an hour.
Maximum Occupancy: Occupancy is limited to 16 people unless prior arrangements have been made with the owner, or if it is a larger property that is intended to sleep more. Tenants will be responsible for all actions of members of their party or guests of the Tenant.
Accidents, Injuries, Illness, or Loss: This unit is privately owned – the owners are not responsible for any accidents, injuries, or illnesses that occur in or on the complex common grounds. The owners are not responsible for the loss of personal belongings or valuables to the Tenants. We will do our best to return items left in the unit. By accepting this reservation, it is agreed that all Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Property Damage: Keep the property and all the fixtures, furnishings, and enhancements in good order. Any missing items will be the responsibility of the Tenant. Damage will be paid for by the guest through Airbnb or if other arrangements are made. Please report any damages or issues found with the home within twelve hours of check-in. These issues can be reported to Natasha, the property manager, by texting 435-313-6657.
LockSmith Fee: If the Tenant at any time locks themselves out of the property and a locksmith is needed to let them back in, they will be responsible for paying for that expense.
Pets: NO ANIMALS OF ANY KIND, INCLUDING ASSISTANCE ANIMALS. We wish to accommodate everyone, but the owner is allergic to all animals and is on medication. $500 fine if this strict rule is not adhered to.
Smoking: Smoking is NOT allowed. There is a $500.00 fine for smoking in or around the premises of the property and the community (if applicable).
