- Maximum occupancy is 10. If there are more than 10 people at anytime or more than 3 vehicles at anytime you agree to forfeit the reservation (no refund) along with immediate eviction.

❌ We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350).
- All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.
- Central air HVAC system in the main home is locked to a minimum temperature of 72 degrees. The average temperatures for the Scottsdale summer weather are between 104 and 106 degrees and our HVAC company recommend setting a minimum temperature of 72 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this.
- Pool NOT heated.
- USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.
- Please do NOT remove the vacuum from the pool as it will damage pool pump, and if replacement is needed will fall on guest.
- Please remember to keep the cover on the hot tub at all times when it's not in use. This helps maintain its cleanliness and ensures a pleasant experience for everyone.
- We would love to accommodate all early and late checkout requests, but this isn't always possible. We ask that you please respect set check-in and check-out times. There's a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.
⏰ By booking this reservation You agree to pay $100 fee if guests haven't checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).
- We will accept 1 dog maximum with a pet fee of $200 (no other animals sorry). This must be paid up front and aware to us prior to your stay or reservation is void with no refund (you must bring a kennel to place the dog in that way the pup is not roaming freely while you are gone). This is to minimize the risk of damage to the furniture. Guests must clean and pick up after your pet. (The pet fee isn't an additional cleaning fee. So if there's additional cleaning needed to be done, there may be extra charges = leave the place as if there were no pet there.)
- (If) Emotional support animals will have a pet fee of $150.
- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.
✔️ If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior). Minimum of $750 fine charged to the person that made the reservation.
❌ NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests' stays and there's a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group). If you plan on smoking outside please dispose of any butts in the trash or there is an additional cleaning fee.
- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.
- There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.
- There's a Smart TV in the living room that has some TV apps.

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.
- Return any physical keys to the lockbox (if you've received one) to avoid a $250 charge for a missing key.
- Once you check out, please make sure to set the AC temperature to 70 degrees. If your stay is from December to February, turn off the A/C.
- Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.
- Please treat this home as if it were your own. We don't want you to work on your vacation, so we don't have any mandatory check-out procedure. We just simply ask If you could pick up after yourselves and leave the house in good shape. We would appreciate it.
- IF ) This house has a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it's missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one.
