Large outdoor living space overlooking the Back 40 trail, sit in the Hot tub, relax to the birds chirping, and watch the bikers flow through the trails.

Guests have full access to entire house. Book next door at the Rocky Ridge Chalet to sleep up to 10 guests.

Due to the more rural location of the property, satellite WiFi is what is available. However, data can be limited and spotty. Using your hotspots may be needed. Every television is a smart TV and will work with a hot spot.

Any evidence of smoking tobacco, marijuana, or associated paraphernalia in the house or on premises will result in a $500 fee.

PET POLICIES
We are pleased to welcome well-behaved, house-trained dogs under 50 lbs. For the comfort and safety of all guests, we are unable to accommodate certain breeds that are known for aggressive behavior.

Pet Limit: Guests may bring up to two pets maximum. Explicit permission is required for more than two pets at this property at any time, contact the host in advance for details and rates.
Pet Etiquette: Guests are responsible for cleaning up after their pets. Pets must be kenneled/crated when left unattended and are not permitted on furniture or in the hot tub. Crates will not be supplied by the host.
Fees: A mandatory pet fee of $65 per reservation applies for up to two pets. Additional fees may be charged for any pet damage, excessive pet hair, or waste left on the property, or for exceeding the maximum pet allowance.
Pet hair in the hot tub will damage the filter and pump and is strictly prohibited. Damage to the hot tub in any way including the cover will result in guest responsibility for additional fees including repair or replacement of damaged items.

OTHER
Any evidence of smoking tobacco, marijuana, or associated paraphernalia in the house or on the premises will result in a $500 fee. Additional fees may apply for cigarette butts or other trash clean up on ground including exterior of property.

Always report any accidental damages or breakage before checkout. A $250-$300 Damage Deposit will apply to all reservations. Deposits are typically released within 7-10 days after the reservation when no damage or additional cleaning fees are required. Follow all check out instructions upon departure.

No additional guests or parties permitted on the property without prior approval from the host. Maximum Occupancy shall be no greater than 3 persons per bedroom - GUEST VEHICLES ARE PROHIBITED FROM PARKING ON THE STREET OR GRASS.
