Please Note:
- There is a $300 fee during booking for community registration. This fee is used to pay the community renter fees including:
- Transaction Fee per Rental: $20.
- Gate Card Fee: $20 per card.
- Temporary Membership (age 6 and over): $8.50 daily ($42.50 weekly) in-season (May 24, 2024 through September 2, 2024) / $2.00 daily off-season.
The remaining amount will be refunded to you.

- Registration within 3 days is allowed but in order to encourage early registration so that staff can keep up with incoming. registrations, a Late Fee: $100 will be imposed for registrations made less than 3 days prior to arrival. No Same-Day registrations are allowed (Cut-off for Same day is 11:59PM the day before arrival).
- A 3.9% processing fee applies for canceled bookings.

Home Truths:
- The community amenity rules and schedule are subject to potential changes, particularly in the event of unforeseen circumstances, as determined by the community.
- This home accepts a maximum of 2 pets. But pets must be approved in advance and are subject to an additional fee of $50 per pet and a deposit. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- A/C: The home has one window unit in the living room (available during summer).
- Must be 25 years of age or older to rent.
- Before check-in, you will need to visit the rental office, ( 5 minutes from the entry gate) to get your community access QR code. Office closes at 10PM. Late arrivals, please contact us for arrangements. Rental office visit required next day.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

Smoking is strictly prohibited within the house. However, smoking is allowed outside the home. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.
