"Cozy Cabin on Brule" is a cute little South Lake Tahoe charmer that is super family friendly. This 4 bedroom home sleeps up to 6 adults + 2 kiddos. Located in a very central area off Pioneer Trail, you are close to all of the action yet in a very safe neighborhood for your family. You'll feel comfortable to let your kids roam around the backyard between the hot tub and the jungle gym. Lots of family fun and lasting memories will be made at this little blue gem!

Important Info
→ There is no outdoor fire pit at this home. Fire pits are not allowed in Tahoe.
→ Home has several locked closets for owner storage including the upstairs twin bed closet.
→ There are no dressers in the bedrooms since they are smaller bedrooms but we do provide luggage holders.
→ There is no garage at this home. There is room to park 2 cars up on the street level. Long oversized trucks may not fit.
→ The shade in the upstairs King bedroom does not cover the full window. See photo of bedroom.
→ Please play on the jungle gym structure at your own risk. Children should be watched at all times. We are not liable for injury.
→ In the Summer the 2 upstairs bedrooms can become quite warm. We do provide fans.
→ Trundle beds (under the 2 single twin beds) in the kids room are not apart of the occupancy and beds are not made for guests.
→ In order to remain good neighbors and limit noise, we limit our occupancy to 6 adults max + 2 kids.
→ Like most homes in Tahoe, this home does NOT have AC. If coming during July or August, it can be in the mid 80s. We do provide fans.
→ After you book, you will be required to sign our rental agreement which consists of the local rental laws and other standard vacation home rental house rules.
→ This home has a wood burning fireplace in the living room. Wood is not provided, however, we can provide wood and a fire making kit for a small fee. Contact us after you book for details :).
→ you book, we will message you for some additional info. Please check the app often as this is how we prefer to communicate before and during your stay. You will also be required to sign a rental agreement which goes over the local rental laws in more detail as well as our other standard house rules. Thank you!
Our guests will have access to the entire property with the exception of a few locked owner closets. Please keep those areas locked at all times.

Checking In
You will check in by going right to the home using the digital keypad located on the front door. Your code will be messaged to you before you arrive. Don’t forget the check mark after the code and make sure to pull the door toward you when you put the code in to ensure the deadbolt is aligned.
Communication
You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 6pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.
This home is right off Pioneer Trail in the middle of town so easily accessible and close to all of the fun! There are numerous hiking and biking trails nearby. You are less then 10 minutes to Lake Tahoe, the casinos/night life, Heavenly Ski Resort and more!

We welcome guests who are in compliance with El Dorado County's Vacation Rental Ordinance. Please see the “Additional House Rules” section for full ordinance. If our guests do not abide by the ordinance, there may be a charge of up to $500 to cover county fines. In rare cases, guests may be asked to leave our home and forfeit their reservation. We do our best to communicate with and warn our guests before it comes to that. Thank you for your doing your part to keep Tahoe a safe and friendly place to live and visit for years to come! :)

House Rules
1. El Dorado County Rental Ordinance
The following laws were set forth by the county and apply to every home in Tahoe:
- 10pm - 8am is the county quiet time for all rentals.
- Trash cannot be left outside and must go into the bear box or dumpster only.
- We cannot host extra people or allow parties.
- We cannot accomodate extra cars, parking on the street or on the dirt.
- No excessive noise, loud music or yelling.
Please Note: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit, we do reserve the right to ask guests to vacate the home and forfeit all monies paid if this happens. We also reserve the right to charge guests up to $500 to cover fines from the county. This is a rare occurrence and something we highly dislike doing so we do our best to warn our guests before it comes to this. Please keep your booking phone number on you at all times during your stay so we can get ahold of you. Thank you!
2. Must be 25 years or older to book.
3. No smoking on the premises and especially no flicking cigarette butts.
4. No open flame fires, fire works, bonfires, etc - due to the high fire risk.
5. Must carry tire chains if coming during the Winter.
6. We have a “You break, you buy” policy when it comes to damage. You are responsible for any damage that occurs during your stay. We do understand that accidents happen so please report all damage to us so that we can come up with a game plan for repair. Failure to report damage may result in automatically being charged for the repair.
7. No pets allowed. We prefer to host service animals at one of our pet friendly homes.
