Rock Lake for boating and water sports. Lace up your hiking boots to discover breathtaking trails
with scenic views and wildlife spotting opportunities.

Venture into Branson for more excitement, from live shows to championship golf courses.
Indulge in delicious cuisine at local eateries and browse unique treasures at boutiques and craft
markets.

=> Snooze in style with sleeping arrangements for up to 33 guests, featuring king-sized beds and
cozy nooks that'll make you feel right at home.
=> Kick back and relax in the living room, complete with an electric fireplace, cushy seating, a TV,
and a stash of books and board games for endless entertainment.
=> Cook up a storm in the fully equipped kitchen, and take your pick – dine indoors at the kitchen
island or dining tables, or savor your meals alfresco while soaking in the stunning views. The
choice is yours!
=> Lights, camera, action! Get lost in the cinematic experience of our brand-new theater room,
complete with reclining chairs and a massive 120” screen. Movie marathon, anyone?
=> Game on! Challenge your pals to a friendly match in the game room, stocked with a full-size
pool table and a range of arcade games to keep the fun going.
=> Dive into outdoor adventures with a heated saltwater pool, a bubbling 7-person hot tub, and
activities like horseshoes and volleyball. And when hunger strikes, fire up the grills at our outdoor
cabana cooking areas for some serious BBQ action.
Seeking some alone time? Slip away to our cozy mother-in-law suite, a two-story gem with 2
spacious bedrooms, a full kitchen, and laundry facilities just a skip and a hop from the main
house.
* Pets are welcome, because no getaway is complete without our furry friends by our side :)
* The pool is available seasonally; we close it from October to April. However, the hot tub
remains accessible for guests throughout the year.

HOUSE RULES
*PETS: Pets (dogs/cats) are allowed for an additional fee of $50 per pet per stay, with a maximum of 2 pets. If you plan to bring 2 pets, please let us know in advance so we can send the additional pet fee. The unauthorized bringing of pets will have a penalty of $200 which will go towards the deep cleaning of the property.

* CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and
cannot be guaranteed. If we’re able to accommodate an early check-in. Please check the
availability of early check-in prior to booking.

* CHECK-OUT: Check-out time is before 10 AM. We do not allow late check-out as we schedule
cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every
30 minutes.

* SMOKING: We do not allow smoking inside the property or in outdoor spaces including the
balcony, backyard, and terrace (if applicable). There is a smoking fine of $500.

* NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this
property is situated in a quiet neighborhood. If the police are summoned due to noise complaints,
this warrants a possible eviction with no refund.

* DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will
be responsible for any damages or loss to the property which will be deducted from your security
deposit. Please advise us of any damage or loss immediately upon discovery.

* UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of
guests. Parties, events, or any kind of gathering are prohibited. No other guests outside the
reservation are allowed on the property.

* PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial
purposes without the written permission of the owner. Please contact us directly for booking of
events.

* LOST AND FOUND: Please note that all shipping is at the traveler’s expense. There is a minimum
$25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do
our best to locate your lost items after check-out.

* MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

* BBQ GRILL: Propane tank is available for our guests to use but refill will be covered by the guest.
Please note that guests are kindly requested to clean the BBQ grill thoroughly after each use.
Failure to do so will result in a BBQ cleaning fee of $100 being applied.

* FIRE PIT: Guest will have to secure the firewood should they need to use the fire pit. Firewood
is not supplied nor replenished in the property.

* POOL/ HOT TUB FEE: A fee of $230 is applicable for the use of our pool/hot tub facilities during
your stay. This fee covers maintenance, cleaning, and other associated costs to ensure the safety
and enjoyment of our guests.

* CHANGE OF RESERVATION DATE: Kindly ensure the accuracy of your reservation dates. Any
changes to the dates must be requested at least 30 days before the scheduled check-in date.
Failure to adhere to this policy will result in the automatic declination of the request.

* POOL MAINTENANCE: A pool maintenance personnel will be on property to maintain the pool.
They will not be accessing the home.

* LANDSCAPER: A landscaper will be on property to maintain property grounds. They will not be
accessing the home.

* VISITS AND PROPERTY ACCESS: We will always notify in advance should there be a need to
access the homes and no one will ever enter without your approval. An exception is if there is a
fire or life-threatening situations in the home.

Guest Access:
* Self-check-in: The door code will be activated precisely at check-in time.
* Guests have access to the Main House (6 bedrooms) and the Mother-in-Law suite (2 bedrooms).
The main house garage doors remain locked at all times.
* Contact us anytime from 10 am to 6 pm for regular assistance, and 24/7 in case of emergencies.
