The kitchen is well-equipped with all the essentials for both cooking and baking. Spend time with the family outdoors while enjoying the XL backyard with a stockade fence.

GUEST COMMUNICATIONS and ACCESS
Prior to check-in guests will receive an email or text with arrival and departure instructions along with a unique code for the front door electronic keypad. Guests will enter and exit through the front door. For security the side gates are locked at all times. The garage door button adjacent to the interior door will open and close the garage door, but guests must still exit through the front door.
Guests will communicate with the Host via phone, text or email.
CHECK IN AND CHECK OUT
Check in is 4:00 pm
Check out is 10:00 am
Late departures without prior authorization are subject to additional fees.
Guest agrees to comply with the Guest Departure Checklist provided at check in.
UPON ARRIVAL
Guest should check the property thoroughly upon arrival and immediately report any discrepancies or concerns to Host for resolution and to ensure Guest is not held responsible.
Guest agrees to allow Host or its representative to enter the property at reasonable hours to make timely inspections or repairs, and Host shall be allowed reasonable time to restore property to an acceptable condition. Issues presented after check-out shall not be cause for refund or discount.
RESPONSIBLE GUEST and MINIMUM AGE
Booking Guest must be 25+ and agrees to be an occupant of the property for the entire duration of the stay. Minors under 18 are not to be left unchaperoned at the Property. Guest agrees to be solely responsible for the actions of all occupants present at the Property at any time during the stay and to ensure that all occupants understand and comply with the terms of this Agreement.
MAXIMUM OCCUPANCY
The property shall not be used by more than the number of adults and children listed in the reservation confirmation and is in effect 24 hours a day for the duration of the booked stay.
RESERVATION PAYMENT, SECURITY DEPOSIT & CHARGE AUTHORIZATION
The total price due as itemized in the reservation confirmation is be payable as follows:
50% of the reservation total price is due at time of booking to reserve the rental property with the total remaining balance due 30 days prior to the confirmed check in date.
100% of reservation total price is due at time of booking for reservations made 30 days or less prior to confirmed check in date.
Guest shall provide a valid credit card account (“Guest Account”) and represents that Guest is the authorized user of the account. Guest consents to the Guest Account being charged as defined herein and to the Guest Account being held on file for the purposes of a security deposit. Guest is liable for and authorizes Host to bill the Guest account for (a) any damage or loss that occurs at the Property during occupancy; (b) up to $500 for violations of the pet policy including bringing more pets or different types than authorized; (c) any excessive cleaning fee required by the acts or omissions of any occupant during occupancy; or (d) any fines issued by police, utility providers or agencies for violation of any law, ordinance or rule during occupancy.
All payments must be made with a valid VISA, MasterCard or debit card.
CANCELLATION POLICY
All reservation changes must be submitted in writing to the Host.
No refunds or reservation changes will be made for adverse weather conditions, utility outages, mechanical failures, acts of God, evacuation orders, medical emergencies, illness, death, pandemics or any other cause beyond the Host’s control. Travel insurance is recommended to protect against financial loss should there be a need to cancel a reservation.
HOUSEKEEPING OR MAINTENANCE ISSUES
Guest agrees to check the Property thoroughly upon check-in and immediately report any housekeeping, maintenance or other concerns to Host for resolution and to ensure Guest is not held responsible.
Guest agrees to allow Host a reasonable amount of time to address any reported issues and will allow Host or its representative to enter the Property at reasonable times with reasonable notice to make inspections or repairs deemed necessary by Host.
PET POLICY
This property is dog friendly for quiet, well-behaved and house trained family dogs with pet fee ($150 one dog or $285 two dogs). No more than two dogs (40 lb or less) are permitted on the property at any time and must be declared at time of booking. Guests with any undeclared pet may be subject to immediate eviction with no refund or discount for loss of use and will be charged a minimum $250 pet cleaning fee.
Guests are responsible at all times for the safe and proper control of their dog(s) while on the property.
Dog(s) are not permitted to be left alone on the property unless crated.
Guests are responsible to keep furniture (sofas, chairs, beds) protected at all times during the stay with provided furniture covers, and to remove and dispose of all yard pet waste before checkout.
GOLF CARTS AND MOTORCYCLES
