Relax with your whole family in this stylish and comfortable home in the heart of the Kirkwood neighborhood of Atlanta. Walk to Evergreen Butcher and Bakery for a morning pastry and coffee before exploring all of Atlanta right in your backyard. At the end of the day, fall asleep in Frette linens, made of long staple cotton with a percale weave.

For those working remotely, the house has a dedicated office and workspace with super fast WIFI (1GB) & large bedrooms. Two bedrooms are ensuite.

This large 4 bedroom/3.5 bath, 2800 square foot home is completely renovated in 2022 with character and charm, walking distance to the Kirkwood Village, Pullman Yards, parks, shops and more.

The floors in the main living area are hardwood and the large living room tv has access to Netflix, HBO Max, Prime and Hulu. Bonus semi private office/den reading nook, stainless steel appliances, custom tile backsplash in the kitchen and custom tile in the bathrooms.

You'll have access to the entire backyard where you can watch the sunset, grill and entertain.

You'll have access to the entire home except for an owner's closet.

Kirkwood is a charming national historic-designated area east of downtown. It is a quirky in-town neighborhood with plenty of green space and parks. It's a great place for a diverse group of people, young and old, couples and families.

Wildlife viewing and trails are highlights of the Kirkwood Urban Forest Reserve and there are also several other community parks. The Pratt-Pullman Yard development is an up and coming district with arts and restaurants.

With a walk score of 67, much of the neighborhood's restaurants, shops and parks are walkable. You'll need a car or take Uber/Lyft or public transport to go to a grocery store or visit downtown Atlanta. Both Uber and Lyft are easily accessible.

We ask guests booking be at least 25.
There is a pet fee of $50/day per pet, $250 a week. All pet fees need to be collected prior to check in.

No unauthorized guests allowed on the property


For guests booking directly or through VRBO, a hold will be placed on your card prior to check in to protect against damages. The hold will be released after checkout.
HOUSE RULES
Airbnb guests that have booked a stay have agreed to the house rules:
- Please be courteous of surrounding neighbors. We have cultivated a strong relationship to continue to host Airbnb guests. For noise / neighbor complaints guests will be fined or asked to leave the property without a refund.
- Guests must be over the age of 25.
- No parties &|or events, glitter, tape, or confetti.
- No smoking (vaping) or open flames of any kind. This includes incense. Guests who smoke will be charged a $250 additional cleaning fee.
- Please no loud music or noise after 8 PM.
- Please make sure ALL guests are registered. No photoshoots filming projects unless agreed upon when booking.
-If you live locally, we do not take last minute bookings.

ADDITIONAL RULES
Guests will be charged for missing or stained bath towels, comforter, sheets, or pillows.

REMINDER
- Security cameras/audio recording devices are located on the exterior of the property.

We attempt to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he/she has no control. This includes but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure. Owner shall not be held liable for any injuries that may occur to vacationers or their guests as a result of the acts of said vacationers and guests. Owner is not responsible for any theft or damage to vacationer's belongings during their stay at the vacation rental. By booking this rental, you agree to all the terms listed here.
