Enjoy the free seasonal pool and gym!

The apartment features; new appliances, new flooring, living room fireplace, textured ceilings, patio etc. The apartment boasts a mix of old with the new! Updates have been made, but the entirety of the apartment has not been completely stripped. This 575 sqft unit is on the 2nd floor of a 1990s Garden Style apartment complex.

Guest have private access to the entire apartment and balcony!
Guests have shared access to the communal pool. Seasonal restrictions apply.

RICHARDSON / NORTH DALLAS AREA - GREAT ACCESS TO FWY 75 & 635! CAN GET TO ALL PARTS OF DALLAS EASILY! DOWNTOWN OR PLANO WITHIN 15 MINUTES! RICHARDSON OR MEDICAL CITY DALLAS IS 10 MINUTES.
The property is a small apartment complex consisting of 36 apartment homes. There are a few Airbnb units in this complex. All units has the same floor plan and size. If we are fully occupied on the unit you want please ask about our other units..
The neighborhood is in north Dallas.
Great for an easy and short commute to places of work, major medical centers, SMU university, entertainment and event venues.
You may hear traffic noise from the property as we are convenient access to major roads.

We recommend getting around by car!

PLEASE NOTE: This apartment is located inside a gated/fenced 30+ unit building. The complex was built in the 1990s and occasional noises from neighboring apartments may apply. Located off a side road to the freeway. Urban noises are to be expected during business hours and occasionally on non business hours.

LATE FEE: Check our time is strictly at 11am. We do not offer late check outs. Our late fee is $100. We pay our professional cleaning service for each hour of time spent at the unit.
We also often have an incoming guest the same day. We need the time to get the unit ready. Thank you for understanding that that the check out is firm by 11am.

SMOKING: PROHIBITED. If any trace of smoke/smoking will result in a $500 fine We are very strict on this house rule.

PARTIES: No other guests than registered guests allowed. No Parties. Failure to do so will result in an automatic cancellation, no refund, and $2000 security deposit.

PARKING: We offer one parking spot. Parking is first come first serve. Must use a parking permit pass. Provided. Free public parking on the street as well.

SELF CHECK IN: Check in with the provided door code. Smart digital lock.
Your door code will be given to you prior to check in.
Instructions:
Please dial the door code.
Then turn the lock to open.
Same instructions for when you leave the apartment.

PET POLICY:
$65 pet fee per dog. $150 for long term stays. No cats.
No pets without prior arrangement. $200 fine.

PET RULES:
Dogs are not allowed to lay on couches, beds, or furniture.
Please do not leave your pet inside the unit unsupervised for longer than 4 hours.
Pets are NOT allowed unattended on the balcony.
ALL DOGS must be up to date on pest control and their vaccines.
*No pets without prior arrangement. $200 fine.

PLEASE NOTE: Any damages caused by pets; going to bathroom on furniture, wear and tear of flooring, breaking items, etc. Will result in paying from the security deposit.

MAIL & PACKAGES:
We do not lend mailbox keys nor offer a mail delivery service. If you would like to receive packages during your stay, you may have packages delivered to the apartment doorstep. Disclaimer: We as hosts, are not liable for any misplaced or stolen packages. We ask that if you must receive packages, please be vigilant about tracking your packages. For mail and letters, we recommend sourcing them to a local USPS, FED EX, or post office.

PESTS/INSECTS:
This apartment does occasionally have the presence of insects such as; cockroaches, water bugs, spiders. If you see a rodent let us know. This is common in the area. We do our best to address this situation by having regular pest control treatment. If you do notice any insects, let us know immediately and we will send the pest control company by the next business day. BY READING THIS, YOU ARE AGREEING TO OUR HOUSE RULES. REFUNDS ARE NOT ELIGIBLE.

WE AS HOSTS HAVE 100% RIGHT TO ENTER THE UNIT FOR URGENCIES DURING NATURAL DISASTERS AND EMERGENCIES SUCH AS FROZEN PIPE BURSTS, etc. GUESTS ARE AGREEING TO THIS WHEN BOOKING. REFUNDS OR CREDITS NOT ELIGIBLE.

Not the best experience

I feel like the photos in the listing are very misleading compared to the actual location and apartment. It was in an area where we felt unsafe to leave the apartment, but mostly because there was a lot of outdoor activity in the nearby apartment complexes. It was also supposed to be ’non-smoking’, however as soon as I left to get groceries , my daughter was on the phone with my husband and said she thought a skunk was in the apartment. I smelled it when I returned, reported it immediately, and the smell didn’t linger. The people staying in Apt 307 in Building B (above us) were very loud, moving furniture around and lots of running around through 1 am. They did have a couple of dogs, which explained some of it. We used earplugs to get sleep the second night, bc after the manager spoke to the renters above, they became very intentional with their thumping and noise. Be aware that this is also a pet-friendly place and I found a tick on me after leaving. My daughter found a dead beetle in the bed. I’m not one to leave a bad review, because I want to boost businesses and I generally “deal” with any problems, but I can’t ignore that it was a very uncomfortable stay and we will not be returning.
