1. **Booking and Payment**: Guests must adhere to the booking terms and payment schedule outlined in the rental agreement. Failure to comply may result in cancellation of the reservation.

2. **Check-in and Check-out Times**: Check-in time is at 4:00 PM, and check-out time is at 10:00 AM. Early check-in or late check-out may be accommodated upon request, subject to availability and additional fees.

3. **Maximum Occupancy**: The maximum number of guests allowed is 6. This limit includes adults and children. Overcrowding is not permitted for safety and comfort reasons.

4. **No Smoking Policy**: Smoking is strictly prohibited inside the rental property. This includes cigarettes, cigars, e-cigarettes, and vaping devices. Guests may smoke outdoors in designated smoking areas, ensuring proper disposal of cigarette butts in provided receptacles.

5. **No Pets Policy**: Pets are not allowed on the premises unless explicitly permitted in advance and specified in the rental agreement. Violation of this policy may result in additional cleaning fees and forfeiture of the security deposit.

6. **Noise Restrictions**: Quiet hours are in effect from 9:00 PM to 8:00 AM. During these hours, guests must keep noise levels to a minimum to respect the peace and privacy of neighbors. Excessive noise, parties, or disruptive behavior will not be tolerated at any time.

7. **Respect for Property and Neighbors**: Guests are expected to treat the rental property and its surroundings with care and respect. Any damage or loss caused by guests will be their responsibility and may result in additional charges.

9. **Cleaning and Maintenance**: Guests are responsible for maintaining cleanliness during their stay. Upon check-out, please dispose of trash properly, load and start the dishwasher (if applicable), and leave the property in a tidy condition. 10. **Parking**: Parking is available for 1 vehicles in the designated parking area(s). Additional cars may park in the non secured parking on level one and two. Please respect any parking regulations or restrictions in the area.

My family and I loved this property! Everything is as advertised in the pics, all of the amenities were in good working order, and the location next to the marina is a plus. Relaxing in the sun
This property is gorgeous! David made things very easy for us from check in to giving us ideas on shopping, restaurants and things to do. At the property you have a beautiful 3 bedroom 4 bath multi level beautifully furnished and decorated home inside. Outside is breath taking with multi level decks with different seating spaces, a nice outdoor kitchen with fridge grill and sink and bar. Of course the pool and hot tub are the main event, at least it was for us. We had beautiful weather the entire week we were there, so we spent a good share of our time outside in the pool and just relaxing soaking up the sun. The view is incredible looking out over the water. Honestly I can't say enough good things about this place and David the owner and host. Highly recommend. Thank You

Great location, beautiful home
Owner was very responsive to all our questions. The property was awesome and was very spacious, clean for the 4 adults in our party. We picked it for the outside amenities and location to Cape Coral Harbour and neither disappointed. The only negative was the homes are close together and there was a noisy late night neighbor. Would definitely stay here again.

Amazing location!
This was our second time staying at this wonderful property and once again it did not disappoint! Was hot the week we were there so enjoyed the pool and the deck area! The Cape Coral Harbour Marina was just across the road and walking distance to restaurants, live music, shops and just boat (yacht) watching while enjoying a few cocktails. The house is equipped with all the amenities. David was always available if we had questions and very accommodating! Definitely a 5 star!!!

The home was more than we expected. We caught fish off the dock and enjoyed the great view of the canal day and night. There is a little blackbird that made a nest in the Boat Launch beam on the dock; he scared me every time, but I probably scared him more. On our walks we enjoyed seeing many burrowing Owls and is close to a park for our grandson to enjoy. Short walk to Cape Harbour which had a lot to offer. All in all a great place and would book again

Family of 4 with kids 22 & 12. Overall had a great week staying at this property. House is high tech and the perfect amount of sun/shade. We were concerned about the HEAT in South Florida in the middle of July, but ended up having great temps 70s @ night and high 80’s in the day. The house air unit was great and stayed comfortably cool temperature for the majority of us. Daughter’s bedroom fan did not work, could have been a battery issue. Would be great if spare batteries in the house for fans & remotes. We only used main TV. Had many afternoon showers (typical FL weather) keeping temps down this trip. Loved the layout (Split level) and location of this house. Master on main. Kids rooms top floor. Sitting area, half bath & laundry bottom level. Great location on canal. One mile away from Publix & across the street from the Marina where there was outdoor entertainment, restaurants & shops. Went to Sanibel one day about a 30 minute trip. Would have gone more but majority of group hate the beach. If you love the beach it’s an easy trip. Hubby took the kids to the local water park which was OK, not great (review from the kids). Their trip was cut short with thunderstorm. Kids loved swimming at night with the color changing pool lights. Mom enjoyed the Spa at the end of the day. David was responsive to any questions or needs especially with the Spa that he could fix with an app. Did battle some Spiders early in the trip in the pool cage… but after the first few days of self extermination we were fine. House has bikes, beach chairs, pool toys and even saw 1 fishing pole. Was unable to park my SUV in garage with storage of jet skis. Great grill and 1 working outdoor fridge. Comfortable outdoor pool chairs, tables, seating area & gas fire pit. Plenty of beach towels. Overall a successful family sumner retreat . Would stay here again.

A comfortable and clean house. Well stocked. Pool and hot tub are really nice and the view on the canal was great. Close and convenient to grocery store and other amenities. The owner is super nice and accommodating. There were a few issues when we first checked in. Like problems with the remote controls, the hot water had been shut off, Nest cooling thermometer and things like that. We were able to get it fixed but it did cause some inconvenience and aggravation. The house is in a nice neighborhood and close to restaurants and the marina. It is much farther from Fort Myers Beach and other really nice swim beaches and some activities than I had anticipated. We made the drive with our nice rental car and it worked out but it was slightly inconvenient. I think next time I would choose to stay somewhere closer to Ft. Myers beach area. Overall we had a good time, the house is very nice and the owner is super friendly and helpful. Thank you

We would give this house 6 starts if we could. We stayed at the house for just over 2 weeks. David the owner was very helpful and the check in process was flawless. The house is beautiful and very comfortable. The heated pool & the hot tub were great and the kids loved swimming everyday! The large gas grill, 2 outside fridges, and fire pit were an added bonus. The area is very nice with a grocery store less than a mile away. A marina with restaurants and boat rentals is a short walk. We highly recommend this property and we hope to rent there again.

We absolutely loved the home. It was spacious and the location was ideal for walking to the shops and restaurants. We were disappointed that we could only spend 1 week instead of the 3 weeks we had reserved the home for due to Coronavirus. We highly recommend the home.
