PRIOR AUTHORIZATION: Pets must be vetted and APPROVED by management prior to booking. Please contact management at 706-200-2148 or allie.goingcoastaltoday@gmail.com for approval.

UNAUTHORIZED PETS: If any evidence of an unauthorized pet(s) is found in the home, you will be fined and/or asked to vacate immediately with no refund.

PET RESTRICTIONS: Maximum total pet weight: 50 pounds. Pets must be SPAYED or NEUTERED and must be at least 1 YEAR of age. No aggressive breeds and no excessive shedding breeds allowed.

PET FEE: All pets are subject to a $150 pet fee upon approval.

Please read the following rental rules and conditions carefully. Guests are responsible adhering to ALL policies outlined in the rules below. Failure to do so may result in additional fines and/or immediate eviction with NO REFUND.THESE ARE THE DAYS RENTAL RULES                        CHECK-IN TIME IS AFTER 4:00 p.m. EST and CHECK-OUT IS 10:00 a.m. EST. ABSOLUTELY NO EARLY CHECK INS. Cleaners need this time to thoroughly clean and sanitize. If cleaners report that guests have arrived early and entered the premises or you are late to checkout, there will be an additional charge of $250.00. PETS: Pets must be APPROVED by management BEFORE booking. Pets must be at least 1 year old and must be SPAYED or NEUTERED. No aggressive breeds. No excessive shedding breeds. Pets are NOT allowed on any furniture and must be crated when left alone. If our cleaners find evidence of pets on furniture, you will be charged additionally for cleaning. You must pick up after your pets and you must keep your pet leashed at all times. You must pay a pet fee of $150. If you are found with unauthorized pets, you will be subject to fines and/or immediate eviction with no refund.DAMAGES: A Liability Waiver fee ($79) is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.SMOKING: This is a NON-SMOKING unit.  Smoking is strictly prohibited inside the unit.  If any evidence of smoking is prevalent within the home your credit card will be charged a MINIMUM of $500.00 for a deep clean.FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests.  We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required).  The total number of persons allowed in the home at any time is restricted to the stated limit (12 people).  Absolutely no house parties allowed.  Any violators will be evicted without refund as well as loss of damage deposit. OCCUPANCY LIMIT: The maximum number of guests allowed to stay in the rental property must not exceed the stated occupancy limit of 10 persons. This limit includes adults and children.NOISE: Guests must be considerate of neighbors and keep noise levels to a minimum, especially during late hours (after 10 PM). Loud parties or gatherings that disturb the peace will not be tolerated and guests may be subject to fines and/or immediate conviction at the property manager's discretion.GRILLING: ABSOLUTELY NO GRILLING ON THE DECKS, OR TABLE TOPS.  All grilling is to be done in the carport, and all hot coals are to be extinguished with water after each use. Deposits will be forfeited if any grilling is done on the decks. This is due to strong winds at night that could become a fire hazard!GREASE DISPOSAL: Do NOT dispose of any grease down any drains. Cool grease before disposal and seal containers securely. Any damage or repairs found to be a result of improper grease disposal will be charged in its entirety to the guest.GARBAGE DISPOSAL: Guests are responsible for properly disposing of their garbage in designated receptacles. Trash pickup is Monday, Wednesday, and Friday, or as demand dictates. Any trash left in the unit will be subject to a $150 disposal fee per bag of trash. Please read Community Rules below for all trash guidelines and policies.MAID SERVICE: Rates include housekeeping service only upon departure.  Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach.  Guests will need to provide their own paper items and cleaning supplies.  An initial set-up of trash liners, bathroom paper, dish and laundry soap is provided.  Extra items needed are the responsibility of the guest.FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money payment. LOCKED OWNER’S CLOSETS: There are several locked owner’s closets both inside and outside the home. Please respect our privacy.  Any evidence and/or tampering with owner’s closet is an automatic $500 fee.GUEST CONDUCT: Guests are expected to conduct themselves in a respectful manner at all times and treat the property with care and consideration. Any disruptive or disrespectful behavior may result in immediate eviction without refund.LEAVE NO TRACE: It is a county ordinance to remove all belongings daily from the beach before dark. Our turtles love this rule! CANCELLATIONS or NO-SHOWS: A sixty (60) day notice is required for cancellation.  Cancellations that are made more than sixty (60) days prior to the arrival date will incur a processing charge. There is no refund of rental FOR ANY REASONS if cancellation is made within 60 days upon arrival date. Late arrivals, NON-ARRIVALS or early departures for any reason do not warrant any refund of rent or deposit. IT IS HIGHLY RECOMMENDED TO BUY THE APPROPRIATE TRIP INSURANCE TO COVER ANY CANCELLATIONS.General Complex RulesCharcoal grills/smokers or other open flames are not permitted on any property in Barrier Dunes.Please do not hang towels or clothing from decks or outside railings.Loud music is not permitted outside.General InformationFires and fireworks are not permitted anywhere on Barrier Dunes property.Golf carts are to be used for transportation purposes only and all drivers must be licensed and at least 16 years old. No parking on grass.Speed limit within the gates of Barrier Dunes is 17 miles per hour. For the safety of pedestrians and cyclists. please abide by the speed limit.The gate code changes monthly. Please make sure you and your guests have the proper monthly code.Sea turtle nesting season is May 1st through October 31st, please turn off or shield outdoor lights, close drapes/blinds or turn off indoor lights to prevent lights from shining onto the beach at night.GarbageNormal collection schedule, March 15th – Labor Day, is Monday, Wednesday, and Friday, or as demand dictates.Other times of the year pickup days are Monday and Thursday.Homeowners and guests are asked to place their garbage in the containment area or closet the night before pickup day.Household garbage must be disposed of in a garbage bag and placed in the closed garbage closet or designated enclosed garbage containment area for the unit.Garbage and/or garbage container shouldn’t be visible from the street.Homeowners please instruct guests not to place trash bags in the driveway or by the side of the road.  Trash will be collected from the designated garbage area for each unit.Remnants from a successful fishing trip (i.e. fish guts, bait, scallop shells, etc.) must be disposed of off-site.  Do not put this type of waste in unit garbage.Large items must be disposed of by homeowners (i.e. grills, TVs, furniture, outdoor chairs, umbrellas, tents and/or large boxes) they will not be picked up by the grounds crew and cannot be placed in the garbage dumpsters.Parking In Common AreasOnly private passenger vehicles are allowed in driveways (the designated parking space).Boats (if they will fit) and trailers are to be parked under the unit and may not be parked in driveways.Vehicles and boats may be parked in an approved overflow parking area, but limited to 14 days while the owner or guest is currently on the property.A violation notice will be placed on the vehicle or boat after the 14 days giving the owner 48 hours to remove the vehicle or boat. If it is not moved by the owner within the 48 hours this violation will result in a tow/removal (at owner’s expense). Please do not park in the street or in the grass; there are overflow parking areas available.Please do not remove any white posts. They were placed to stop encroachment.Parking is not permitted for R.V.’s or Campers anywhere in the Common Areas.Please make arrangements prior to your arrival for storage of all unauthorized vehicles. All unauthorized vehicles parked in Barrier Dunes are subject to be towed at owner’s expense.All passenger vehicles and boats parked illegally are subject to be towed at owner’s expense.Shared Common AreasGolf carts, skateboards, scooters, rollerblades, etc. are not allowed on boardwalks or walkways.Trash must be disposed of properly.Pool RulesThere is no lifeguard on duty – swim at your own risk.Parkside pool is open from 9:00 A.M. until dusk. Gulf front pool is open from 9:00 A.M. until dusk.Children under the age of 12 must be accompanied by an adult.Pets are not allowed in pool areas.Glass containers are not allowed in pool areas.Observe posted pool rules (no jumping, diving, or running).Do not remove pool furniture from pool areas.Make sure all gates are securely closed.Tennis Court RulesLights must be turned off and the gate closed when leaving the tennis courts.Tennis courts are open from 8:00 A.M. until 10:00 P.M.Regulation shoes must be worn on the courts.All trash must be removed before leaving tennis courts, including balls, cans, and lids.Bicycles, skateboards, rollerblades, scooters, basketballs, etc. are not allowed on tennis courts.Pets are not allowed on tennis courts.Tennis courts are for tennis and pickle-ball games only.Boat Cleaning StationAt the boat cleaning station dispose of all trash in the provided waste bin.Turn off water and return hose to storage hanger.Do not block roadway when cleaning your boat.Beach Information (As Information Only)State law prohibits walking or playing on the dunes. The dunes protect our property so please do not encroach onto the dunes.The beach has no lifeguard on duty. Swim at your own risk. Please know that there is always the presence of rip currents.Please dispose of all trash before leaving the beach. Trash receptacles are provided at the end of each boardwalk.Pets must be on a leash (Gulf County ordinance). Clean up after your pets and properly dispose of waste in designated containers.During turtle nesting season it is against the law to touch or disturb nesting sea turtles, hatchlings or their nests.All holes dug in sand must be filled in before dusk. Open fires on the beach must follow the Gulf County ordinance: It is unlawful for any person to have open fires within 100 feet of any structure (boardwalks included) on Gulf County beaches with the exception of designated areas that may be posted as permitted by Gulf County under the supervision and prior authority of the county administrator.All materials brought to the beach should be removed from the beach by the owner or users that same day and extinguishing open fire. All open fires on Gulf County beaches shall strictly prohibit material to burn other than natural wood materials (pallets, wood with screws, nails or any metals and all pressure treated woods are strictly prohibited from burning on Gulf County beaches).
