Luxurious Hideaway with a Skyline View

Hiya! We are Grace and Chibi, welcome to our luxurious apartment with an amazing VIEW! This amazing architecture of a home has all the conveniences desired. This home is located on a private street in a quiet neighborhood. Hop on PA28, which you can take directly to downtown (Heinz Field, PNC Park, PPG Area), Lawrenceville, the universities, hospitals and more. All are between 5-10 mins drive. Conveniently located near by to local breweries and music venues!

Our home has a total of 2 units, and this secondary unit has 2 bedrooms and 1 full bathroom. We have 1 King Bed, 1 Queen Bed, and 2 sleeper sofas. Our kitchen is full with dishware like martini glasses, a Keurig, utensils, and different cooking supplies. Smart TV with Roku, closet space, and plenty of living room seating offers all the basic perks & amenities for a small group. With lots of windows to see the river and Pittsburgh skyline (especially at night!!), comfy furnishings & personal touches, this is a great place to lay your head after a day of city life!

Guests have access to the entire apartment. This apartment is a secondary unit. Both units on the property are separate and have their own entrances. The only shared space on the property is the backyard and driveway, which you will share with guests residing in the primary unit. You are also free to park on the street.

Our home is open for families! Keep in mind we have a pack and play for you to use, but other areas are not baby-proofed. (We do not have baby gates, kitchen cabinet locks, toilet lock, etc.) You will need to have full eyes on your little one!

We also are open to pets as well. Keep in mind the house rules of not allowing your pets on any furniture. They are not allowed on beds, couches, etc.

We have a strict no parties and events house rule.

Since we are so close to the woods, bugs can get into our home very easily. Please be mindful about keeping the door and windows closed to help prevent bugs from getting in. Thank you!

Our neighborhood is a quiet and residential street. Many families live near by. Our home is at the end of our street, and it is more private. To recline the sleeper sofa in the TV room to be a flat bed, gently push up on the back until you hear a click, then gently recline it down to the flat position.

Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.

NO PARTIES, WEDDINGS, OR EVENTS!

By booking, the guest agrees to a security deposit hold on their method of payment by their booking platform. It will be released shortly after check-out if all rules are honored. It is the booking guest’s responsibility to make sure ALL registered guests in the group honor all House Rules, as the release of the hold is based on that.

GUESTS:

- We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. (Max Occupancy is 6 guests.) As part of our vacation rental agreement, we need the names, phone numbers, and photo IDs of each member of your traveling party. Any additional overnight visitors (never to exceed the maximum of 6) must be approved in advance and are subject to daily fees up to $50 per guest per day.
- Any unauthorized guests will be subject to a $100 per guest per night fee. Any guests beyond the number listed on your itinerary qualifies for this fee. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy (# guests).
- Any unauthorized events or parties will be subject to immediate removal and the forfeiture of the additional deposit. Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood, and visitor numbers.
- Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand when possible.
- Do not unplug the WiFi at any time, as our thermostat must be connected to WiFi to work.
- Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
- Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage. Please keep windows and doors closed during your stay as bugs get inside very easily.
- Parents must not leave children unattended at any time. Any guest injuries sustained at the property are not covered by our vacation rental insurance.
- Guests must follow our check-out instructions, which we will send to you the evening before checkout.

PETS:

- Pets are welcome at our home! If you’re staying here with your furry friend, there are some things we’d like you to help us out with to ensure a smooth stay for everybody.
- We know you love your pet, but we ask that you please don’t let them up onto any furniture, especially sofas and beds.
- Guests are responsible for cleaning up after their pets. Please ensure you clean up after your pet daily.
- Pets must not be outside of the property without a leash.
- If you bring an unauthorized pet, you will forfeit your additional security deposit. There is a $50 pet fee not to exceed 1 pet maximum for pre-approved pets only.

SMOKING:

- This is a non-smoking home - If you do smoke, please do so outside, away from the house, and properly put out and dispose of the cigarette outside and clean up your butts.

NOISE, PRIVACY, AND SECURITY:

- We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours between 9PM and 8AM. If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in the loss of the security deposit and rental amount.
- In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably possible.
- There are a couple of doors in the home that are private and locked, please do not attempt to open them.
- Do not touch or modify any security cameras. Do not unplug the module that enables the cameras, as these are for your safety, our neighbors' safety, and the safety of our home.

KITCHEN:

- We provide the basics such as cooking oil, simple seasoning and some condiments. Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests.
- Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
- Be careful not to wash food remains down the drain. Please throw any kitchen scraps into a trash bag.

TRASH:

- Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
- To simplify the inventory process, please return any kitchen items back to where you originally found them.
- Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for you and/or the next guests.

PARKING:

- We have parking space on our property for many vehicles along our driveway.
- Everyone can park on the RIGHT side of the driveway so everyone can exit on the left side. Please be mindful that the main unit will also have guests and the driveway is SHARED.

MISCELLANEOUS:

- Please do not move any furniture from one room to another without agreeing to it with us first.
- Please don’t take any bath towels with you from the property.

DAMAGES:

- In case of any damage to the property or its appliances, the guest will pay for the repair costs.
- We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
- We’ve set out these house rules so that every guest visiting our property has a safe, secure, and most importantly, fun stay at our place.
- Compliance with these rules is essential for every member of the traveling party. We hope you have a great time and find everything you need at our home.

Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have agreed to, and a forfeiture of the additional security deposit. We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules. In any case, please use common sense while staying in our house. If you’re unsure about any of the house rules and require further clarification, please contact us.
