Not only is the penthouse situated on one of the most beautiful streets downtown, between the famous 5th Ave and the beach, but the building itself has an oceanview roof terrace with a pool, a jacuzzi, a bar with snack bar service, lounge areas, a fully equipped gym in the basement, and a parking spot if you’re arriving by car.

This 2-level, 3-bedroom penthouse is perfect for a group of up to 10 that are looking for great amenities, ultra comfort, and convenience during their vacation. The highlight of the penthouse that everyone will love is the private terrace that features a heated plunge pool with a decorative waterfall, plush seating, a bar area with a built-in cooler and sink area, and a dining table that can seat 8. This area has a roof and blinds controlled by a motorized system that opens and closes via an App or remote control to enjoy the terrace when it rains as it closes the area and protects the wind in cold weather, a true luxury and comfort. As you step inside from the terrace, you’ll pass through the Family Room/Studio that has a queen-size sofa bed convertible facing a Smart TV and a kitchenette. This level of the penthouse also features the master bedroom with a king bed and ensuite full bath.

The first floor has 2 bedrooms, each with 2 queen beds and an ensuite bathroom. On this level, you’ll also find a large, fully-equipped kitchen, a gorgeous natural wood dining table, a sofa facing a Smart TV, and floor-to-ceiling glass doors that give access to the balcony where you can hang out in the hammock and enjoy the view.

The property is located in the heart of downtown Playa del Carmen, about 53 km | 33 miles from the Cancun International Airport (CUN). Always refer to your mobile map app for accurate driving times, as they may vary depending on the time of day.

If you want to park your car in the underground parking lot, please let us know in advance. We'll need information like the type of car, brand, and license plate to give to the security guards.

For stays longer than 1 week, a complimentary cleaning is provided (mandatory) once a week and includes fresh towels. For stays longer than 28 days, bed linen changes are included every 15 days. If you require more frequent changes, there will be a charge of $30 USD.

Electricity consumption of 40 KW/day (the average consumption) is included. We encourage conscious energy consumption as any usage over 40 KW/day is charged at $8 pesos per KW. A meter reading is taken at check-in and check-out to determine any overconsumption.
For bookings made through any other OTA, the overage will be deducted from the security deposit. Electricity on longer than 30+ nights is not included.

Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded 7 days after check-out, provided all terms are met.

WE KINDLY ASK ALL GUESTS TO ABIDE BY THESE HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a penalty of $300 USD.
- No parties, events or illegal activities are permitted. Quiet hours are from 11 pm to 8 am. Excessive noise is not tolerated during any hour.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- The apartment will only be handed over to the main guest listed on the booking, who must present official identification. In case the main guest is absent, no exceptions will be made even if the companions are present.
- Pets are not allowed.

Very nice condo

We rented this place last minute as the condo we had booked many months in advance had unexpected construction. We are very grateful to have found it. Overall, it is a very nice condo, though overpriced compared to where we normally stay. Pros:
 Well decorated and well maintained. Outdoor space is amazing. Beautiful terrace and nice size private pool. Easy communication with local team. Functions essentially as a four bedroom. The upstairs living area with daybed (and private bathroom) can easily be another bedroom for 1 adult or one or 2 kids. Location is excellent. Less crowded area of Playa but access to tons of great restaurants within 5 minutes walk. Access to beach club (they do require a minimum of 300 or 500 pesos for food and beverage, per person). Very quiet unit. Rooftop pool is nice and rarely crowded. Cons: They charge for energy consumption over a certain allowance. I’ve never had any other place in Playa do that. And since there is a pool, expect to have to pay extra. If you’ve ever owned a pool you know how much electricity they use. The upstairs bathroom does not have a proper shower head, so you really can’t use the shower, which kind of negates having the extra bathroom. Someone stole our pool toys, so be careful not to leave things unattended. The upstairs kitchenette is not really usable. There is a microwave, but no dishes, utensils, etc. And the fridge is locked, so you cannot use. No ceiling fan in one of the bedrooms. Toilets are very sensitive.
