Damage: No structural damage or flooding to the home.
Power: The house has power, but it may be intermittent. Duke Energy might occasionally turn it off for repairs.
Plumbing: No issues.
Water: Running water is available but not drinkable. A boil water advisory is in effect. The water is safe for cleaning (laundry, showering, dishwashing), but avoid ingestion. It's murky and may take time to clear due to sediment.
Hot Tub: The hot tub is currently not available due to issues with city water.
WiFi/TV: On most of the time. Spectrum turns it off every now and then as they continue to work on down lines. They stated internet should be fully up (10/21)
Ideal Guests: Displaced locals or relief workers.
Vacationers: We don’t recommend visiting now due to the extensive damage in Asheville, though we'd love to host you in the future when the city has recovered.

The master bedroom is a true retreat, featuring an en-suite bathroom, a queen-size bed, and a 65" flat-screen Roku TV. French doors open to the patio, providing easy access to the hot tub for a relaxing soak under the stars.
Another queen bedroom and a full-over-full bunk room are thoughtfully designed for comfort and relaxation. Both bedrooms share access to a well-appointed bathroom. Whether you're traveling with family or friends, these bedrooms offer a welcoming and tranquil space to unwind after exploring the Asheville area.
If you're traveling with a baby, the bungalow provides amenities such as a port-a-crib and high chair making it an excellent choice for families with little ones. If you wish to use the port-a-crib, please remember to bring some bedding for it.

Both bathrooms are stocked with plush linens, hair dryers, and a selection of premium toiletries, enhancing the overall comfort and convenience of your stay.

INCIDENTALS:
As common for vacation rentals in our area, our cleaning service provides "start-up supplies" including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.
REFUNDS:
We adhere to the cancellation policy agreed upon at the time of booking and strongly encourage purchasing travel insurance. Please note that hurricane season runs from June 1 to November 30 each year. We do not offer refunds for weather-related issues or circumstances beyond our control. Travel insurance is highly recommended to protect your trip from any unexpected disruptions.

HOUSE RULES:
☞Rental Agreement: After booking, you will be prompted to sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.
☞Security Deposit: A $500 security deposit will be placed on hold by the host 1 day before check-in and released 3 days after check-out, provided no damages are reported. The time it takes for the funds to appear in your account will depend on your bank's processing times.
☞Trip Insurance/Refunds: We recommend purchasing trip insurance for weather or health-related emergencies. Please note that no refunds or date changes are allowed after the free cancellation period.
☞Cancellation Policy: We will adhere to our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.
☞Rental Age Policy: Must be 25 years or older reserve the home AND must be present for the entire duration of the stay. No third party bookings permitted.
☞Occupancy: Max occupancy is 8 (including children). Only registered guests are allowed on the property.
☞Visitors or unregistered guests are not permitted under any circumstances. Unregistered guests will incur a charge of $150 per night per person. If the number of guests exceeds the maximum occupancy, a $500 over-limit fee will be applied. No exceptions will be made.
☞Parking: Parking is available for 2 cars MAX. Boats, trailers, RVs, buses and commercial vehicles are not allowed on the premises. Street parking is not allowed.
☞No Parties: Parties are not allowed. Do not tape or tie banners or balloons anywhere on the property. You, as the person who made the booking, will be responsible for any damages and additional cleaning fees.
☞Check-In: No need for keys! We have a smart lock for self check in. Check-in anytime after 4pm. Early check-ins incur a $50-$100 fee, subject to cleaner availability and not offered during peak seasons or holidays.
☞Late Checkout: We cannot accommodate late check-outs. Check-out is by 10 AM.
☞No Smoking: Smoking is strictly prohibited inside the home. Any evidence of smoking will result in a $250 fine, loss of the security deposit, and additional charges for any damages incurred.
☞Security Cameras: There are 2 surveillance cameras at the property—one above the parking area and one at the staircase. Both cameras will be active and recording during your stay. Please do not tamper with them.
☞Bugs Inside Home: We have monthly pest control, but due to our natural beach setting, occasional bugs may appear. Please keep doors and windows closed when not in use to help minimize this.
☞Power Outages: Electricity, internet, and cable services may be interrupted during storms or due to issues beyond our control. While such disruptions are rare and typically resolved within a few hours, we cannot offer refunds for outages, weather conditions, natural disasters, or other unforeseen circumstances.
☞Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect the neighbors. Violations will result in a $250 fine, loss of the security deposit, and immediate eviction without a refund.
☞Restricted Items: No candles, confetti, hair dye or glitter! Use of any of these will result in a $100 fee, plus charges for any damages caused.
☞Showers: When showering, keep shower curtain liner inside the tub and completely closed.
☞Toilets: Do not put anything other than toilet paper in the toilets. No feminine hygiene products, flushable wipes, cleaning wipes or trash.
