The Space:
Our home features a private screened heated pool, fully fenced for your privacy.
Four bedrooms, including one king room, two queen rooms, and two single beds, comfortably accommodating up to 8 guests.
Sleep Arrangements:
Master Bedroom: King-size bed, with an en suite master bathroom.
Bedroom 2: Queen-size bed.
Bedroom 3: Queen-size bed.
Bedroom 4: 2 Twin-size beds.
FREE Heated Pool:
The pool heater is FREE of charge, and please arrange this service in advance. We'll set the heater before your arrival to ensure it is warmed up for you. Water temperatures are typically set to 80-85 degrees based on the time of year. Please do not attempt to control it yourself. It costs $200 to get the pool technician out to reset, and this will be billed to responsible guests.
Unwind on the covered patio or dip in the pool with provided floats and patio furniture.
The kitchen is fully equipped with modern appliances, including an air fryer, blender, toaster, and electric kettle. A new propane Blackstone grill is also available on the back patio.
Additional Guest:
A maximum of 8 people are allowed here based on the number of rooms and beds available. Any additional people will be subject to an additional fee of $25 per day.

Rest assured, we follow an enhanced cleaning protocol developed with leading health and hospitality experts, ensuring a clean and safe environment during and beyond COVID-19.
Living Room:
A 65-inch Samsung Smart TV awaits in the living room with a Nintendo Switch.
A selection of board games provides entertainment for the whole family.
Sink into the comfy sectional sofa and relax.
Kitchen & Dining:
The fully equipped kitchen boasts stainless steel appliances.
The open-concept dining area can comfortably seat up to 8 guests.
Kitchen amenities include an air fryer, toaster, coffee maker, hot water kettle, rice cooker, instant pot, and a complete set of dishware, cups, wine glasses, silverware, pots, and pans.
Bathrooms:
The house features 2 bathrooms, including an en suite with a standing shower. The guest bathroom has a bathtub.
Fresh towels, essential toiletries, a hairdryer, and first aid kits are provided for your convenience.
Supplies:
To get you started, we provide a starter pack of supplies, including toilet paper, paper towels, detergent, dish soap, shampoo, and body wash. For additional supplies, there are nearby stores, such as Walmart (a 5-minute drive) and Costco (a 15-minute drive).
Access the house using the keypad lock provided by the host. Guests have full use of the property, home, and contents; except for the backyard shed for personal storage and cleaning cabinet located inside the laundry room.
Boats/RV Parking:
We offer an additional 30-foot parking space for your boats and RVs at no extra cost.
Additional rules:
No parties or events are allowed.
Pets and smoking/vaping are not permitted inside the home.
Security cameras are in place around the property for your safety.
Quiet hours are from 10 PM to 8 AM in compliance with Melbourne city ordinance.
Please keep loud music, voices, and sounds at a minimum to respect our neighbors.
The house is not childproof; please supervise your children.
Please understand that Florida's natural surroundings include bugs, insects, mosquitoes, spiders, and ants. Ensure doors, sliders, and windows are closed. We do not offer refunds for issues related to bugs, insects, or animals found inside or outside the home. We have a monthly pest service with Terminix in place.
The outside exterior premise of the house is under 24-hour video/audio surveillance cameras and doorbell for your safety. To respect your privacy, the outside cameras are only pointed towards the entrance of the house. These security cameras focused on the entryways and were designed to maintain privacy while enjoying our home.
Check-in/out at the agreed times. We operate a business on a tight schedule, and a new guest just like yourself is often arriving the same day you depart. Pool and lawn maintenance are also on a set schedule and are needed to keep the property in great condition. These services cannot be rescheduled.
Liability and Obligation to Follow the Rules:
By swimming in the vacation home pool, the guests recognize and fully understand certain things, including:
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• Your use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
• You recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of the types of risks that you are assuming.
By agreeing below, you understand our property management is only responsible for reservations, house cleaning, and checkout. By agreeing to the Terms & Conditions below, you waive, discharge, and agree to hold harmless our company and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times.
Holder Over
If you hold over or remain on the vacation rental property beyond the time and date of checkout, you agree and consent to be removed from the premises and locked out of the vacation rental property by the company or owner of the property, its representatives, and/or law enforcement. You further consent to permit the company or the owner of the property to remove your personal belongings to a location of the Manager's choice, where you may retrieve them.
Vacation Rental (Not a Lease)
This is a vacation rental agreement for a temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Lost and Found
Please note that all shipping is at the traveler's expense. There is a minimum $30 charge for a representative of the company bringing your item to a post office plus shipping cost. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.
Miscellaneous
All legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between the company or the Property Owner and you be held to be invalid, illegal, or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect.
NO PETS or ANIMALS of any kind! Due to the severe asthma and severe allergy of one of the owners who supervises and stays in the house between reservations, NO PETS, ANIMALS, ESA, or SA's of any kind are allowed. A guest who brings any pet, or ANIMAL, endangering the health of one of the owners, will be immediately expelled without reimbursement and might be responsible for medical expenses in such an event.
We will not provide a refund for guests who do not read and understand the instructions that are provided to them before they book.
AT CHECK-IN AND DURING YOUR STAY: ALL ISSUES, VISUAL DAMAGES, MATTERS MUST BE REPORTED ASAP VIA EMAIL at the time of check-in (via the channel you have booked the property), to ADDRESS IT PROMPTLY AND ACCORDINGLY. ALL COMMUNICATIONS SHALL BE IN WRITING TO AVOID ANY MISUNDERSTANDINGS.
Liability: Hosts are not responsible for accidents, personal injury, or sudden illness on the premises, nor for lost, damaged, or stolen personal property. All Guests assume the risk of any harm arising from their use of the premises. Hosts are not responsible for third-party service providers.
