This modern 8-bedroom, 5-bathroom vacation home is nestled in the prestigious gated community of Champions Gate, offering a prime location just 8 miles from the enchanting gates of Disney World and other major attractions, shopping areas, and dining options.

The property features a spacious and open floor plan, with a fully equipped kitchen boasting stainless steel appliances, granite countertops, and all necessary cookware, utensils, and appliances. Gather around the breakfast bar seating four, the dinette seating three, or the formal dining table accommodating eight.

The living area is designed for relaxation and entertainment, featuring an HD Smart TV and comfortable seating. Access the private screened pool and jacuzzi area directly from the living room, where an alfresco dining area with seating for six invites you to enjoy outdoor dining experiences. Sun loungers are strategically placed around the pool for guests to bask in the Florida sun.

These house rules are designed to comply with local short-term rental ordinances, as well as local laws and regulations. Compliance with these rules is important to ensure that ALL our guests have an enjoyable stay, as well as treating our local neighbors with respect.
Please keep in mind that your rental is someone's cherished home, and investment. Please treat it like you would your own home.

Late check out can be requested, but not guaranteed by contacting the management company at least 48 hours proper to scheduled check out.

QUIET HOURS are strictly enforced. There should be no music, loud chatter, slamming of doors, or any kind of noise that can disturb other guests or neighbors between 10PM and 8AM. Failure to do so will result in fines and/or eviction from the property, without refund.

GARBAGE/TRASH - Please dispose of trash during, and at the end of your stay into the designated trash bins or containers. Failure to do so will result in a $150 fine for trash removal.

PARKING - Each property has a designed parking area, and a maximum number of vehicles that are allowed at the property. Do NOT park on the grass or along the street unless given prior written permission from the management company. Illegally parked cars, trailers or RV's will be towed at owner's expense.

MAX OCCUPANCY - Each property has a set maximum occupancy according to local ordinances and regulations from the Fire Marshall. The property has a maximum occupancy 12 at ANY TIME, will be 12 people. Any visitors must be preapproved in writing by management company. Failure to adhere to these regulations is cause for eviction without refund.

SUPPLIES- Each property is equipped with a starter pack of paper towels, toilet paper, dishwasher and laundry pods, soap and hotel style shampoo and conditioner. If you run out, you will need to replenish these products at your own expense.

LINEN -Each property is fully equipped with towels, beach towels and bed linen to accommodate each guest in your reservation. Most properties have access to in house laundry machines or a laundry room to wash these items if necessary, during your stay. There will be no replacements unless you have scheduled extra cleaning services during your stay. Any missing or damaged linen or stains that cannot be washed out, will be charged to your final bill.

PARTIES- There are absolutely NO parties, events, gatherings, dinner parties or anything of this nature allowed at ANY of our properties. These rules are also strictly enforced by local law enforcement. Parties damage our reputation with the local community, other guests, and neighbors. There is a zero tolerance for this issue1 and if we see1 hear or get any calls from other guests or neighbors about a party, you will immediately be asked to vacate the property.

MINIMUM AGE REQUIREMENTS for renting any of our properties is 25 years of age. There always must be at least one adult over 25 staying at the property. Guests may be asked to provide a valid ID upon check in to confirm compliance. Renters that fail to meet this requirement will not be allowed to check in to the property and will forfeit their reservation without refund.

SMOKING/TOBACCO -there is absolutely no smoking of any kind allowed inside the property or on the premises. If we find any evidence of smoking, it will automatically result in a minimum fee of $500. If the property needs to be fumigated to remove the smell, a further $1500 fee will be applied to your card on file.

DRUGS/MARIJUANA-There is an absolute zero tolerance for any drug or marijuana use (medicinal or otherwise) at any of our properties. Evidence of drug use will result in $1000 fine, as well as eviction from the property without refund. If the property needs to be fumigated to remove the smell a further $1500 fee will be applied to your card on file.

AC-As noted in your check-in instructions, the AC should NEVER be set to less than 74 degrees. With the high temperatures in Florida, running an AC system constantly will result in the system freezing up and stop working. If any doors or windows are opened, the AC system needs to be shut off completely. If an AC system stops working due to not following rules, the guest will be charged a minimum of $250 for an AC company to fix the issue.

POOL Safely- When staying at one of our pool properties, please follow the rules and guidelines for your own safety. Please rinse off any sand before entering the pool.

CLEANING - When leaving the property, please remove all trash, load, and start the dishwasher, empty the fridge and freezer, and strip the beds, leaving linen and towels by the laundry or on the floor. Please help our staff by cleaning up any excess mess. If the property is left dirty beyond normal usage, and excess cleaning fee may be applied.
