The outdoor amenities at The Overlook are nothing short of remarkable. A heated private pool offers a refreshing oasis throughout the year, ensuring it can be enjoyed in both the summer and the winter. (The outdoor private pool is available to be heated from March to October for a fee of $250 per day. Please note that we require at least 48 hours' notice prior to your arrival for this service.) Offering the best poolside view in Broken Bow, take in the breathtaking scenery as you relax by the water's edge. Also features an EV outlet, guests will need to provide their own charger.

Adventure enthusiasts will be delighted to know that The Overlook offers direct access to the 15,000-acre Ouachita National Forest by UTV right from the cabin. This means that the great outdoors, with all its hiking trails and natural beauty, is just a UTV ride away, making it incredibly convenient for exploring the wilderness.

Additionally, The Overlook stands out with its ample parking space, a rare feature for the area. No steep driveways here, ensuring easy and stress-free access to the cabin for all your guests. Whether you're arriving in a large group or with multiple vehicles, you can rest assured that parking won't be a concern during your stay at The Overlook. Plus, there is room to park ATV trailers and boats, making it even more convenient for guests with outdoor equipment.

The interior of this mountain retreat offers spacious and well-appointed rooms for your comfort and enjoyment. The living room features a large leather sofa and four additional chairs, a cozy gas fireplace, a big screen HDTV, and throw blankets for those chilly evenings. The kitchen and dining area boasts island seating for four, two lounge chairs, and extensive counter space. You'll find top-of-the-line KitchenAid appliances, a Drew Barrymore coffee maker, a double air fryer, a knife set, and all essential cooking utensils, including pots, pans, an Instant Pot, dinnerware, and a cast iron skillet.

The cabin offers four master bedrooms, each with a king-size bed, nightstands, and well-furnished amenities. The ensuite bathrooms are equally impressive, with large walk-in showers, double vanity sinks, and plush robes. The upstairs bunk room/loft is a fun and spacious area with a sleeper sofa, additional chairs, a kitchen area with a mini fridge and Keurig coffee maker, a big screen HDTV, a ping pong table, a pre-loaded arcade table, and two triple-stacked full bunk beds, making it perfect for families or large groups.

Outdoor living spaces are designed for relaxation and entertainment, with an extensive patio featuring a gas fireplace, big screen HDTV, Infrared porch heaters, and a dining table seating up to ten. The outdoor kitchen includes a gas grill and mini fridge, an outdoor private heated pool with a basketball goal, sun loungers, in-pool sun loungers, and a gas fire pit with seating by the pool. There is also a hot tub, a pickleball court, and a basketball court for your enjoyment. Additionally, there is a traditional wood-burning fire pit perfect for s'mores. Upstairs, you'll find an additional outdoor living space with bar top seating for four, patio furniture for six, a gas fireplace, and four rocking chairs.

Please also note that this property uses exterior surveillance cameras facing away from and monitoring activity approaching the cabin's front and back entrances, as well as 1 camera facing the front of the cabin and pickleball court. The only cameras being monitored during your stay are the front-facing cameras to ensure guests do not go over max occupancy at check-in. • Rain gear and light jackets (Our average rainfall is 55″-60″ each year).
• We have beautiful scenic trails; good hiking boots are a must.
• Water shoes for our vast shorelines and streams.
• Insect repellent, sunblock, and other first-aid supplies.
• Coffee and filters – enjoy this while sitting on the deck in the early morning.
• Condiments --A starter supply of coffee/filters, salt/pepper, paper towels, toilet paper, bath soap, dish soap, dishwasher tablets, trash bags, and laundry soap is provided. Still, guests may need to bring additional supplies.
