HOUSE RULES:

1. We do not allow smoking inside; breaking this rule will incur a $2500 fine.
2. Please no one under 25 yrs old without a parent or guardian.
3. Please be HONEST about how many guests are staying.
4. Pets must be approved. Please let us know the type of pet and its size.
5. The building has cameras at the entryways.
6 . Parking: Maximum 8 Cars. No parking on road or grass. Guests shall only park in the driveway. No Campers, No RV's.
7. ABSOLUTELY NO parties! You will immediately forfeit your stay without a refund.
8. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
9. If you notice anything that presents a danger that could result in damage to the location or to any individuals, let us know immediately.
10. If guests delay the cleaners from beginning their cleaning at the predetermined check-out time, guests will be charged $500. This fee is applied to any late checkout between 11 am ET and 12 pm ET and $1500 after 12PM ET . This does not apply if our team has approved a late checkout in advance.
11. Check-in time is any time after 4pm ET. Check-out time is any time before 11am ET. You are welcome to request an early check in or late checkout, but this is not guaranteed and we can only confirm 24 hours in advance.
12. Security Deposit Required.
13. Hot Tub and Boat is not available.
14. Kindly refrain from using the "shore lights" as our neighbors have shared concerns about the brightness.
15. Any guests exceeding the agreed-upon number will be charged a fee of $500 per guest.
16. If a complaint is made about the party and is proven to be valid, a fee will be charged to the guest.
17. Valid complaints may include, but are not limited to:
Excessive noise or disturbance.
Property damage.
Violation of venue rules or regulations.
Illegal activities.
Use of Fireworks.

Coffee: We have provided a Keurig coffee machine for you along with some K-Cup pods. Feel free to bring your own pods if you have a favorite brew.
