This magnificent 4-bedroom mid-century modern Alexander, located in Vista Las Palmas, is the perfect luxury getaway in the heart of Palm Springs. This home was designed by Charles du Bois and situated on a quiet and perfectly located cul-de-sac. Sliding glass walls frame the San Jacinto Mountains, refreshing pool and spa; inviting the beauty of the sustainably maintained outdoors right to you. This is classic indoor/outdoor living with a mid-century backdrop. We are walking distance to the heart of the design district and downtown Palm Springs where you will find the best in cafes, dining and entertainment.

Upon arrival, you are greeted by the completely renovated front yard with desert landscaping and a beautifully designed pebble-stone walkway. The home opens up to the main living area with 15’ vaulted and beamed ceilings, picture-framed windows and a quintessential white rock fireplace with built-in bench seating. Marble terrazzo floors flow throughout the home which boasts newly remodeled bathrooms and a carefully-appointed kitchen. Glass sliding doors open onto the pool and separate waterfall spa just steps away from the outdoor kitchen and relaxation area. All feature gorgeous mountain views!

The Living Room:
The living room features two sofas (98” and 82”) configured in a L-shape to curl up on with family or friends by the fire or in front of the 70” LED TV. The open concept design allows you to flow from living to dining with an expandable table to entertain up to 10 directly beside the kitchen with the spectacular, ever-present mountain views.

Super high-speed WIFI for streaming TV in the living room and throughout the house. Samsung TV Plus and Netflix home account. Ring video doorbell and ADT security system. State-of-the-art heating and cooling system.

Outdoors:
Step outside to enjoy the outdoor living room with ample seating for all your guests. There are chaise lounges to sun on and a cushioned sitting area by the pool. Enjoy the outdoor kitchen with a custom granite countertop. Grilling station includes a top-of-the-line 42” Alfresco grill with multiple storage drawers. The backyard is fully enclosed, your private and secure oasis for family and your dog (must be approved by owners).

The saltwater pool is done in a rectangular shape with a large sunning shelf for your relaxation and enjoyment.

Kitchen:
Stunning gourmet kitchen features white Caesarstone counters and bar. Custom kitchen cabinets. 5-burner Bertazzoni stainless steel gas range with built-in grill, Dacor built-in refrigerator, dishwasher, ice maker, fully stocked cookware, bakeware, cutlery, dinnerware, blenders and small appliances. You name, chances are good that we’ve got it!

Bedrooms:
The first 3 Bedrooms are situated at the east wing of the home.

The Primary (13’2” x 18’5”): Enjoy your evenings and mornings in the king-sized bed. You can easily step out to the spa from your sliding glass doors and enjoy your private en-suite bathroom, soaking tub, dual sink vanity and walk-in shower. Large customer built, walk-in closet with extra storage for your extended stay. The primary includes a sitting room styled with a couch for relaxing/reading and beautiful views of the backyard.

Guest Room 2 (13’6” x 13’8”): Enjoy a queen-sized bed, internet capable TV and large custom built closet. Guest Rooms 2 and 3 share a bathroom.

Guest Room 3 (10’11” x 11’3”): your own private patio and queen-sized bed. Plenty of closet storage and drawers in the custom built closet.

Guest Room 4 (13’2” x 10’8”): On the south side of the home, enjoy the private casita with a separate entrance, private bathroom and beautiful view of the backyard. This room is cool and serene, features a queen bed, bathroom, vanity and walk-in shower.

Garage: There is a 240V outlet in the garage for EV charging. Note: The garage was not designed for a large SUV. Please reach out if you have any questions on the garage capacity.

Palm Springs Vacation Rental Home Ordinance #2075:
New laws that apply to all Palm Springs vacation rental homes (see Palm Springs “Good Neighbor Brochure” for complete details)
• Complete ban on all outdoor music and amplified sound. There can never be any outdoor music heard from outside the residence.
• Outdoor “Quiet Time” between 10pm to 10am.
• Overnight guests limit = 8 (Adults, kids, babies).
• No more than 4 total cars may be parked on, or in front of, the property.
• Trash must be disposed of in provided receptacles and cannot be visible from the street.
• All stays require a separate and signed rental agreement. (via SignNow)
• Primary renter must be at least 30 years old.
• Government issued photo ID must be provided by primary renter.
• All adult guests must sign the city of Palm Springs “Rules and Regulations” sheet agreeing to abide by all local Vacation Rental laws.

City ID: 5568

The City of Palm Springs now has “Vacation Rental Compliance Officers” to patrol and monitor all vacation rental homes. Any violation of the above laws the city will issue you a $500 ticket. Any guest receiving a citation from the City for illegal outdoor music or noise past 10pm will be asked to leave with no refund.

Beautiful house on quiet street in old Las Palmas. Had everything we needed in kitchen, bedrooms, casita, pool and spa. Perfect for 8 people with lots of room to spread out.

Such a lovely time. Fantastic layout!our beds were super comfy, the kitchen well equipped ( we love to cook brought some items as well) ,great stove and oven… we had a very relaxed and fun time. Our 4 year old grandson loved the hot tub and pool. Thank you for sharing your lovely home.

Delightful hideaway

Beautiful well equipped property. Attention paid to keeping the home modern while still paying homage to its mid century roots. Tucked away on a cul de sac in a private neighborhood. As noted the garage is smaller, my Rivian truck was too long to fit in the garage. However there is a 240v plug in the garage, close enough that I was able to use my travel charger. I just left the garage door open a small a bit to not crush the cable. I had some questions during my stay and the property owners were extremely responsive and helpful. Would highly recommend this property for families with teens, ( mine were 15&17 at the time of our stay) we swam, played games and watched movies. Great location within minutes of everything you would want to see in Palm Springs and the surrounding areas.

Great vacation rental!

Communication from the time of booking was top notch. Check-in process was awesome. It’s nice to actually be checked in by the owners and not a management company who doesn’t give a sh*t about the property. The house was awesome and we really enjoyed our time there. Walks to coffee, lunch, dinner. Hanging at the pool all day. Our evening walks through the neighborhood with a cocktail to check out the real estate, the views…..everything was great. Thanks guys!

A love letter to Topaz

This property surpassed all expectations, and I consider myself a tough grader. Not only is this home impeccably maintained, but impeccably appointed. It’s the “comfort package” from functionality to pleasing aesthetics, all wrapped up with an attention to detail. The location represents accessibility to the best Palm Springs has to offer: great architecture, great design, great restaurants & shops, and outstanding views. It’s a film studio’s backdrop that you are part of every day and that you can bicycle or walk to. Subsequently, this was the most enjoyable stay I’ve had in the area in 8 years of leasing. After countless nightmarish experiences with local property management companies I was able to hang my hat in a problem free zone, surrounded by my happy place. The key is having homeowners vested in providing a seamless and enjoyable experience. Topaz owners are all that, and represent themselves with a refreshing transparency.

It’s a beautiful house in a beautiful location! Very clean and well appointed. The house had everything we needed and we loved the decor- so perfect for Palm Springs. I stayed with 2 friends in January. I love the mid-century modern architecture and neighborhoods. I booked this house for its style and location. The neighborhood is quiet and very beautiful. We’ve really enjoyed our stay. The Property Manager answered all questions and was very nice and helpful. I would recommend.

Welcoming luxury in perfect location

We knew from the pictures and the location that we were getting a high end and beautiful home, but the incredible welcome and support from the hosts was unexpected. Todd and Kirk checked in with us before the stay to ensure we understood the vacation rental ordinances and ask if we needed anything, offered great suggestions before and during our trip, and stayed in text communication throughout. They left detailed instructions for all the appliances and Todd walked my brother through the whole house when we arrived. I haven't actually rented a vacation home from the owner, not a management company, in a long time and it makes a difference! The house is magazine beautiful but set up for ease and comfort: games, lots of dishes including outdoor sets, great linens and towels, variety of lighting, and stylish but low fuss furniture. The location is also ideal, near the mountains for views and quiet but also an easy walk to town for coffee at Koffi. Kids loved the space, parents loved the style and grandpa loved his privacy in the casita.

Wonderful Palm Springs Visit!

We loved our stay in Vista Las Palmas. The home is in a beautiful quiet neighborhood with amazing views of the desert mountains. It is well-stocked, spacious and very comfortable. We enjoyed the pool and spa in the backyard and just listening to the birds. And it's so close to town. We walked to the main strip (about 15 mins) to browse shops and eat at restaurants. Would definitely stay here again and recommend to others.

Perfect place!

We just stayed at this great house for 3 days and we would definitely return! Super clean, everything we needed (especially towels... we go thru some towels), and a location that's absolutely perfect. It's close to downtown Palm Springs, but not too close, with easy access to the shops (and Starbucks), but there was no noise or traffic. Great neighborhood for walking, which we did every morning. The pool and hot tub were perfect, with a large tanning shelf and an umbrella for shade. There's an outdoor couch in a nice covered area that was perfect for getting out of the sun. Overall great trip and so happy we found this place. Will definitely re-book in the spring!

Amazing visit from start to finish!

Topaz Vista is the perfect midcentury modern homr and the location can’t be beat. The house was spotless, organized and well appointed. Great layout with spacious areas for relaxing indoors and outdoors. We spent the entire weekend around the pool and grilled lunch every day. The kitchen was well equipped for the private chef that we hired for our anniversary. The bedding and towels were top-notch; something I would expect at a 5-star hotel. The location was amazing for walking to bars and restaurants and the owners were very responsive and fantastic to work with. Vista Las Palmas is the perfect neighborhood for walking and touring midcentury modern architecture. We would definitely stay at this property again!
