The Space:
This development property promotes an ecological, spiritual, and natural lifestyle coupled with modern luxuries and comforts. It’s a fantastic place to restore peace and calm.
This rental is a 2-condo combo, both units are on the 2nd level of the building and together provide you 2,152 sq ft | 200 sqm of living space (each unit is 1,076 sq ft| 100 sqm). Both feature a natural open living space to enjoy quality time together.
BOTH condos have the same layout and feature:
- Large sliding glass doors to extend the living room to the outdoors with seating on the balconies.
- Dining tables that can accommodate 6 people for a sit-down meal.
- Fully-equipped kitchens with sleek design finishes and quality appliances to prepare meals at home.
- Washer and dryer in both units.
- FiberOptic Wi-Fi and comfy laptop workspaces.

The on-site amenities and common grounds are designed so you’ll feel a sense of peace and calm and a strong connection to nature. Meander the pathways to find the pool with lounging areas and the two special cenotes, a very unique feature.
Guest Access:
You’ll have exclusive access to both of the condos. Plus, access to all the shared amenities like the pools, lounging areas, 2 cenotes, fitness center, yoga area, restaurant/bar, co-working/business center, dog park, and more!
The Neighborhood:
Located in a beautiful new development just 3 mi | 4.5 km or an 8-10 min drive from the center of Tulum town and a 14-min drive to the beach. The property is in an area surrounded by lush jungle, with lots of pathways to nooks and hidden gems for a unique connection with nature and plenty of modern amenities.
PLUS:
- You can walk to Tulum town in about 30 min or bike there in 10! The town has a variety of bars, restaurants, cute shops, live music & street performers.
- Take a stroll through the park downtown too! Lots of activities always happening around there.
- You can bike or take a short drive or taxi ride to the Tulum beach hotspots, jungle restaurants, boutiques & eco-chic nightlife.
- There's a big Chedraui grocery store and an AKI nearby to pick up food and supplies.
And when the beach has its Sargassum season, don't despair! The beach isn't the only attraction in Tulum. You can still find amazing things to do, like:
- RIVER FLOAT at SIAN KA’AN BIOSPHERE, a nature preserve & UNESCO World Heritage Site. The best float is via "Laguna Tours Muyil" (on G Maps).
- NOPALITOS LAGOON, this magical lagoon & nature sanctuary, is a fabulous hidden treasure that you can access for a small fee per person. You can bring your own food & drinks to have a picnic there. There's also there a day club called “Neek Tulum" (w/ a cover charge)
- VESICA TULUM, a CENOTE DAY CLUB situated only an 8-min drive from the property.

Getting Around:
The property is about 120 km/75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). It’s best to pre-arrange your airport transfers. There are shared-ride and private transportation options as well as rental car options at the airport.

Other Things to Note:
*Important note: this is a beautiful new development, but it is located on the jungle side of the main highway, about 5 km | 3 mi from the center of Tulum town and a 15-min drive to the beach. It’s a wonderful place to disconnect, surrounded by lush jungle landscape and lots of hidden gems, including 2 natural cenotes onsite. That said, it's best to have a car or bike to get around from this area.
Also note: Tulum is experiencing high growth, so there's the potential to hear construction noise during the day as well as power outages due to a lack of infrastructure, both outside of control and we cannot be held responsible.
For stays longer than 6 nights, there is a $50 USD weekly fixed electricity fee charge. It will be collected before arrival, during your stay, or post-departure. Our team will reach out to you to coordinate the payment.
Is it your first time in Tulum? The property is surrounded by jungle, and our cleanliness standards are the highest, but that does not prevent the occasional insect from visiting the property. Keep this in mind before you book.
Housekeeping rules to keep in mind:
- Please hang towels up, do not leave them on the floor.
- Please throw the toilet paper in the trash basket and not in the toilet bowl to avoid plumbing problems. (Tulum has a sensitive eco-system throughout the entire city)
- Close the doors and windows every time you leave the apartment.
- Turn off the fans and A/C when you leave the apartment. It only takes a few minutes to cool the environment again when you return.
- Take out the trash to the deposits that are on the left side of the guardhouse by the main entrance.
- Visitors are not allowed.
Some home and bath essentials are provided, like toilet paper, some garbage bags, soap, body wash & shampoo. These items, however, are not replenished. If you need more, you’ll need to purchase it.
Guests may need to climb stairs to access certain areas of the property.
A security deposit may be required prior to arrival or at check-in, except for Airbnb reservations. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
There are security cameras facing outside areas of the complex only, and strictly there for the safety and security of our guests.
Complimentary cleaning is not included for extended stays. However, if you'd like the place cleaned, we can arrange that for an additional fee. (Laundry not included in the cleaning service) Please provide at least 48-hour advance notice.
Late check-out subject to availability with an additional fee, please contact the host.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pools hours: 7 am to 10 pm || Cenote hours: 9 am to 6 pm.
- Pets are not allowed without prior authorization. An additional charge of $25 USD (per pet) applies; max 2 pets per reservation. Please contact us if you’d like to bring any pets.
Pet rules are as follows:
• Pets are allowed as long as they are domestic animals (dogs or cats). Animals such as reptiles, arachnids, and birds, among other species prohibited by law, and entry will not be allowed.
• It’s mandatory to keep your pet on a leash at all times inside Selva Norte. Inside the designated dog park area is the only place you can release your pet from its leash.
• The entry of pets that do not comply with all the rules (vaccination card, walker collar) is not allowed.
• It is forbidden to use crockery and glassware of the property to feed your pet. The Owner must carry the necessary feeders for this purpose.
• It is forbidden to bathe pets in the showers in the room (as well as the use of towels).
• To avoid accidents, never release your pet while it is inside the development facilities. To maintain a clean and pleasant space, avoid letting your pet relieve himself in public areas.
• Pick up and clean up solid and liquid waste of your pets.
• All damages caused by the pet in the Selva Norte facilities must be assumed by its owner.
• These rules apply from the moment the pet enters development.
** A breach of any one of these house rules listed will incur a $300 USD penalty fee. **
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs at the property is strictly prohibited.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated.
- No loud music is allowed. Please be respectful of the neighbors.
Interaction with Guests:
It’s a self-check-in property using an access code on the electronic door keypad to gain entry.
