Modern kitchen that is fully stocked for those wanting to cook in. Multiple seating areas and dining for 6 in the open floor plan concept. Unique space that features open floor plan that is centered around a modern kitchen with custom island. The home has a vintage feel that creates charm throughout. Relax in the living room on the sectional and watch tv or gather around the eat in kitchen. Backyard is private and has all that you need to enjoy the Arizona weather. Sparkling pool and hot tub as well as a custom fire pit to wind down around at the end of the day. BBQ grill and outdoor couch round out this incredible backyard space. Wanna take a bike ride around the quiet neighborhood? Two bikes on site for guest use.

Other things to note
Home is located in a quiet established neighborhood and neighbors must be respected at all times. No large parties will be tolerated. Quiet hours nightly at 10 PM for outdoor area.

Pool can be heated for an additional $75 per day or $350 per week Please notify manager at least 48 hours in advance for pool heating.

No smoking or vaping in home at any time.

If you are traveling with children 6 and under please notify manager for pool safety notice.

IMPORTANT: This property fully complies with all rules, regulations, and ordinances regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and local govenrments to require occupancy information including contact data, and vehicle data. An online portal has been established to make the process of providing the information easy and to take as little time as possible.

Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.

NOTICE: Using this property for following purposes is prohibited:

1. Any nonresidential use; 2. Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule; 3. Operating a retail business, restaurant, event center, banquet hall or similar use;4. Housing sex offenders; 5. Operating or maintaining a sober living home; 6. Selling liquor, illegal drugs or pornography; 7. Operating a nude or topless dancing; 8. Obscenity; 9. Adult-oriented business; or 10. Other uses prohibited by A.R.S. 9-500.39. Registration: 21436422

Arizona recently enacted a state law §33-1806.01 / §33-1260.01 which enables cities and HOA's to obtain information about short-term renter's contact data, group composition, and vehicle data.

An online occupancy portal has been established to make the process of providing your group's information easy, and to take very little time.

* The primary renter must be 25 or older. ID verification is required for all renters.

* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy is required prior sending out arrival information.

(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting vehicle(s) and/or using ride-share services.

* Facilities Use Safety Notice & Indemnification.
All renters are required to read and digitally sign a one-page Safety Notice designed to ensure that everything possible is done to help people occupying the property to stay safe during their stay. (REQUIRED)

* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.

(a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.

Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
