Guests have entire home to themselves and there is no shared spaces in this home.
House Rules
Quiet Hours are 10 PM nightly and strictly enforced. This is a residential area where people live full time and we expect neighbors to be respected at all times. You can come and have fun but just always do in it a respectful way. NO LOUD PARTIES will be tolerated.
Booking party must be 25 years of age.
Only guests registered on the booking are allowed at the house without host consent. Maximum of 10 guests are allowed.
No smoking anything in the home. Smoking will result in a $1000 fine.
Ring camera on the front of the home for guest safety and security of the property. No cameras in home or anywhere in backyard
Pets are allowed but must be approved prior to booking. $100 pet fee applies for all approved pets.
IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.
(b) Bedroom and Bedding Setup. (OPTIONAL)
* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)
* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
(a) Time Change Policy: All requests for early arrival and/or late departure must be requested in advance and may not be possible based on the home’s cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure request updates.
(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Health, Safety, and Security protocols by arriving to the property before receiving full authorization to occupy the property.
