Guest access
Guests can use the whole property including all indoor and outdoor living spaces. The only areas that are off limits are the small owners closet in the laundry room and the attic. Guests must keep in mind to not block the neighbors driveway.

****The kitchen and bathroom surfaces in this space are professionally BLEACH CLEANED in between every visit. BLEACH is the best disinfectant for sanitizing.**

This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring door bell for added security.

Early check-in is subject to availability at the sole discretion of the host.
Early check-in availability is determined on the day of arrival.
The early check-in fee is $50.
Early check-in time is 2pm or earlier.

Late check-out is 12pm and late check-out fee is $40.

Late check-out is only applicable to reservations that have paid the $40 late check out fee. Late check-out can only be added to the reservation prior to check-out date. If you request late check-out on check-out day or overstay past normal 10:00 am check-out time then late check-out fee is $80. This $80 will be automatically deducted from your deposit.
Late check-out is subject to availability at the sole discretion of the host

Regular check in is 5:00 pm and check out is 10:00 am.

You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove it and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.

There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property.

Please take out trash and place it in black bins located outside in the back/side of the unit. There are additional garbage bags in the trash can under the current bag.

There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment.

Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen.

Pets are allowed 25 pounds or less, the pet fee is $25 per night per pet. Please let us know if you want to bring a pet at the time of booking. Once booked, we will require a $250 pet cleaning deposit fee on the day of reservation. Refundable on the check-out day if no damage or excessive animal fur in the space. Also, we will require a picture of the pet.

For undisclosed pets brought into the listing, there is an additional $250 fee.

Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee.

HOUSE MANUAL

At check out, please shut off lights and set AC temperature to 75 or heat temperature to 68. Our housekeeping crew will handle all cleanup.

Please let the host know when you have checked in/out

There are pillows in the master closet and there are extra sheets and blankets within the compartment of the sofabed.

If the alarm is beeping, please open the cover and press the off button .

Please keep the driveway access gate closed after use.

The resident of the main house has dogs that maybe in the backyard at times. Every effort is made to keep the dogs out of guests way,
but on the rare occasion the dogs are in the backyard when you are trying to access the space please inform the host and we will promptly get the dogs out of your way.

There is a motion detector on the interior of the unit,
THIS IS NOT A CAMERA, it only functions to detect motion when the alarm is on.

The garbage can and fire extinguisher, flashlight, and an extra water jug are under the kitchen sink.

There is a first aid kit, bug spray, flashlight and an extra water jug under the bathroom sink.
