- Second Bedroom (Upstairs): Queen bed, shares a full bathroom with the third bedroom.
- Third Bedroom (Upstairs): Queen bed, shares a full bathroom with the second bedroom.
- Fourth Bedroom (Downstairs): Bunk bed (single over full).
- Fifth Bedroom (Downstairs): Bunk bed (single over full) & a single bed. Shares a separate bathroom in the hallway.

Mountain Transit’s new Free Big Bear Trolley service is here! Three convenient routes (Red, Blue, Gold) take riders to most of the visitor attractions and amenities in Big Bear, including the ski resorts, Boulder Bay, The Village, Supermarkets, and the Airport. If you’d prefer not to drive while you’re visiting Big Bear there are taxi services and occasionally you can find an uber or lyft driver in the area.

- Check-out: Before 10:00 AM

--During Your Stay:
- Max Guests: 13
- No Pets: Pets are not allowed. Violation will result in immediate eviction with no refund.
- Quiet Hours: 10:00 PM – 7:00 AM
- No Parties/Events: No gatherings, weddings, or house parties.
- No Commercial Photography: Unauthorized filming is prohibited.
- No Smoking: Smoking, vaping, or e-cigarettes are strictly prohibited inside & outside the property.
--Additional Rules:
- Occupancy: Max of 13 guests. Exceeding this limit may result in eviction without refund.
- Parking: Max of 5 vehicles, park in the driveway or garage only. No parking on the road.
- Age Requirement: Renters must be at least 25 years old.
- No Pets: Violation will lead to eviction & cleaning charges for pet-related odors/items.
- Check-in/Check-out Times: Early check-in/late check-out requires prior approval & may incur extra charges. Late check-out will result in additional fees.
- No Smoking: Smoking of any kind is not allowed, including outside areas.
- No Parties or Events: Strictly prohibited. Any violation will lead to immediate cancellation of the stay, with no refund.
- No Fireworks/Open Fires: Not permitted on the property.
- Grill Use: Propane grill is available. No charcoal or personal grills allowed.
- Damage: Guests will be charged for damages to the property or its contents.
- Liability: Guests assume all risks associated with staying at the property. The owners are not liable for accidents or injuries.
- No Refunds for Mechanical Failures: No refunds for TV, equipment issues, or animal sightings.
- Weather & Road Conditions: Snow & weather may affect accessibility. Guests must carry tire chains in winter. No refunds for weather-related issues.
- Power Outages: Common in Big Bear; no refunds will be issued for outages.
- Snow Removal: Snow will be cleared when it reaches 4 inches, but timing is not guaranteed. You may need to shovel a spot if snow arrives before removal.
--Consequences:
- Fines: Violations can result in fines starting at $500.
- Eviction: Guests violating rules will be evicted without refund & fines may apply.
