--Main Living Area: Large family room with a pool table, dart board, and a gas-burning fireplace. Bonus loft section at the top of the stairs.
Kitchen: Recently remodeled with bar seating, fully stocked for 16 guests, including table settings, basic condiments, spices, and coffee.

- Take all trash to a local site at 41970 Garstin Drive, Big Bear, 92315 (less than a 5-minute drive).
- Clean all dishes.
- If you used the BBQ, please clean it.

- Max Occupancy: 16 guests. Exceeding this limit will result in eviction without refund.
- Parking: Limited to 5 vehicles. Park only in the driveway. Illegally parked cars may l be towed ant vehicle owners expense..
- Minimum Age: 25 years old to rent.
- Pets: No pets allowed. Violators will be evicted without refund and charged for sanitizing.
- Check-in/Check-out: Strictly 4:00 PM check-in, 10:00 AM check-out. Early/late check-ins require approval and may incur additional fees.
- Smoking/Vaping: Prohibited inside and outside. Includes patios, front door, and parking area.
- No Parties or Filming: Strictly prohibited. Violation results in cancellation and no refund.
- No Fireworks or Open Fires.
- BBQ: Use the propane grill only. Charcoal or lighter fluid is prohibited.

- Damages: You’ll be charged for any damage to the property, cabin, or contents during your stay.
- Liability: You assume all risks by booking. Owners aren’t responsible for accidents, injuries, or illness.
- No Refunds for Mechanical Failures or Nature-Related Issues: Including weather, power outages, or animals.
- Acts of Nature: Expect weather-related disruptions and power outages. No refunds for weather-related issues. Be aware of road conditions, and carry tire chains during winter.
- Snow Removal: Snow removal starts at 4 inches of snow. Guests may need to shovel if it snows during their stay.
- Power Outages: Common in Big Bear. No discounts or refunds if they occur.

- Eviction: Guests who engage in disruptive or unlawful behavior may be evicted without a refund and may also be subject to city-issued citations

You’ll have full access to the property, except for a few storage closets where we keep supplies and linens. The garage is for owner use only.

Please note, the play/tree house is not available for guest use. The BBQ runs on propane, and if it’s empty, you can fill it at the local DIY.

Great location near Snow Summit, Bear Mountain, close to the lake, Main Village, Golfing Zoo and to grocery stores. All within a 5 min drive. Location, Location, Location!

Mountain Transit’s new Free Big Bear Trolley service is here! Three convenient routes (Red, Blue, Gold) take riders to most of the visitor attractions and amenities in Big Bear, including the ski resorts, Boulder Bay, The Village, Supermarkets, and the Airport. If you’d prefer not to drive while you’re visiting , there’s a us stop within walking distance. Big Bear also provides taxi services and occasionally you can find an uber or lyft driver in the area.

As per Big Bear Lake policy, you'll need to agree to and sign the City of Big Bear Lake's "Good Neighbor Policy" before gaining access to the house. We are also required to verify your identification. This can all be done electronically, or you can choose to visit our check-in office.

Please note, the master bathroom has a shower only, and the soaking tub is not operational. However, guests can enjoy the outdoor hot tub with jets. There are also two additional indoor bathtubs. If you have any questions, feel free to ask before booking.
