The whole place is yours! Except for the cleaner's closet (in the master bedroom).

Owners will be available during your stay to respond quickly via text or the Airbnb app message center.

This cabin is located in the Shagbark Resort Community, a gated community with 24 hr security, common amenities include a swimming pool, tennis courts, frisbee golf, a trail that runs along the creek, a meeting house, wild turkeys and bears crossing the road, and more.

A quick drive out will land you in the bustling center of Pigeon Forge/Sevierville/Gatlinburg for shopping, restaurants, and attractions.

This is a private resort community, so public transportation is not available.

CHECK-IN : Check-in time is 4pm or after. *Your door code will not work until your check in time.

CHECK-OUT: Check-out is at 10 am. In order for the cleaner to have time to properly prepare for the next guest, we ask that guests have checked out by this time. Check-out is defined as all guests and personal property being completely off of the property with keys in the required location. Guest agrees to pay a $75 fine if not checked out by the specified check out time. A late check-out may be allowed if host gives written approval prior to check-out time.

MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host/manager. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the Property will be immediately evicted without refund for unused days remaining. Guest also agrees to pay a charge of $100 per person/per day for every visitor not identified by Guest in the reservation.

AGE: You must be 21 years of age or older at time of booking in order to reserve this Property . Guest confirms that he/she is older than 21.

SMOKING FEE: Guest agrees to pay a $1,000.00/per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host/manager or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.

PETS: There are to be no pets on the Property - except with prior written authorization of host. Guests who bring a pet or pets without approval will be charged a $300 Pet Fee and will be immediately evicted from the Property without refund for remaining days on the reservation.

FIREPLACE: No fires in the fireplace are allowed. This is an HOA rule for rental cabins. If there is any sign of a fire in the fireplace Guest agrees to pay a $500 cleaning fee.

BEARS: Lock all car doors when parked. Bears have been known to open car doors in search of food. Do not leave food/groceries/trash on the porch even for a few minutes.

EVENTS/ VENDORS: No Events. Any vendors entering the Property are prohibited.

REPORTING DAMAGE: Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy.

DAMAGE: Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors that exceeds the deposit amount.

ENTERING PREMISES: Host, or Host's Agent may enter the Property at any time, with no prior notice, in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hour's notice, for normal
maintenance.

ITEMS LEFT BEHIND: Host shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, message Host/Manager as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and request the required funds.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.

HOT TUB: Use of the hot tub constitutes Guest agreement to all posted safety rules pertaining to its use.

COMMUNITY POOL and COMMON AREAS: Guests are welcome to use the community pool and common areas. However, you must bring your own supplies and clean up after usage. Nothing is supplied by the cabin owners or the community (towels, equipment, trash bags etc). Guests must bring their personal towels (not cabin towels) to the community pool.

LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.

CHANGING OF LOCKS: Guest shall not re-key or change out door locks/door hardware under any circumstances.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors, and shall keep noise to a minimum while in back or front yards. Quiet time is 11pm to 8am. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.

MOVING FURNITURE: Indoor and outdoor furniture is not to be rearranged. Dragging chairs/tables on hardwood floors will leave scratches on hardwood.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens and towels. Please avoid using regular hand/bath towels with all skin products. Guests are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all towels and bed linens. Unsalvageable linens/bath towels will be charged to the guest.

KITCHEN: Stove, sink, microwave, dishwasher and refrigerator shall be clean and free of grease and food. Dirty dishes shall be washed and put away.

KITCHEN ITEMS: All items in kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.

GARBAGE: All garbage removed from the house must be placed inside the bear-proof trash bin at the top of the driveway. If the bin is full please message Host and we will have it removed.

TOILETS: No cotton swabs, baby wipes, tampons, sanitary pads or any other material, other than septic tank safe toilet paper may be flushed down the toilet.

ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $90 can be charged if additional cleanup is required that goes above the standard cleaning.

CHILDREN: As the parents, guardians, or chaperones of children, you are personally and legally responsible for and must supervise them at all times. For safety reasons, please do not leave children unattended in guest rooms or allow them to roam inside/outside of the property unsupervised.
