PARKING

- MAX OCCUPANCY AT ALL TIMES: 10
- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY: There is a $50 fee per night, per dog. Up to 2 dogs allowed. Please note that Airbnb will not collect pet fees at the time of booking. Fees are collected after the booking has been confirmed and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- There is exterior surveillance camera recording 24/7. The camera that is recording is located outside the front gate. The other cameras around the property do not record.
- There are a lot of stairs throughout this property, please be careful.
- This property is considered fully fenced if all gates are shut to the beach and to the road. Please keep an eye on your dog(s) at all times.
- The beach is accessible from the property, however, it is a public beach.
- Please do not use the dock as it does not belong to the house and is private property.
- There is no pack n play or highchair in this home. This home is not ideal for young children.
- There is no lifeguard on duty at the pool or at the beach. Please use caution.
- This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.
CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty
(30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
Parties and Overoccupancy Policy:
If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
