★ BATHROOM ★
Besides the two ensuite bathrooms off the master and the gallery bedrooms, the cabin features another two bathrooms stocked with essential toiletries, clean towels, hair dryers etc, so you don't need to overpack for your trip.

★ OUTDOOR AREA ★
Immerse yourself in the magical outdoors by stepping out on outdoor decks, offering a private setting where you can relax, sip your morning coffee, and gaze at the beautiful panoramic views. While the upper deck offers a better viewpoint, the lower deck has an upscale hot tub allowing you to unwind completely.

Getting there:
As you get close to the property, you have to take a right on to Tanner Trail from Jonathan Creek road. This right is not that obvious when it's dark, but there is a big rock sign that lights up at night that says 'The Preserve at Jonathan Creek'. So you have to take a right on Tanner Trail at that sign.

RULES:
RENTAL AGREEMENT: As part of our requirements, all guests must sign and agree to our rental agreement.

SECURITY DEPOSIT: We require a refundable $600 security deposit that will be returned within 7 days after check-out. We reserve the right to withhold the Security Deposit after expiration or termination of Guest’s tenancy, and to deduct from the Security Deposit costs for extraordinary expenses or damages including, but not limited to, damage to the property, loss and/or misuse of personal property, excessive laundry and/or cleaning, or staining of linens/towels/rugs/furniture. If expenses and/or damages exceed the amount of the Security Deposit, Guest shall be required to pay additional fees to restore our home to its pre-rental condition within ten (10) days of your receipt of additional billing. This does not apply to Airbnb bookings.

PARKING INSTRUCTIONS: 2 Parking spaces in front of the house and 3-4 spaces in the driveway.

MAX OCCUPANCY: There is a maximum occupancy of 13 guests at all times. Please make sure to account for all adults and children, including infants, in your count. This house is on septic and cannot accommodate extra guests. A $200/person/day fee will be incurred for violating this rule. Please provide names and ages (if under 18) of all guests. The person making this reservation is responsible for the behavior of ALL guests. Please have all guests review and agree to these House Rules prior to booking.

NO PARTIES: Excess noise is not permitted.

NO SMOKING: Absolutely no smoking of anything on the property. There will be a $1,000/occurrence fine for violation. No illegal drugs of any kind are allowed on property. Smoking cannabis is not permitted on the premises.

PETS: We allow 2 small dogs per booking for a fee of $150 per dog. Each dog should be less than 40lbs.
Please respect the following rules when bringing your pets:
- No pets on any of the furniture or beds at any time. If there is any sign that animals have been in these areas and our cleaners have to deep clean after your pets the charge will be $1000. This is to deep clean the house of this size.
- No pets other than the number pre-approved with the booking. Please just let me know in advance if you want to bring your dog. We love to host dogs, but we need to be made aware when you book, not when you arrive.
- Your pets must remain within your control, on a leash, or crated at all times. They are not allowed to roam free, alone in the house, on the decks, or in the yard.
- Pets must sleep crated or in a gated or fenced in pet area that you provide.
- No poop in the yard- you will be charged $100 if our cleaners find and have to clean dog poop in the yard.
- If your pets are ever out of control, disruptive with excessive barking, or threatening in any way to our immediate neighbors or other residents of the neighborhood you will be asked to leave without a refund.
- Any damage done by pets to our property, will be repaired by a general contractor and billed directly to you. You accept all liability and damage for dogs brought onto the property.

SECURITY CAMERAS: We have 2 security cameras on the exterior of the home. Both cameras are in the porch covering the porch and driveway. They are working 24/7 and for security purposes. Covering cameras or tampering with them will result in a $1,000 fine and immediate eviction without refund. There are no cameras or recording devices anywhere inside the home.

HOT TUB: The hot tub is cleaned prior to your arrival. It may take 4-6 hours to heat up to 102-104 degrees. If another guest checked out on the day you arrive, it may be until late that night that the temperature is cozy. Please don’t turn the spa higher than 104 degrees and leave it on 99 degrees when you’re done using it.
-Use the hot tub at your own risk.
-Elderly persons, pregnant women or anyone with any illness must consult a doctor before use.
-Guests suffering from diseases of the heart and circulation, skin conditions, subject to fits, or taking drugs affecting the cardiovascular or nervous systems, should not use spa pools without first seeking medical advice.
-Children under 18 must be accompanied by a responsible adult.
-Kids under age 5 shouldn't be in hot tubs — because of the temperature.
-To protect your own health and safety and the integrity of tub and linens, all guests must shower before and after using hot tub.
-Enter and exit the hot tub very carefully and use the stairs.
-Do not enter if the temperature is over 104 degrees F.
-Please do not use white towels for Hot tub.
-No jumping or diving.
-No smoking in Hot Tub.
-Clothing is not optional – swimwear MUST be worn.
-No pets of any kind or size in hot tub.
-Glassware must not be used in or around the hot tub .
-Do not use soaps or oils in the hot tub.
-No horseplay or loud behavior after 9PM.
-Limit your soak to 15 minutes, and cool off before re-entry.
-Turn off jets after each use.
-Please replace the cover and clip the straps after each use.
-Spa cover is for insulation only and is not designed to support weight. Please do not stand or sit on spa cover. A broken cover will be replaced and charged to the person booking the reservation.

WIFI: We have done our best to provide good quality/fast wifi but because of the location, we cannot guarantee connectivity or a certain speed. We recommend you use the time in our home to connect with the people you came with!

TRAVELERS INSURANCE/ CANCELLATIONS/REFUNDS: We strive for you to have a fantastic and memorable time but in the unlikely event that something outside of my control negatively affects your stay such as weather, natural disaster, personal injury, illness, trip interruptions or delays, death of a family member, etc please know refunds will not be given if not within the specified cancellation policy timeframe. As an excellent host, I will go out of my way to ensure your comfort as much as is reasonable for me to do in those circumstances. However, if you wish to receive compensation in these circumstances, I suggest you take out travelers’ insurance prior to coming.

CANDLES are only to be used in the rare event of a power outage as they pose a significant fire hazard.
