The Space:
Enjoy staying in a custom designed home by North Arrow Studio, architecture firm of Container Bar and Clive Bar on Rainey St. This spacious 3 bedroom and 2.5 bathroom home will have everything you need for your stay. You will love the comfortable designer furniture, lush greenery, private outdoor spaces, and the relaxing soaking tub and large showers. High ceilings create an airy and relaxing environment filled with natural light from large floor to ceiling windows.
This is the perfect place to stay during Formula 1, SXSW, Austin City Limits, or just a fun weekend with friends. We’re at the best location in Austin where you’re close enough to be part of the action, but far enough away from all the noise to get a good night’s rest.

The primary bedroom has a king bed (Sleeps 2) with a private 55” Smart Roku TV. Upstairs bedroom #1 has a queen bed (2) and twin bed (1). Upstairs bedroom #2 has a full bed (2) and twin daybed (1).
With 2 full bathrooms and a powder room, your group will have plenty of space. The primary suite has a spacious wet area with a luxurious soaking tub for maximum relaxation. Additionally, all toilets have bidets.

Guest Access:
Self check-in with keypad. Early check-in may be available upon request. Please note this is for Unit 1 only. Our neighbors live in unit 2.
Please use the left driveway only. The right driveway and the EV charging station belongs to our neighbors in unit 2. Please be courteous to them and do not use their items. There is also free street parking.
Guests will have access to the entire unit 1 house and backyard. There is a locked closet for storage that guests do not have access to.
The Neighborhood:
Our home is walking distance to the best restaurants, coffee shops, and bars in East Austin. Family friendly but lively neighborhood in old Austin. You'll see people walking their dogs or going to dinner. Walk to UT Austin or get to downtown easily when you stay in the heart of East Austin. This is a family neighborhood so please treat the home and area with respect.

Getting Around:
There is a covered carport spot for 1 car. 1-2 cars can fit on the driveway for unit 1 (left driveway). Kindly do not park in the neighbors’ driveways or in front of it. There is plenty of free street parking. Rideshare is readily available.
10-15 minute ride to/from the airport.
5-10 minute drive to/from downtown and Rainey.
5-10 minute walk to Moody Amphitheater.
10-15 min walk to University of Texas Austin.
There are most likely scooters just a few blocks away at any given time. Public transportation is nearby as well.
Other Things to Note:
Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!
House Rules:

- Parties or events are NOT allowed
- Quiet hours are from 10 PM - 7 AM
- Primary guest must be at least 24 years old and be present for the entire reservation.
- Oven: Turn the knob further after hearing a click sound in the gas oven. Lite means it is igniting not that it is on low.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- Please use the left driveway for unit 1 ONLY. Please do not let the cars sit into the sidewalk from the driveway for ADA regulatory reasons. Please make sure all drivers in your party understand that only the left driveway with the carport is available for parking for the home. The right driveway and the Electric Vehicle charging station belong to our neighbors in unit 2. If you park in front of their driveway or in the driveway of unit 2 you will be towed at the vehicle owner's expense.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
