This beautifully decorated 2-story end unit townhome features 2 bedrooms, and 2 ½ baths, and can easily accommodate 6 people! This vacation home features all the comforts that you are looking for on your next beach getaway. Once inside you'll discover a cozy home decorated with coastal décor, stainless steel appliances, granite countertops, luxury vinyl flooring, a spacious floor plan and so much more to keep you relaxing while on vacation.

LIVING ROOM – 1st Floor
⭐The living room is truly the perfect place to relax after a day at the beach or pool! Unwind on our comfortable sectional sofa as you enjoy your favorite show on the large flat-screen TV. You will also find a half bathroom for your guests. In the mornings, you can relax out on the patio with lots of comfortable furniture and enjoy a cup of coffee to get ready for your day.

KITCHEN & DINING – 1st Floor
⭐The kitchen has been tastefully designed and is fully equipped with everything needed for meal preparation during your visit. Keep the cook company at the kitchen bar with seating for 2, then enjoy dinner at the dining table that accommodates 4. You have a full-size washer and dryer in the unit for your convenience.

PRIMARY BEDROOM – 2nd floor
⭐You will love relaxing here after a long day at the beach! Enjoy a comfortable king bed, a private closet, and a flat-screen TV. The en-suite bathroom features a walk-in shower and double vanity. Take in the sunset on the private balcony.

2nd BEDROOM – 2nd floor
⭐The guest bedroom features 2 queen beds. Comfortable mattresses that will send you to sleep after an enjoyable day in the sun. This room also includes an en-suite bathroom with a shower/tub combo.

COMMUNITY POOL
⭐Getting to the pool couldn't be any simpler, just follow the sidewalk with about 30 steps to the right that will lead you to the closest pool. Diagonal from the condo is the second larger pool with additional lounge seating. You get to decide which is your favorite!

PARKING
⭐Parking is located at the back of the condo with 2 reserved parking spots. Here you will find the beach closet where you will find gently used beach toys, floats, beach chairs, a beach wagon, and a cooler. After each use, we ask that you rinse off and return for the next guest's enjoyment. A charcoal grill is on site as well to fix your awesome chef-inspired favorite meals.

LOCATION / COMMUNITY
⭐Woodland Shores community features 2 pools, and a large common green space, and is a 5-minute walk to the beach that sets the stage for a memorable trip. Along this stretch of Scenic Hwy 98, you'll find several restaurants for you to enjoy and public beach parking. Head to the Emerald Coast Parkway where you will find everything you need from grocery stores, retail shopping, outlet mall, movie theatres, bowling alley, and fast-food restaurants. Be sure to pack some flashlights and head to the beach for some nighttime fun searching for the ghost crabs as they run along the sandy tide.

GUEST ACCESS
You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, two laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels and beach towels, washcloths, and hand towels. , seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Publix, or Winn-Dixie or bring them from home. We ask that you wash and fold the beach towels prior to checking out.

Wi-Fi
⭐ Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Guests are allowed 2 reserved parking spaces. Parking is available on the back side of the building.

COMMUNITY AMENITIES / POOL / GRILL
⭐ There are two community pools right around the corner from our townhome. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info. A Charcoal grill is provided at our home. Charcoal and lighter fluid is not provided.

BEACH GEAR
⭐Items found in the outdoor closet area for guests to use. We ask that you rinse off the sand and arrange it neatly back into the closet prior to checking out. Beach towels on the laundry shelf area for guests to use. Please wash and fold prior to checking out.

SECURITY
⭐ Security cameras are located throughout the grounds for the safety of homeowners and guests.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

SMOKING
⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. If Grilling, please move the grill away from the house siding to prevent damage to the house siding as you will be responsible

BOOKING
You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.

CHECK-IN/CHECK OUT
Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

REFUNDS
Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
