THE SPACE
The 1st floor of this smoke-free cabin contains a dedicated workspace with wi-fi; spacious kitchen with Keurig coffee maker; dining / living area with electric fireplace in winter; a king bed and ceiling fan in the master bedroom; and walk in shower with handheld shower head in full bathroom.
Enjoy the view sitting in a rocking chair on the screened in front porch overlooking pastures, barbecuing on the gas grill on the deck, or warming yourself by the firepit.
Enjoy watching entertainment using your Amazon Prime Video or Netflix account on the 50" smart TV above the fireplace.
The 2nd floor is accessed via a handmade barndoor and contains 2 full-size beds and a half bathroom. A new mini split was installed in January 2023.
The Toccoa River may be accessed via the common area which is approximately a 5 minute walk.
There is a small branch of the Toccoa River on the side of the cabin. It's about a minute walk.
Dog beds, bowls, and toys are provided for your best friend.
GUEST ACCESS
Guests may access the Toccoa River via the common area which is approximately a 5 minute walk.
Guests will have access to the entire property except the pantry in the kitchen, cabinets above the washer and dryer, under the deck, and the shed
OTHER NOTES
A starter pack of toilet paper, paper towels, dish soap, sponge, garbage bags, shampoo, conditioner, body wash, poop bags, laundry pods, Keurig cups, sugar, honey, and tea is provided. If you need more supplies, there is a grocery store in Blairsville, Blue Ridge, Ellijay, and Dahlonega.
If there is charcoal or propane on-site, guests may use it in the grill.
8 bath towels, 6 hand towels, 6 washcloths, and 6 makeup removal cloths are provided per stay.
NO SMOKING / VAPING
No smoking or vaping is allowed anywhere on the premises.
TRASH
Local government entities do not provide trash service in our rural community. The local dump is only open on Sat and Wed. The only organization that provides trash service in our area usually picks up the trash around 8 AM on Sat and random times on random weekdays.
CHILDREN
NOTHING is provided for children and infants.
GETTING AROUND
Easy access off Hwy 60 which is a state maintained emergency road. So, it is salted. Gravel road from Hwy 60 to property. Property has a paved driveway up gentle slope. 4 wheel drive NOT required.
WEST ON HWY 60
Coopers Creek convenience store is 2.2 miles away and sells gasoline, breakfast, lunch, and essentials.
Skeenah Gap Campground sells firewood and is 6.7 miles away.
Woody's firewood is 8.7 miles away.
Ingles is approximately 20 miles away in Blue Ridge.
An Aldi, Ingles, and Super Walmart store are approximately 20 miles away in Blairsville.

RULES
It is our pleasure to share our cabin surrounded by the beautiful Chattahoochee National Forest and access to the Trout stocked Toccoa with others. So, WE APOLOGIZE IN ADVANCE for the long list of rules needed to appease the LAWYERS, INSURANCE COMPANIES, and platforms; comply with local regulations; and basically cover our a$$es.
BOOKING REQUIREMENTS
* All guests must provide government issued ID within 48 hours of booking. If you book within 3 days of check-in, ID must be provided at least 24 hours prior to check-in. Minors without government issued ID are exempt. Address, directions, and doors codes will not be provided until IDs are provided for all guests. Bookings may be canceled without refund if IDs are not provided in a timely fashion.
* The person that books must be at least 25 and present during the entire stay
* Only registered guests are allowed on the premises
* All guests must be registered, including infants and pets
* Potential guests must provide the secret word at the end of our rules to prove they read and agree to follow them before a request to book will be confirmed.
* Potential guests must respond to a request for their agreement to the rules within 4 hours of submitting their request to book.

EARLY CHECK-IN / LATE CHECKOUT
Guests may self-check-in between 3 PM and 11 PM EST, and self-checkout before 11 AM EST.
If you would like an early check-in / late checkout, please ask us at least 24 hours in advance, and we will try to accommodate you.
The cleaners need sufficient time to clean our cabin to ensure that every guest enjoys their stay. Therefore, the guest agrees to pay $50 for every 30 minutes before check-in / past checkout time they are on our property without prior written approval.
PARKING
2 vehicles maximum per County ordinance.
COMMUNICATION
Communication is key to an enjoyable stay. It lets guests and hosts know what to expect and gives hosts the opportunity to provide things you may need during their stay. Therefore, we ask that you notify us of any concerns as soon as they are discovered but no later than 4 hours of discovery.
We ask that you respond to all communication within 12 hours and only via the platform.

Here are all the things that we ask you to do at places other than our property, and you agree to pay a minimum of $500 for each time you choose to do it on our property:
* SMOKING or vaping anywhere on the property!
* Burning anything including candles, incense, or sage
* Use slime, Play-Doh, glue, paint, crayons, markers, chalk, glitter, confetti, rose petals, dye, hair dye, nail polish, waxing, fake tans, chemicals such as nail polish remover, or fireworks
* Consume food or drink in the bedrooms
* Flush anything other than toilet paper and human waste in the toilets. This means no tampons, pads, or "flushable" wipes. Our septic system thanks you in advance.
* Exceed maximum capacity (charged per person)
* Illegal substances/activities
* Commercial businesses
* Subletting
* Receive mail
* Change locks
* Add / modify / remove anything to / from the premises
* Make a false claim that something is wrong
* Touch or interfere with the electrical system, Wi-Fi, smoke detectors, exterior lights or security system
* Connect anything to the TV
* Disconnect or unplug the TV
* Leave things such as a cord for an EV charger in the doorway and then try to shut the door as it will break the door and the door lock
* Charge electric vehicle(s)
* Leave doors and / or windows open while the central air conditioner / heater; or electric fireplace is on
* Run the air conditioner and fireplace at the same time
* Running 1 unit on cool and another unit on heat at the same time. (Ex: If both the central HVAC & upstairs mini split are being used, they must both be set to cool or both be set to heat.)
* Bring dirty laundry with you and wash it in our washer and dryer
* Long-distance phone calls
* Excessive usage of things, including but not limited to data, electricity, and water
FIRE
We follow some rules to “safely” enjoy sitting around the fireplace and firepit while preserving the beautiful nature of our property and ask that you do the same:
* No fires in the wood burning fireplace
* No fire in the firepit in 12 hours preceding check out
* Fires are not to be left unattended
* No cooking in the fireplace
* Douse fires in firepit with water
* No smoking anywhere on property
* Turn off all small appliances (coffee maker, steamer, blow dryer, etc...), oven, and dryer when leaving the property, even if it is just for the day. Go ahead, call me paranoid, my husband does
FIREWOOD
* No chopping down trees
* Picking up twigs / sticks and burning them in the firepit is appreciated
* If there is wood by the firepit, feel free to use it in the firepit and not in the fireplace as it could damage the fireplace
HEATING / COOLING
We have gone to great effort to ensure the ambient temperature of our cabin is comfortable while protecting the environment by conserving energy. We thank you in advance for your help in ensuring that the systems continue to function for future guests by understanding and agreeing to the following:
An electric fireplace is available in winter. The wood burning fireplace is not available.
A propane heater has been installed to be used in the rare instance that the central HVAC does not work.
* All heating/cooling units are to be set to cool or all heating/cooling units are to be set to heat.
Ranges have been set on the central HVAC and mini split to ensure they continue working.
COOL mode cannot be set lower than 72.
HEAT mode cannot be set above 70.
We receive alerts if the units are being misused. We can and will change the temperature if the units are being misused.
WASHER AND DRYER
The washer and dryer are for your convenience to only wash things that get dirty during your stay.
Only run washer and dryer when you are in cabin.
