Cherrytown Chalet is located in the town of Kerhonkson, just minutes away from attractions like the Shawangunk Mountains (also known as the "Gunks"), hiking trails, waterfalls, and farm-to-table restaurants and close to Accord, High Falls, Stone Ridge, and Rosendale- it's only about a 25-minute drive from New Paltz past the world-famous Mohonk Mountain House. Kerhonkson is an ideal location from which to explore the Hudson Valley and Catskills regions of Upstate NY.
*One dog under 50 lbs is permitted upon request but must be added to the reservation at time of booking. Please see the guidebook for pet rules.
To ensure a smooth and enjoyable stay for all our guests, we require a security deposit of $500. This deposit will be authorized on your card 48 hours prior to your arrival and will be fully refunded within 24 hours of your check-out, following a final inspection of the property.
This deposit protects against any accidental damages that may occur during your stay. It's important to note that the deposit will only be charged if there is damage beyond normal wear and tear.

You will have exclusive access to the home and grounds.
The only way to access the property is via car. During winter or snowy days, please consider driving a 4WD or AWD.
To comply with insurance company regulations, we kindly ask all guests to sign a rental agreement 24 hr. before arrival. Reservations without completed agreements may be subject to cancellation.

Wildlife Encounters: When booking a house in the countryside, surrounded by lush nature and a nearby national wildlife reserve, it’s important to be prepared for encounters with various wildlife. In the evenings, you may notice an abundance of insects, some of which may occasionally find their way indoors. Be cautious with open windows and doors. Additionally, black bears are often attracted by food smells and are known for their curiosity. It’s best to avoid leaving food unattended on decks, porches, or grills, as bears have been known to investigate and even open unlocked cars in search of snacks.
Fire Restrictions in Effect Due to Emergency Drought: Please note that due to an emergency drought in the area, open fires, including fire pits, are currently not allowed. You can still enjoy grilling on the BBQ! We apologize for any inconvenience this may cause and appreciate your understanding. We’ll notify you as soon as the restriction is lifted.

IN CONSIDERATION of the rent received and the mutual promises herein, the owner of the subject property, XXXX , (“Owner”), does hereby grant temporary occupancy to you, hereinafter referred to as “Guest”, to certain property described below and under the following terms and conditions (“Agreement”).
1. PROPERTY: The term “Property” will refer to the one-family dwelling, grounds, land, interior and exterior furnishing, and equipment, materials, and supplies at the premises located at XXXX.
2. MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to six persons unless arrangements are made and agreed to by Owner in writing prior to check-in date.
3. OBLIGATIONS OF THE PARTIES: It is understood that Guest is responsible for all damages. The Owner is not responsible for lost or stolen items. Nor is the Owner responsible for any loss or damage to Guest's property. Any damage incurred to the Property or house furnishings will be the responsibility of the Guest.
Guest acknowledges that at the commencement of the rental, the property is in good and substantial repair except for any defect Guest may report to Owner during the first day of the rental. Any damage or breakage caused by guests must be reported to the Owner on or before the day of departure. The Owner is not responsible for any inconveniences that may occur for which they have no control. This includes, but is not limited to power outages, adverse weather conditions, mandatory evacuation, construction, mechanical or amenity-related failures such as television, etc. No refunds will be given for occurrences beyond the owner’s control.
4. GUEST RESPONSIBILITIES: It is fully understood that the property should be left in reasonably clean, sanitary, condition; Guest agrees to be responsible for any repairs necessary due to their negligence (or their Guest’s).
5. SPECIAL EVENTS: Guest may not throw a party or large gathering at the premises without express written permission of the Owner. A large gathering is defined as greater than 9 persons.
6. NOISE: Although the house and grounds are private, there are neighbors in the vicinity. Guests agree to keep noise to reasonable levels, especially during nighttime hours.
7. INDEMNITIES: Any unsafe or dangerous condition must be reported to the Owner immediately. Guest acknowledges that the use of the property is entirely at Guest’s risk. Guest shall indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities arising from or in connection with any and all loss of or damage to personal property, injury, or death resulting from the Guest’s use of the property, grounds, decks, stairs, fire-pit, common areas, and any other items on property. Guest also agrees to defend the owner and his agents from any lawsuit alleging damages and/or personal injury that occurred during the Guest's rental of the property. Guest assumes any and all liability associated with their Guest's, and agrees to indemnify and hold harmless Owner for any damages or other liabilities caused by such Guests.
8. ENTIRE AGREEMENT: This Agreement and attached waivers, disclaimers and policies, constitute the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter and should be governed by the laws of New York state.
RENTAL POLICIES:
1.
