🛏️ Master Bedroom:
• Features a king-sized mattress and a premium memory foam futon 🛋️ that folds into a full-sized bed—extremely comfy for a great night's sleep.
• Two twin rollaway beds are also stored in the master walk-in closet, which is spacious enough to accommodate them when laid out.
🛋️ Living Room:
• Choose between a queen pull-out memory foam couch bed or a queen fold-up floor mattress (stored in the master closet), which can be set up anywhere in the house.
🛏️ Queen Bedroom:
• Includes a hybrid queen mattress for ultimate comfort.
🛏️ Bunk Room:
• Offers two full beds and two twin top bunks, all equipped with memory foam mattresses.
🎮 Garage/Game Room:
• The garage is now fully equipped with a climate control system (❄️A/C and 🔥heating) to ensure comfort year-round. It’s a fantastic, livable space for guests to enjoy during their stay.
✚ Extra Sleeping Option: The couch in the garage converts into a 🛏️ daybed, offering additional sleeping space if needed.
In total, there are 11 beds plus 1 memory foam foldout mattress, giving you 12 sleeping options to ensure everyone is comfortable. We take pride in providing high-quality mattresses to guarantee restful nights—because we know a good night’s sleep makes all the difference during your vacation.

🛎️ Check-In🕒:
• Standard check-in time begins at 4:00 PM.
• If you need an earlier check-in, we can attempt to coordinate with our cleaners to accommodate your request, but the earliest possible time is typically 3:30 PM. Please note, the cleaning crew may still be finishing up during an earlier arrival, as we prioritize thorough cleaning and sanitization for your stay. 😊
❌ Check-Out🕒:
• Check-out is at 11:00 AM.
• While we always strive to go above and beyond for our guests, late check-out requests are typically not possible due to our high booking volume (90-95% of the month).
💼 Luggage Drop-Off:
• You’re welcome to securely drop off your luggage as early as 11:30 AM, upon request, even before check-in time.

Beautiful Laguna Haven neighborhood in Panama Beach. It is centrally located and located a few blocks from the Beach!
Home to 27 miles of sugar-white beaches, family-friendly attractions, and alluring beachfront hotels, Panama City Beach has much to offer. With nearly 100 public access points, this picturesque beach is perfect for relaxing on its soft, quartz sand, playing a volleyball game or swimming in its Gulf waters. For a quiet escape, take a day trip to nearby St. Andrews Park to appreciate its unspoiled natural beauty with a day of biking, snorkeling or kayaking.
Guests can park in the driveway and also across from the house in the open guest parking area next to the mailboxes. Parking is all Free. NO STREET PARKING.
Lyft and Uber are both great options and are plentiful in the area if needed.
There is a Dollar General within walking distance of the house as well.

We’ve worked hard to create a comfortable and versatile space for your visit. Let us know if there’s anything else you need to make your stay perfect! 😊
We dislike Rules, but they are a necessary evil, please see below:
• Any OUTDOOR activities must be moved inside after 12am (Midnight). Garage also must be closed after 12am (Midnight) to help reduce the noise to the surrounding neighborhood.
• Smoking and Vaping is allowed OUTSIDE ONLY. No SMOKING or Vaping allowed inside the garage weather it's closed or open. Our cleaners do check for signs of this and will let us know if it looks like there was smoking or vaping inside the house.
• Reservations must be accurate. The number of guests listed must be the number of guests actually staying at the property. If you expect more than 16 guests, please let us know when booking so we can approve before your stay depending on the group size. We have cameras on the front door, outside of garage, and back side of house. So if unapproved guests are entering property we will charge for 15 guests regardless of the actual size of the group.
***This will be a charge of $50 per extra guest, Per Night of the booking. Which is more expensive than the standard rate per guest if you booked upfront for the accurate number of guests.***
• Guests are not to block or cover the cameras outside the property or the front door camera. If camera is blocked for extended period of time we will assume this is due to unregistered guests and reserve the right to charge the extra guest fee during the booking which must be paid or we may cancel your booking with no refund during your stay. Please, book with the accurate number of guests to avoid any of these issues during your stay.
• Standard AGE Restriction is 20 years old or older for the guest who is booking. The booking guest must also be present during the entire stay.
• For AGE's between 18-19 years old, we CAN make exceptions based on your booking circumstances & allow you to make a reservation. Previous 5 Star reviews especially can work in your favor. Regardless, we are happy to try and work with ALL guests so reach out & we can try to work something out.
• If property is left in disarray, and requires extra cleaning, guests will be charged an additional $150 for the cleaning and extra fees for any damage to property. Please pick up your beer cans and trash and put in the trash bin’s outside garage. If full, put trash bags on ground next to the bins. Any damage to the property or ruined bedding due to commit will be charged to guests as well.
***We charge less for cleaning than most hosts but only if the property is not left in disarray and the guests do their best to pick up after themselves before checking out.***
• The Couches that have covers on them, we require these be left ON the couches during your stay. This is to help avoid stains and to help our cleaners with the cleaning process. Please do NOT remove the couch covers during your stay. Thank you.
• We have noise decibel monitors inside the house in the kitchen/dining area and one in the garage. These are to make sure no house parties are being thrown which are against Airbnb's party house policy. Please Do NOT Remove them.
• Please Do NOT Unplug the router or WIFI without our permission, if Internet needs to be reset for some reason. We need this in order to continue to manage the house and set access codes for our guests stay.
• Events are allowed but we also must be notified when your booking the kind of event that is going to take place and the number of guests.
• No Loud, Disruptive, or Out of Control parties are allowed. This is against Airbnb's No Party House policy and we are required to enforce this to be courteous of the neighbors.
Noise Complaints and/or Disturbances:
• Repetitive or ignored complaints can also result in the immediate termination of your booking. (We try to be understanding and realistic of noise expectations for our guests & want you to enjoy your time but will enforce this for guests who are not respectful of the neighbors or our house rules)
• If we are alerted or made aware, that a guest is throwing a loud disruptive party at the home, we will terminate your booking immediately without Refund & this can also result in extra fee's for any additional cleaning or damage caused to the property.

Property Access & Safety:
• We want to always put our guests privacy and safety first. However, during normal "business hours" (9am-7pm CST, 7 day's a week) If there is a safety issue or urgent issue with the property, our maintenance staff, will need access to the property. We will attempt to contact you through Call, Text, and Airbnb messenger before having maintenance go to the property. If guests don't respond, maintenance will attempt to contact guests by ringing the doorbell & knocking multiple times.
