This clean and bright 5-bedroom 4.5-bathroom home comfortably sleeps up to 14 guests in beds and up to 20 guests when both blowup mattresses and 1 sofa pullout are utilized. The home is tastefully decorated and features an open concept which is perfect to spend time together with friends and family. The kitchen is fully stocked with a beautiful island and full-sized dining room table that seats 8. The dining and kitchen open up to the downstairs living room that showcases a large sectional sofa and huge Smart TV. In addition, the living room is furnished with a designated workspace with a desk. Just off the living room is the outdoor patio with seating for all your family and friends. The outdoor space is where you’re likely to spend most of your time as it features a large pool and enormous hot tub that easily fits 8 or more adults. This is perfect for a more private experience if the community pool becomes crowded. The outdoor space also features pool loungers, chairs, and an outdoor section with a firepit. The backyard is fully enclosed and provides an extremely private ambiance making it perfect to enjoy the beautiful weather that Southern Utah offers.
As you move into the Master Bedroom on the main floor, you’ll find a large King Bed with a spacious a large Smart TV. The master bath features a walk-in closet, 2-sink vanity, and a large walk in tile shower and also has private and direct access to the pool and hot tub area. The next 4 remaining bedrooms are all on the second floor. The second floor also features an additional living room with a queen pullout mattress and another large Smart TV. Just off from the upstairs living room is a large covered balcony with stunning views of the Southern Utah landscape.
Bedroom #2 is furnished with 2 large queen beds and a private en-suite bathroom with a large closet, double vanity, and walk-in tiled bathroom. Bedroom #3 is another King bedroom with an en-suite full sized bathroom to provide comfort and privacy for multiple families or couples. Both bedroom #3 and #4 have direct access to a balcony that overlooks the pool area. Bedroom #4 is the bunk room with has w sets of bunks. One set has double twins and the other offers double full beds. The bunkroom along with all bedrooms have private smart TVs. Bedroom #5 is the final King bedroom and share a full-sized bathroom with the bunk room. The gorgeous community of Zion Villaafe sits nestled behind the scenic hill with close freeway access while maintaining privacy with beautiful desert views! The rental is just a few miles away from Quail Lake State Park and Sand Hollow Reservoir. Just another 30 minutes farther and you’ll arrive at Zion National Park. All of which offer countless day trip activities such as climbing, hiking, swimming, boating, fishing, paddleboard, etc.

Zion Village resort community has all the amenities needed to make your trip enjoyable and unforgettable. In addition to the private pool and hot tub this rental offers, the community amenities also include a large pool, lazy river, hot tub, club house with outdoor BBQ grills, exercise faculties, and foosball table.
The close proximity to State Street and I-15 gives you quick access to downtown St. George as well as Washington’s Costco, Walmart, the Red Cliffs Mall, Megaplex Theaters, and a wide variety of restaurants. In addition, Zion National Park, Quail Creek State Park, and Sand Hollow State Park are all within a 30 min drive.
Parking in the community is restricted to the home's two-car garage, driveway, or the designated guest parking found throughout the neighborhood.
Zion Village is a very new community and construction is ongoing. All amenities are complete and construction will not negatively affect your trip.

Everything in the house is there for your use and enjoyment! This includes any food, beverages, toiletries, and coupons or gifts. Please use all amenities for their intended purpose only and return them to their proper place.

Community Pool Access- Pool has a black key fob used to gain access. Key fob is tethered to a lanyard and left on the kitchen table along with this guest manual. The key fob sensor is on the right-hand side of the main clubhouse entrance doors.
Heat and AC Controls- To change the heat or cool settings, make sure the system is set to auto and is in the correct mode that your wanting (heat or cold).
TV’s- All of the house’s TV’s have access to streaming service such as Netflix, Prime, Hulu, etc. Simply use the remote to log in to your private account.
Towels- Fresh towels can be found in each bathroom cabinet. Pool towels are found in the cabinets between the half bath and main floor laundry room right as you enter the front door.
Bikes and other Gear - Please leave bikes and other outdoor gear in the garage. Bringing them into the house tracks in unwanted dirt and mess and also damages walls and floors. Failure to do so will result in an additional cleaning fee.
Other House Amenities- A high chair can be found in the main floor laundry room. A fire extinguisher is stored under the kitchen sink. The main floor master closet has a queen-sized blowup mattress and a pack n’ play crib. The upstairs sofa is a queen-sized pullout mattress. The double queen bedroom upstairs has a queen blowup mattress and pack n’ play crib in the closet.
POOL INSTRUCTIONS
The pool is an amenity provided for your use and enjoyment. However, take caution and use at your own risk. Owners are not responsible for any mishap or injury cause by use of the pool or hot tub.
Pool Heating Fee
The pool is a free amenity offered to each guest free of charge. However, there is an addition daily fee if guests would like the pool to be heated during their stay. For a comfortable pool experience, we recommend pool heating from October 1st through April 30th. We do not charge an additional fee to heat the hot tub
Pool Cleanliness
To keep the pool clean and clear during your stay, please ensure you and your guests remove sand from feet before entering the pool and hot tub. We also ask that you rinse yourself with water/showering before entering. Doing so will prevent the pool and especially the hot tub from turning green and needing additional chemicals added.
Hot Tub Jet Operations
Please DO NOT alter the pool and heating programming. The hot tub control panel is found just to the left of the large metal electrical panel above the pool pump/equipment. To turn on the jets and blowers press the control panel for it light up. Then use the small arrow next to the displayed temperature and scroll to the left until you see “features”. Select features and the select “Spa”. From there you can choose both “blowers” and “jets”. Select whichever you’d like to turn on and the press the “on” button at the top left of the screen. When the pool/hot tub is not in use, please turn off jets and blowers.
Hot Tub Heating Schedule
The hot tub and pool cannot be heated at the same time. This means there will be times throughout the day the hot tub heater isn’t running. The heating is on a pre-programmed schedule. Please do not touch the pool heater or the pool equipment or panel. The pool heat is usually on during the late night and early morning and the hot tub heat turns on in the afternoon around 5pm until nighttime.
Pool Cover
DO NOT open pool cover if there's water collected on the top of it. Doing so will tear the cover. If there's standing water on the cover contact Management.
The pool cover switch is located on the wall by the downstairs master bedroom patio. KEEP pool cover closed when not in use and at night; especially during cold months. Pool cover access code is 1234. Only adults should operate the pool cover. Please avoid damage by opening the cover too far or closing it too tight.
Pool Hours
Quiet time is at 10:00pm. Pool/Hot Tub should be closed between 10:00pm-8:00am. Please be courteous of other guests in the community.
Adult Supervision
An adult must be present at all times while swimmers and in the pool. Only adults are allowed to operate the pool cover.
Other Pool Rules
Please make sure the vacuum and pump hose are connected and back into the pool when it is closed and covered. Please make sure the vacuum is also plugged in when you check out. When you re insert the hose back into the wall of the pool, MAKE SURE TO HOSE IF FULL OF WATER FIRST. If not, the system will suck air which causes malfunctions.
The pool is professionally maintained each week on Monday and Thursday. Technicians usually stop by during morning/afternoon hours.
Fire Pit & BBQ
Clean and cover them after each use. Make sure the propane tank is turned off completely.
