Have fun with the whole family at this stylish place.Located on the Balboa Peninsula, This beautiful 3 BR/2BA upper level home is located in an Oceanfront duplex on the Boardwalk with a volleyball court right out front.

The home includes a 2 Car Parking Garage. From our property, you can safely walk or ride bikes anywhere on the peninsula. Conveniently located near the Balboa Pier 30+ restaurants & bars and the Balboa Fun Zone which are all within a 5 to 15 minute walk.

HOME LOCATION

Located just a few minutes from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is miles of beach where you will find Volleyball Courts, Fire-Pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.

From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/Paddle-board Lessons all within a 2-15 minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute taxi ride from the Island.



IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- This is a Duplex Property, with shared walls and Stairs
- Washer and Dryer are located inside the home.
-Oceanfront Patio and Propane BBQ on the ground level are for the sole use of the ground level home.
-Must sign a liability waiver in order to use our Boogie Boards
- Noise from other units, neighboring homes, and beachgoers should be expected.

-High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

Great Family Getaway
Overall, our stay was very nice. Being upstairs was a bonus because of the beautiful view of the beach and ocean. We did find something that appeared to be part of a false eyelash on the coffee table upon arrival, which caused us to question the level of cleanliness. Also, the unit was a little dated and would benefit from some updating to kitchen appliances and utensils. Overall, we enjoyed our stay very much, and spent a lot of time on the balcony enjoying the weather and view, and the use of the BBQ.

Needs a refresh
The location was nice, however, there were some basic maintenance issues that made the stay less than desirable. Rust in the shower hanger, locks on the some of the windows didn't work, sliders wouldn't open/close properly, garbage all over the area near the entrance by the stairs, etc...

Beach front
The view and the proximity to the beach and board walk can’t be beaten. The lighting and the large windows and deck allow you to enjoy the California sun and beach thoroughly as well as the breeze through the large windows… But the property is a bit more aged than the pictures would suggest and the amenities in a house for the cost are a bit sparse and would have expected more.

Stains, mold, dirty
The carpets were heavily stained and furniture was very dirty. No one in our group (family members) was comfortable sitting on the carpet, couch or chairs. Dishes in the cupboard had food debris on them, bathrooms were run down and gross (toilet seat not fully fastened), large mold-looking substance on window sill. Microwave made loud beeping sound, so had to unplug it, circuit breakers flipped even though we were not using any appliances, and the list of disappointments goes on. This unit may be acceptable for fraternity guys seeking a VRBO that can be trashed, but for a family, this was our worst experience with a VRBO. We had a two night stay, and considered leaving early because of how unsanitary the unit was. I tried to share these concerns with the owner and they did not reply, so leaving this review. We had a very disappointing experience.

Great Location - Property Needs Attention
The location of this property is good, and the view is lovely. There are items that need attention - the carpets are dirty and it’s coming up in one area with tacks exposed - hopefully this will be fixed soon. The kitchen was woefully under stocked - not enough coffee mugs, glassware or expected things to cook with - but if you’re planning on take out or dining out most of the time, that certainly won’t be an issue. We expected a bit more out of this property for the price; we won’t be back.

Great Place
This place is great but please note: 1)you need to have your own beach things (towels, chairs, umbrellas) As far as I could see I didn't see rentals near by 2) Must walk to the beach if on unit A (beach is close enough but this may matter to you) 3) if elderly or having issues walking the stairs up to the unit A are very steep keep this in mind for your safety Overall we had a great time, the view is amazing, and we were able to have a good time. We had a dog and the dog had fun too. The company does a really great job at answering questions in a timely manner.
