Guest Access:
You’re welcome to enjoy the entire house and backyard! We ask that the garage be used for parking only during snowy weather, with access to the garage door via the wall-mounted pad inside. Since there is no street parking, please use the driveway. Snow removal service will come when six inches of snow has accumulated and will work around any parked cars. For your use, you’ll find beach chairs and a cooler under the stairwell, and one snow shovel in the garage. We kindly ask that all other items in the garage—such as sporting goods, tools, clothing, and household supplies—be considered personal and remain off-limits.

The property is not handicap accessible. There are six steps to the main entrance and six steps through the garage. The backyard is large and on a semi-slope.
House Rules:
To confirm the reservation, guests agree to the house rules and hot tub rules below and to sign a hot tub waiver, which will be forwarded by email after contact with the host is initiated.

You must be 25 or older to book the property.
Neighborhood and Noise Levels—Most of our neighbors live here full time. Please minimize noise between 10 p.m. and 7 a.m. to ensure our neighbors enjoy undisturbed sleep.
At most, six guests are allowed on the property.
Worth repeating: no pets, no parties, no events.
Damages—We understand that minor accidents happen, and we kindly request that you report any accidental breakages. However, damage to the property will be billed at an additional cost for repair or replacement.
Discounts or Refunds--Our property manager will try to maintain properly functioning appliances (note: they are all new!). However, no discounts or refunds will be given if an appliance malfunctions or if a guest chooses not to use them. This includes any operating issues with the hot tub. Further, we may have to drain the tub after a guest leaves, possibly making the tub unusable for the first night of a guest’s stay. Additionally, Tahoe is prone to snow storms, road closures, wildfires, and power outages. We highly recommend purchasing travel insurance to ensure a worry-free and enjoyable stay. We do not move, cancel, or provide refunds if the power/wifi goes out, nor do we issue credits for poor air quality as the wind direction is beyond our control.
Smoking/fires—This is a non-smoking property. The county currently prohibits charcoal and wood fires, and fire pits are not allowed.
Shoes—It is OK to wear shoes in the house. However, please be sure they are clean and free of dirt and debris or remove them before entering.
The garage can only be accessed for the following: 1. Recycle bin. 2. Storage of guest ski or beach equipment during the stay. 3. Retrieve loaner coolers and beach chairs under the stairs. 4. For parking ONLY if it's snowing. All other items in the garage—such as sporting goods, tools, clothing, and household supplies—should be considered personal and remain off-limits.
Hot Tub Rules:
Health Precautions: Anyone under 18 must be supervised when using the hot tub, and small children are not allowed due to safety risks. Pregnant women and individuals with heart disease should also avoid hot tub use. If you have a medical condition or take medication, consult your doctor before using the hot tub. Do not use the hot tub if you have open sores, wounds, cuts, diarrhea, or are feeling unwell.
Preparation: Shower and rinse off all oils, lotions, cosmetics, sun protection, and hair products before entering. Shoes or street clothes are not allowed in the hot tub.
Usage Restrictions: Do not use drugs or alcohol before or during hot tub use. Avoid glass products in or around the hot tub. Use only plastic or other safe materials for drinks. Keep pets out of the hot tub, and no adult activities are allowed in or around the tub. Please don't urinate, spit, or otherwise contaminate the hot tub water.
Safety Guidelines: Limit your soak to 15 minutes at a time. Keep your head, arms, and upper chest out of the water to avoid overheating. Stay hydrated before entering, and exit immediately if you feel dizzy, overheated, or unwell. Be cautious when leaving the hot tub to prevent slips and falls. The deck and area near the hot tub can become icy and slippery in winter, so take extra precautions.
Hot Tub Care: Do not add any substances, including oils, soaps, or any other liquids, to the hot tub. Set the temperature no higher than 104°F. Close and secure the cover when not in use to keep the hot tub clean and safe from debris.
Cover Handling: Do not sit, lay, or stand on the hot tub cover, and avoid placing any items on it. The cover should never be removed entirely from the hot tub or placed on the ground. After unbuckling the two safety buckles, fold the cover over the support bar and then use the support bar to push the cover to its position toward the back of the tub. Replace and buckle the cover when finished. Triple-check that the cover is secure before leaving the property.
Liability and Fees: The booking guest is responsible for all damages or repairs. If the water is cloudy or contaminated, a minimum cleaning and refilling fee of $150 applies. Damage to the cover will incur a minimum $500 replacement fee.
