Just released to the market, this multi-level home accommodates 12 (up to 8 adults, Bunk and Twin Beds are designed for children) comfortably allowing plenty of space for everyone. This kitchen is well stocked and fit for a chef, comes complete with the stainless-steel appliances, Calphalon cookware and beautiful quartz counter tops. The open concept design allows the perfect space to interact with family and friends.
Guests will fall in love with the ultimate outdoor space featuring a pet friendly fenced-in yard, upstairs and downstairs entertainment decks, 2 gas grills, private pool and hot tub (hot tub per request, for an additional charge of $200 per stay).
If you decide not to trailer your boat, rent a boat! Pensacola Pontoons will deliver a boat right to our dock. Just say when and they will get it delivered. Let's get you on the water!

For the Boater- Located on deep water canal, with 120 ft of brand-new dockage, 30 ft under boat house cover, there’s plenty of protected room for 2+ boats. Be it Red Snapper season, Blue Angel’s air shows, or everyday exploration of the miles of Pensacola Beach, (3 miles away). From Fort Pickens to Gulf Shores, fishing is a huge part of Life on the Water, and the creation of this property kept that in mind for discriminating boater. Your boat will be secure, protected from open bay beatings, yet less than 2 min to open water and 3 miles to Flounders, & Pensacola Beaches, and the various restaurants accessed via boat …. Located in Villa Venice Subdivision, on the Gulf Breeze peninsula, between Pensacola Beach and Pensacola. Two driveways, so trailer parking is available, with the Oriole Beach Boat Ramp 1 mile away, and 2 marinas with fuel with in a 5 min boat ride. Custom fish cleaning station, power and water for the boats, and there’s even a lower dock landing for the kayaker and paddle boarder.
Here’s what to expect:
Your vacation property is supplied with one roll of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap.
All units are provided with smart televisions. You are encouraged to bring your own streaming log in information as you may be more familiar and comfortable with their operation.
Each unit has clean bedding, bath towels (beach towels upon request) and a fully stocked kitchen.
Pet Friendly - $200 per stay, 2nd pet $175. Ensure that your dog’s medications and immunizations are up to date prior to your stay, especially anti-flea treatment.

Guest Access: You will have private access to the entire home with your own front door security code. The code changes with every reservation, door codes will be given the day of check-in. Keys will be given the day of check-in.
Garage is locked and for owners use only and will not be assessable to guest.
Check-in time: Typically, Between 3:00 and 5:00PM
Check-out time: 10:00AM
Late departures must be authorized by ECG and are not permitted in the summer months.
Other things to note:
Home has stairs and is NOT wheelchair accessible.
There is a Ring doorbell security camera at the front door. For your safety and security, the camera will remain on.
Due to insurance liability requirements, minimum age for the reservation is 25 yrs. old.
There is absolutely NO smoking/vaping of any kind inside the home or on the property, this includes outdoor deck and patio.
No parties are allowed.
If the maximum occupancy is exceeded, you may be subject to immediate eviction and forfeiture of all booking charges. Guests shall not have parties or events at the home without obtaining prior approval.
Please be mindful of your neighbors, all are full-time residents, and some have lived here for over 30 years.
There are security cameras on the front exterior, and a Ring doorbell. For your safety and security, the cameras will remain on.

CANCELLATIONS POLICIES
Free cancellations up to 60 days of your arrival date.
Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Years Eve, Thanksgiving, Easter, Memorial Day, Labor Day and Mardi Gras.
Bad weather is Non-refundable unless a mandatory evacuation order is set for the beach you are staying on.
Hurricane Policy: There will be REFUNDS GIVEN IN THE EVENT OF MANDATORY EVACUATIONS RELATED TO HURRICANES. You are encouraged to purchase travel insurance to cover this possibility. If state or local authorities order a mandatory evacuation of an area that includes the Premises, Guest must comply with that order.
TRAVEL INSURANCE – CSA Travel Protection Insurance. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. You can view this brochure at http://www.vacationrentalinsurance.com.
