A vehicle is recommended, but not necessary. Mountain Transit pick up location is less than .2 miles from the home.
Occupancy (8 including children & infants) and car limit (3) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. So please adhere to these limitations.

Trash day is Monday. Please bring trash bin to curb Sunday. If the provided bin is full. Do not leave trash out. Take trash to 24/7 drop off site. Address is provided in our homes, and on online guide.
Keypad code-City of Big Bear Lake requires their Good Neighbor Policy to be signed prior to gaining access to the home. The person booking the home MUST sign, no exceptions. Declining to sign will result in no access to the home, & cancellation of reservation with no refund. GNP can be found in our listing along with the break down of our agreement. Agreement is sent in a link for virtual signature in welcome message.
Code will be sent day of check in. Once the home is ready or at 4pm, whichever is first.
If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.
No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours of check in time. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental.
Pets- We allow 2 dogs. No other type of animals are allowed no exceptions. No pet fees. Only fees will apply if damage occurs, or extra cleaning due to feces, urine, or excessive fur. Pets must be disclosed prior to entering home.
Spa-is maintained after every guest. The cleaning fee covers basic chemical balancing. This does NOT cover if the spa is misused, resulting in a drain and refill. Best practice is rinse off before entering spa, no drinks in spa. Bodily fluid is the quickest way for the spa to need a drain and fill.
Check out is 10am. Please be prompt. The cleaner occasionally shows up exactly at check out. There will be an extra $100 fee if they arrive and must wait or come back. They will not knock or enter the property until it is vacated due to safety.
Snow removal is done at 4 inches or more, after the storm slows down. Snow shovel is provided. The plow team is on their own route and schedule. Please plan for weather and snow.
Big Bear City requires an additional 11% for vacation rentals. It is sent directly to San Bernadino County.
Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, and basic care of the home. This does not cover left trash, excessive messes, and cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.
