Stunning Ocean Views at the beach - 2BR/2.5BA, AC/Heat, Gated, Garage, Walkable

Please note that my home is *not* walking distance to the Mission Beach Boardwalk. That "highlight" is an error on VRBO's part that I've requested they resolve. We are about a 10 minute drive from Mission Beach (you can walk, but it would be more than an hour on some dicey roads!)

My home (built in 2008) is at the beach. House is detached and gated--away from crowds or shared common spaces--giving you the opportunity to be safe and relaxed while overlooking the ocean. Ideal guests are early-to-bed, early-to-rise. Kindly read entire listing prior to booking to ensure it is a good fit for you.. ***No unregistered guests are allowed on the property without prior written approval.***. Check-in cut-off time is 9pm (because we are in a quiet residential area).

While my listing is newer on VRBO, I have been renting on another platform since 2016 with very positive reviews.

DETAILS OF THE HOUSE ENTRY
- Narrow Garage Entry -- accessed through alley (not front of house)
- Also a pedestrian gate that you access through the alley
- Narrow passageway to full set of stairs to access main house:
(you will pass our studio apartment, which is a separate rental located adjacent to garage and beneath the main house)

BOTTOM FLOOR:
- Queen Bedroom with en suite full bath
- King Bedroom with adjacent full bath
- Stacking Washer/Dryer in hallway closet

TOP FLOOR:
- Small kitchen with basics (pots/pans/glasses/olive oil/salt pepper)
- Sofa-bed (that divides into both a Queen sleeper and a Twin sleeper)
- 1/2 bath
- Dining table overlooking ocean
- Deck with outdoor dining table overlooking ocean

Please keep noise to a reasonable level. You will be asked to leave immediately (forfeiting rental fees and deposit) if unapproved unregistered guests enter the property or if you disturb our neighbors.

PARKING
Two tandem parking spots in garage. It's a tight fit to get in, so smaller cars get in easier. Clearance of garage is 92" wide and 76" high. If renting a car, we recommend a smaller car. Most mid-size SUVs will fit fine with care. Large SUVs can also fit, but tall trucks typically do not fit. Our front neighbors use the other side of the shared garage.

STAIRS ON STAIRS
There is a flight of stairs to get into the main house, and another flight of stairs to get to kitchen/living area. If you have infants, small children or mobility issues, please consider if this is the right property for you.

CLOSE TO AIRPORT - AND HOUSE IS IN FLIGHT PATH
My home is 4 miles to the airport, providing easy access. Please note that Ocean Beach is in the flight path and planes fly from 6:30am to 11:30pm.

TWO HOUSES ON A LOT
My property is the back house of two houses on a lot, and you will access the property through the garage or gate facing the alley. My front neighbors are there full time.

WE ALSO RENT OUT A SEPARATE STUDIO APT
There is no shared space or ventilation between the two units. It's a great added space if you want a third (separate) bedroom.

BEACH ACCESS/VIEW:
My home is 50 steps to the beach, not "right on the beach", as there is an apartment building, an alley, a park, then the beach. The view from the top deck and living room is breath-taking.

IT'S A HOME - NOT A HOTEL
Early check-ins and late check-outs are challenging since my home is typically booked back-to-back. We do not have a place to store luggage. Unlike hotels, the sooner (at booking, preferably) you ask for flexibility, the more likely we can accommodate. Last minute requests will be denied -- as we set the cleaning schedule as far out as possible, and the locks tend to glitch when we change times same-day.

ELECTRONIC ENTRY
Each guest has a customized code to maximize convenience. No other codes will work to enter the house during your stay to maximize your safety.

CHECK-IN TIME IS 3p (and prefer before 9p). And, check-out time is 11am.

GUESTS AGREE TO GOOD-NEIGHBOR POLICIES -- including abiding by all local laws (including but not limited to -- no fireworks, no drones, no illegal parking and 10p quiet hours).

EXTERNAL SECURITY CAMERAS: Located outside and inside the garage, the walkway into property and in the courtyard.

SEA WORLD FIREWORKS: SeaWorld has fireworks on many holidays and seasons . This is 3 miles away and visible from our top deck. See their website for dates.

HOMELESS: We have never had a negative report or situation from our guests, but I want to let you know before booking that you will see homeless people in our community. If that is uncomfortable for you or your family, you may not want to book at a beach community.
