It includes a king bed, queen size bed and a spacious couch (that you can turn into an extra sleeping space)- all beds complete with fresh sheets changed after every single guest. Our home also has 2 full sparkling clean washrooms with complimentary soap, shampoo, body wash, complete with a shower, sink, and toilet so everyone can get ready for their day quickly!

✦ Complementary WiFi, tea and coffee. Your kitchen comes fully loaded with new appliances such as a microwave, fridge, stove and dishwasher along with glasses, mugs, dishes and cutlery.

✦ EARLY CHECK-IN or LATE CHECK-OUT: We are strict on our check-in and check-out times as it takes a long time to clean and get the property ready for the next guest. We allow for 1 hour flexibility. If you require this service, please contact us no later than 24 hours prior to arrival or departure as this is not always possible. There will be a charge of $25ea or $40(for both) with prior approval to accommodate extra staff.

✦ Self check-in · Easily check yourself in with our electronic lock on the front door of the private entrance. Codes will be provided to you after you book with us.

✦ Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

✦ Profiles that are brand new with no prior reviews may be required to pay a $250 damage deposit to our discretion prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

✦ Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
✦ Quiet time hours between 10 PM and 8 AM. There are others living in the building so we have neighbours to respect.

✦ No pets allowed in the home.

✦ Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guests on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning.

✦ This is a NON-PARTY home. Parties, events, or large gatherings are not permitted under any circumstances. Evidence of a party will result in immediate cancellation of the reservation without a refund.

✦ No smoking of any kind (cigarette, marijuana or vaping) and no drug use - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.

✦ Do not tamper with any fire alarms, smoke detectors, or security cameras on the property. These devices are in place for everyone’s safety. If any are found to be tampered with or disabled, a minimum $100 call-out fee will be charged to inspect and reset the system.

✦ The maximum occupancy on this property is 6 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person/per night.

✦ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

✦ Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate, but this does not award you to stay for the additional day as this could impact other reservations.

✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

First time VRBO - give it a try

My daughter and I go to Edmonton a lot for skating competition, but it is the first time we rent via VRBO instead of hotel. We typically don't like to go to restaurant or eat fast food; this was by far the best stay we've had and I don't think I'll go back to doing hotels... Give it a try! Communication was easy and fast, great hosts.

Christmas Condo

This condo suited our needs very well. It is located in the south west of Edmonton where we have family and this location was absolutely perfect for us. We were 6 adults. My two aging parents needed accommodations without stairs their own room and an ensuite. We were able to have our own room as well and our two older adolescent children (17 & 18) had the couch. We did bring an air mattress for one of them. The condo was cleaned fairly well, soap dispensers were gross with soap gunk, the sectional sofa could use a good vacuuming and the light fixtures were dusty leaving it feel a bit dimmer than it was. We did have some concerns that were addressed once we were able to find the correct contact information of the owner. The instructions for entering the condo were excellent and also for leaving the accommodations. We would stay here again.
