Welcome to "Sugar Shack," by Kismet Properties of 30A!

A luxury, top-floor, gulf-front condo in the heart of Seagrove Beach. Sugar Shack is 1,600 square feet of breathtaking ocean views. With 3 Bedrooms and 3 full bathrooms, there is plenty of room for the whole family. Recently upgraded with luxury finishes and a fully stocked kitchen, Sugar Shack has all the comforts a group of 8 could need.

Walking into the main living space, our guests are met with 20-foot ceilings and an unobstructed view of the Gulf of Mexico. Step outside and enjoy the sunset on our expansive patio with enough lounge furniture for the entire group.

Rental includes 2 chairs and 1 umbrella for rentals between March and August.

No Pets Allowed and Smoking Not Allowed
The minimum age for primary renter is 25.

Sugar Dunes Condominiums on the beach! Nestled in a quiet cove at the end of a dead-end street, this complex is one of the few on the beach with "grandfathered" rear beach walkways; so that owners and guests can just stroll from their private deck right to the water. Sugar Dunes has no match among other small complexes due to the large 3-bedroom units with complete windowed front views of the beach and the gulf. Comfortable, bright, and colorful, you and your family will never want to leave, which is simply fine with us.

Sugar Dunes is a gated complex tucked away from 30A. The 24-unit complex has private beach access, ensuring you always have a prime beach spot! Shops and restaurants are just minutes away, and the popular town of Seaside is less than 4 miles from Sugar Dunes.

White sand beaches and crystal-clear blue waters abound along the gulf beaches. You'll love exploring, shopping, and dining at our many locally owned bars and restaurants. Multiple fresh seafood shops are nearby for grilling or enjoying a shrimp boil. Publix grocery store is just a 10 minute drive. Fine and casual dining opportunities from breakfasts to dinner along 30A as well as proximity to bike and beach rentals. Short drive or bike ride to Seaside, Rosemary beach, the Hub, Panama City Beach or Destin will make you happy when the sky is gray.

CANCELLATION POLICY: Reservations may be cancelled by Guest with notice to Owner prior to ninety (90) days of the date of the reservation for a full refund minus a $200.00 administration fee. A cancelled reservation within 60 - 90 days before check-in, will be refunded to Guest as half (50%) minus a $250.00 administration fee. Reservations cancelled within 60 days prior to your check in date, become non-refundable.

NOTE: Accidental Damage Protection: Your Admin Fee includes an accidental damage protection plan. Under this plan, you will not be held responsible for paying if there is accidental damage or loss to the rental property resulting from you or others in your party up to $2500. This plan does not cover intentional acts of a guest, gross negligence, and/or damages caused by pets. All guests will also be required to provide a credit card for damages that exceed the protection limit or are not protected by the plan.


The primary Guest is required to sign the Kismet Properties Renter's Agreement and upload a copy of their ID.

Sugar Dunes
The location of the property was wonderful. The cleanliness was not to our satisfaction. The floors and countertops were unclean. The property had an unpleasant smell. The floor of the balcony was molded and felt like the floor could give way under you. The parking was not accommodating. Two vehicles could not fit in the parking spaces that claimed to fit two vehicles. We had friends over for dinner and they were not allowed to park on the property. We were threatened that our vehicles would be towed because our guests were parked in a guest parking spot. This is unacceptable being the majority of the parking lot was empty. Our last evening of our vacation was made unpleasant and we will not be back to Sugar Dunes.

Great location, comfortable stay
Great location with direct access to the beach. This condo has been updated, some of it appears to have been done too quickly, soft spots in the floors of the kitchen and balcony covered up rather than repaired for some reason. Master bath sink and one of the other bathroom showers was draining slowly if at all, management was notified and I assume this will be remedied, hopefully before the next guest’s stay. Overall we were very satisfied and would stay here again. Management was very responsive to any requests we had. Would definitely recommend this location to others

Almost great
When we got to the property from a first glance it looks wonderful. I am highly allergic to dogs and noticed right away that my black clothes were full of dog hairs. I immediately took a picture and sent it to the property manager. they did send out a cleaning crew to try to work on the solution. Dogs are not allowed but some one must’ve smuggled it in. For the next couple days I woke up with swollen eyes. Because of this I had to leave a day early even though I took different kinds of medicine. I asked for a night refund but they did not give it to me. There was also some construction that was not finished inside the condo that the owner did not know. They did refund me some money because of that. You also need to be aware the third bedroom is really not a bedroom at all. It is a loft room with a bed in it. The third bedroom is locked and inaccessible. The beds are very comfortable!!! However the couch definitely needs to be replace. If you want to cook you will need to bring your own spices. There is not even salt or pepper. Be aware there are many condos being worked on right now because the balcony floors are rotting. So lots of drilling and hammering all day. On a positive note it is directly on the beach and I love that there are chairs and umbrellas. The kitchen is beautiful and the bathrooms are great!!!!

This was our first family vacation with our 3 month old granddaughter. Great location and the direct beach access allowed our daughter-in-law to spend more time on the beach while still being “new mom”.

Beautiful Beach Condo!
We had an amazing vacation at this beach condo! The location was perfect, right on the beach with stunning ocean views. The condo was well-maintained and beautifully decorated. The amenities were excellent, and the owners were very accommodating. Nearby attractions and activities added to the experience. We highly recommend this place for a wonderful beach getaway! Can't wait to come back!

A difficult review
This is really a difficult review to summarize because we place no blame on the property owner’s but rather the company managing the property and the HOA. The location is as good as it gets, but the condo itself needs attention. Leaking roof, water coming in daily, sagging deck, mold in several locations on the deck and severe puddling on the sagging deck when it rains (it rained heavily every day). The kitchen had very few cooking utensils, not a sharp knife anywhere, no chopping block and list goes on. We ended up having to buy at least 10 items in order to prepare food, unacceptable for a high end VRBO such as this. The major issue with was the HOA and management over the absolute lack of parking. Keep in mind, you have zero access to the garage associated with this condo. So the issue you face as a family is if you have 2 cars, or a car and a golf cart, any guests are told they have to park of site and not in any of the 20 open "guest" parking spots available. We had family coming over for dinner, one of our family members is handicap and in a wheelchair. We informed management of this and could they use a "guest" space for a few hours while we have dinner and we were told no. Where's the compassion? Then HOA leaves threatening notes on your car informing they know what apartment you're in and they are towing your car. An absolute disgrace and for that reason alone we will never visit this property again.

Loved the Sugar Shack!
We had a great time! We have been coming to the area for many years and each year we scout out a newer and better location based on our needs/wants. We prefer to be away from the hustle and bustle of traffic on 30A and this is a great location. Super quiet area! The complex was really quiet and it was about half full with families at this time of the year. The rental unit was great! Super easy access, had all we needed, loved that there were 3 bedrooms and 3 baths....great set up! The direct beach access, private beach, was everything! The gent who handles the beach service is great! He's out there at dawn putting everything out...plenty of space on the beach for everyone. It was so quiet that we basically had the whole beach to ourselves!! The unit was really clean! We will be back :)

Great beach location on 30A.
Great stay at Sugar Shack. For us the location was perfect, access to the crazier areas on 30A if you want but far enough away to be a perfect quite / private beach retreat for most of our stay. We often walked to the area around Beachy Bean Coffee where you can rent bikes, go to Old Florida Fish House, get coffee/donuts, hang in the beer garden or shop at the fish market there. When the weather is good there is no need to go anywhere as the private beach is perfect. Walk down the steps and you are there, chairs set out for you every day in your designted spot and never crowded. We would definately go back here if we revisit the area around 30A.

Holiday at Sugar Shack 2022
Sugar Shack was a beautiful property! We loved the location and having direct beach access. The weather included a true arctic blast during our stay. We did lose water for a couple of hours but the property management messaged us right away and the issue resolved quickly. One challenge was we couldn’t use the first bedroom on the left because it was so cold and we didn’t have access to the thermostat to that room. The deep freeze warranted a need for heat for that room. Also, would recommend the living room couch be replaced asap. It is heavily worn out, sunken in and not user friendly to relax, sit on, etc. Last, at the time, the ice maker wasn’t working but a part was ordered to fix the ice maker. In closing, the kitchen was decently equipped. The beds were comfortable in the accessible rooms (one room was locked and inaccessible). The parking was good and having an elevator really helped out. Overall nice property. Thank you!

We loved our stay here. Perfect location on 30A. Condo was very comfortable. Beds were comfortable. Lots of room in the condo. The view was magnificent.The decorations were superb. Private access to the beach was delightful. Easy check in process. Would definitely recommend this condo! We will be back!

Absolutely Beautiful!
This property was beautiful. The views and the beach were stunning. It was very clean, and was perfect for our family sister's trip to celebrate a calm, relaxing 50th birthday! Direct access to a private beach, you couldn't really ask for more!
